【摘要】:隨著經(jīng)濟(jì)的發(fā)展以及消費(fèi)群體的擴(kuò)大,對(duì)商業(yè)地產(chǎn)的需求越來越大近些年,政府對(duì)房地產(chǎn)住宅市場(chǎng)出臺(tái)了一些列政策以限制住宅房地產(chǎn)價(jià)格的快速增長(zhǎng),而對(duì)商業(yè)地產(chǎn)的政策幾乎沒有這個(gè)方面來說,給投資者提供了一些機(jī)會(huì)重慶市商業(yè)地產(chǎn)在近些年取得了一定的發(fā)展本文主要進(jìn)行以下幾個(gè)方面的研究 首先,根據(jù)西方經(jīng)濟(jì)學(xué)的相關(guān)知識(shí),從需求和供給角度進(jìn)行分析,得到了商業(yè)地產(chǎn)市場(chǎng)的需求曲線與供給曲線以及商業(yè)地產(chǎn)市場(chǎng)價(jià)格的形成機(jī)制;再結(jié)合文獻(xiàn)分析,總結(jié)得出影響商業(yè)地產(chǎn)價(jià)格的一些主要因素 接著,結(jié)合重慶市商業(yè)地產(chǎn)相關(guān)具體數(shù)據(jù),對(duì)重慶市整個(gè)經(jīng)濟(jì)情況重慶市商業(yè)地產(chǎn)現(xiàn)狀以及重慶市商業(yè)地產(chǎn)市場(chǎng)出現(xiàn)的問題進(jìn)行分析總結(jié) 然后,運(yùn)用層次分析法建立重慶市商業(yè)地產(chǎn)價(jià)格模型,得出影響重慶市商業(yè)地產(chǎn)價(jià)格的因素排序情況,依次是:土地成交價(jià)格城市商業(yè)地產(chǎn)規(guī)劃數(shù)目城鎮(zhèn)居民可支配收入中長(zhǎng)期貸款利率商業(yè)地產(chǎn)的房屋空置率周邊商業(yè)的租金價(jià)格人口密度社會(huì)固定資產(chǎn)投資商品零售價(jià)格指數(shù)投資回報(bào)率地區(qū)人均生產(chǎn)總值商業(yè)地產(chǎn)形式的具體構(gòu)成商業(yè)營(yíng)業(yè)用房的竣工面積城鎮(zhèn)化率公路客運(yùn)量建安成本社會(huì)治安好壞程度 最后運(yùn)用灰色預(yù)測(cè)法中的GM(1,1)模型與新陳代謝模型相結(jié)合,,利用重慶市商業(yè)地產(chǎn)價(jià)格的歷年數(shù)據(jù),對(duì)重慶市商業(yè)地產(chǎn)價(jià)格進(jìn)行預(yù)測(cè)分析,分析過程中得出比較精確的比對(duì)結(jié)果,預(yù)測(cè)值估計(jì)真實(shí)性水平較高 希望本文的相關(guān)研究能夠給重慶市商業(yè)地產(chǎn)研究者和投資者提供一定參考價(jià)值
[Abstract]:With the development of economy and the expansion of consumer groups, the demand for commercial real estate is increasing. In recent years, the government has issued some policies to the real estate market to limit the rapid growth of real estate prices. But to the commercial real estate policy has hardly this aspect, has provided some opportunity to the investor Chongqing commercial real estate in recent years has obtained the certain development this article mainly carries on the following several aspects research first, According to the relevant knowledge of western economics, the demand curve and supply curve of commercial real estate market and the formation mechanism of commercial real estate market price are obtained from the point of view of demand and supply. The main factors influencing the prices of commercial real estate are summarized. Then, combined with the relevant specific data of commercial real estate in Chongqing, The present situation of commercial real estate in Chongqing and the problems in the commercial real estate market of Chongqing are analyzed and summarized, and then the price model of commercial real estate in Chongqing is established by using the Analytic hierarchy process (AHP). The order of factors influencing the prices of commercial real estate in Chongqing is obtained. Land transaction price urban commercial real estate planning number of urban residents disposable income medium- and long-term loans interest rate of commercial real estate housing vacancy rate surrounding commercial rental prices population density social fixed assets investment commodities zero Sales Price Indices return on Investment in areas where the per capita Gross domestic Product of Commercial Real Estate forms constitute the completion area of Commercial Business Houses urbanization rate of Road passenger Traffic Building Safety cost Social order degree final use The GM (1K1) model in the grey prediction method is combined with the metabolism model. Based on the data of commercial real estate prices in Chongqing over the years, the price of commercial real estate in Chongqing is forecasted and analyzed. It is hoped that the relevant research in this paper can provide some reference value to the commercial real estate researchers and investors in Chongqing.
