【摘要】：由于大型綜合商業(yè)建筑項目的復(fù)雜性、長期性和動態(tài)性特點，任何工程進度計劃都不可能完全的預(yù)見和考慮到項目實施過程中所有的因素帶來的影響。因此大型房地產(chǎn)開發(fā)項目施工進度控制都會不可避免的會受到人為因素、環(huán)境因素、技術(shù)因素、材料設(shè)備供應(yīng)因素的影響，加強對這些因素的管理與控制對實現(xiàn)建設(shè)的項目管理目標具有重要意義。 本文在系統(tǒng)分析各種因素對項目進度管理的影響及其國內(nèi)外研究現(xiàn)狀的基礎(chǔ)上，對金地項目管理過程中進度滯后進行了分析，總結(jié)歸納該項目在進度管理方面所存在的問題和不足，，并有針對性的提出了改進對策及措施，為類似項目的后期項目管理提供經(jīng)驗積累及改進建議。 本文著重于理論與實際的結(jié)合，通過對金地項目管理的實例研究，突出科學(xué)規(guī)范的進度管理手段在房地產(chǎn)項目工程管理中的重要作用，希望能夠為房地產(chǎn)開發(fā)企業(yè)提高其項目進度管理工作水平提供借鑒和參考。
[Abstract]:Due to the complexity, long-term and dynamic characteristics of large-scale comprehensive commercial construction projects, any project schedule can not fully foresee and consider the impact of all factors in the implementation of the project. Therefore, the construction schedule control of large-scale real estate development projects will inevitably be affected by human factors, environmental factors, technical factors, material and equipment supply factors. Strengthening the management and control of these factors is of great significance to the realization of project management objectives. Based on the systematic analysis of the influence of various factors on project schedule management and the current research situation at home and abroad, this paper analyzes the lag of progress in the process of project management in Jindi. This paper summarizes and summarizes the problems and shortcomings of the project in the aspect of schedule management, and puts forward the countermeasures and measures to improve the progress of the project, and provides experience accumulation and improvement suggestions for the project management in the later stage of similar projects. This paper focuses on the combination of theory and practice, through the case study of Jindi project management, highlights the important role of scientific and standardized schedule management means in real estate project management. Hope to provide reference and reference for real estate development enterprises to improve their project schedule management level.
