房地產(chǎn)價(jià)格與居民收入差距關(guān)系研究

【摘要】:伴隨房地產(chǎn)市場(chǎng)化改革進(jìn)程的不斷深入以及我國(guó)城鎮(zhèn)化步伐的加快,中國(guó)的房地產(chǎn)業(yè)得到非?焖俚陌l(fā)展,全國(guó)商品房平均價(jià)格呈現(xiàn)出逐年攀升的趨勢(shì)。與此同時(shí),居民收入差距持續(xù)擴(kuò)大也成為不爭(zhēng)的事實(shí),無論是城鄉(xiāng)之間還是城鎮(zhèn)居民內(nèi)部之間的收入差距都有明顯的擴(kuò)大。分析認(rèn)為房地產(chǎn)價(jià)格不斷上漲可以通過多種途徑對(duì)居民收入差距產(chǎn)生影響,另一方面,居民收入差距擴(kuò)大也會(huì)對(duì)房地產(chǎn)價(jià)格產(chǎn)生影響,二者表現(xiàn)出相互作用的關(guān)系。 本文對(duì)近年來我國(guó)房地產(chǎn)市場(chǎng)的發(fā)展現(xiàn)狀,居民收入差距的現(xiàn)狀,房地產(chǎn)價(jià)格與居民收入差距的相互作用機(jī)制進(jìn)行了理論分析。在此基礎(chǔ)上通過構(gòu)建房地產(chǎn)價(jià)格與城鎮(zhèn)居民收入差距的VAR模型,對(duì)房地產(chǎn)價(jià)格與居民收入差距之間的相互作用關(guān)系進(jìn)行了實(shí)證分析。 內(nèi)容安排主要是從以下幾個(gè)方面展開的。第一章介紹了研究背景和研究意義,研究?jī)?nèi)容、研究方法和創(chuàng)新之處等方面的內(nèi)容。第二章就房地產(chǎn)價(jià)格和居民收入差距相關(guān)的概念進(jìn)行了界定,并且就房地產(chǎn)價(jià)格與居民收入差距關(guān)系的相關(guān)研究做了比較系統(tǒng)的回顧與綜述。第三章通過理論分析探討了房地產(chǎn)價(jià)格與居民收入差距擴(kuò)大之間的關(guān)系。分析了房地產(chǎn)價(jià)格與居民收入差距的現(xiàn)狀,并且重點(diǎn)分析了房地產(chǎn)價(jià)格對(duì)居民收入差距產(chǎn)生影響的作用途徑。第四章在理論分析的基礎(chǔ)上,,本文就房地產(chǎn)價(jià)格與居民收入差距之間的關(guān)系進(jìn)行了實(shí)證檢驗(yàn)。通過構(gòu)建VAR模型,使用單位根檢驗(yàn)、E-G兩步法協(xié)整檢驗(yàn)、格蘭杰因果關(guān)系檢驗(yàn)等方法,選取1990-2010年的全國(guó)商品房平均價(jià)格數(shù)據(jù)以及全國(guó)城鎮(zhèn)居民的基尼系數(shù)數(shù)據(jù)對(duì)房地產(chǎn)價(jià)格與城鎮(zhèn)居民收入差距之間的相互作用關(guān)系進(jìn)行了實(shí)證分析。第五章就前面理論分析和實(shí)證分析的結(jié)果給出了本文的研究結(jié)論,并且提出了相應(yīng)的對(duì)策建議。
[Abstract]:With the deepening of the real estate market reform process and the acceleration of the pace of urbanization in China, the real estate industry in China has been developing very fast, and the average price of commercial housing in China has been rising year by year. At the same time, it is an indisputable fact that the income gap between urban and rural areas and between urban and rural residents has expanded. It is concluded that the rising real estate price can influence the income gap of residents through many ways, on the other hand, the widening of the income gap will also have an impact on the real estate price. This paper makes a theoretical analysis of the development of the real estate market in China, the current situation of the income gap and the interaction mechanism between the real estate price and the income gap in recent years. On the basis of this, an empirical analysis of the interaction between real estate price and income gap of urban residents is carried out by constructing a VAR model of real estate price and income gap of urban residents. Content arrangement is mainly from the following aspects of the development. The first chapter introduces the research background and significance, research content, research methods and innovations. The second chapter defines the concept of real estate price and income gap, and makes a systematic review and summary on the relationship between real estate price and income gap. The third chapter discusses the relationship between real estate price and income gap by theoretical analysis. This paper analyzes the current situation of the real estate price and the income gap of residents, and emphatically analyzes the action of real estate price on the income gap of residents. On the basis of theoretical analysis, the fourth chapter empirically tests the relationship between real estate price and income gap. By constructing VAR model, using unit root test, E-G two-step cointegration test, Granger causality test and so on, This paper analyzes the interaction between real estate prices and income gap between urban residents and real estate prices in China from 1990 to 2010, as well as Gini coefficient data of urban residents. The fifth chapter gives the conclusion of this paper on the results of theoretical analysis and empirical analysis, and puts forward the corresponding countermeasures and suggestions.
