WK房地產(chǎn)公司湖北地區(qū)供應(yīng)商管理體系優(yōu)化研究

【摘要】:隨著我國(guó)經(jīng)濟(jì)的向上增長(zhǎng),房地產(chǎn)業(yè)發(fā)展趨勢(shì)也是逐年攀升,而且隨著新聞的曝光率,提到房地產(chǎn)大家都會(huì)想到高房?jī)r(jià),這種房?jī)r(jià)的節(jié)節(jié)攀升為房地產(chǎn)的發(fā)展帶來(lái)了較大的影響,政府開始出臺(tái)相關(guān)的政策限制房?jī)r(jià)的上漲,然而企業(yè)并沒有因?yàn)榉績(jī)r(jià)的上漲獲取更多的利潤(rùn),反而是房?jī)r(jià)的上漲加上嚴(yán)厲的宏觀調(diào)控政策使得房地產(chǎn)企業(yè)的利潤(rùn)在縮減,在這一背景下,筆者通過(guò)對(duì)房地產(chǎn)的供應(yīng)商角度去分析房?jī)r(jià)上漲的一方面原因,本研究以WK房地產(chǎn)公司湖北地區(qū)為例,分析其在湖北地區(qū)的供應(yīng)商管理現(xiàn)狀,指出存在的問(wèn)題,并有針對(duì)性的提出供應(yīng)商的選擇與評(píng)價(jià)方案,建立符合WK房地產(chǎn)實(shí)際的供應(yīng)商管理體系。 本研究主要以供應(yīng)商管理理論以及供應(yīng)量當(dāng)中存在的關(guān)系理論為基礎(chǔ),通過(guò)理論與實(shí)踐結(jié)合的方式對(duì)WK房地產(chǎn)公司湖北地區(qū)供應(yīng)商管理的現(xiàn)狀進(jìn)行分析。通過(guò)對(duì)WK湖北地區(qū)公司的供應(yīng)鏈管理存在的問(wèn)題進(jìn)行分析,找出問(wèn)題存在的原因,提出科學(xué)的解決方案設(shè)計(jì),最終保證方案的實(shí)施落地。通過(guò)對(duì)文章的分析我們總結(jié)以下結(jié)論,WK房地產(chǎn)公司湖北地區(qū)供應(yīng)商管理存在的問(wèn)題有以下幾點(diǎn):供應(yīng)商合作關(guān)系中存在合作隱患、供應(yīng)商選擇評(píng)價(jià)體系不健全、供應(yīng)商質(zhì)量管理體系不完整、不規(guī)范,監(jiān)管不到位。通過(guò)對(duì)問(wèn)題的分析和原因的總結(jié),本文提出了以下幾點(diǎn)解決方案:建立完善的供應(yīng)商資料庫(kù)、供應(yīng)商資資格預(yù)審、供應(yīng)商績(jī)效考核、類供應(yīng)商的分類管理等,最終本研究提出WK房地產(chǎn)公司湖北地區(qū)供應(yīng)商管理體系的優(yōu)化方案的實(shí)施策略:明確責(zé)任并加強(qiáng)監(jiān)管、加強(qiáng)過(guò)程控制以實(shí)現(xiàn)精益經(jīng)營(yíng)、建立多樣化供應(yīng)商關(guān)系。
[Abstract]:With the upward growth of our country's economy, the development trend of the real estate industry is also rising year by year, and with the publicity of the news, everyone will think of high housing prices when it comes to real estate. The rising housing prices have had a great impact on the development of real estate. The government has begun to introduce relevant policies to limit the rise of house prices. However, enterprises have not made more profits because of the rise in house prices. On the contrary, it is the rise of house prices and strict macro-control policies that make the profits of real estate enterprises shrink. In this context, the author analyzes the one side of the reasons for the rise in house prices from the perspective of real estate suppliers. This research takes the Hubei area of WK real estate company as an example, analyzes its current situation of supplier management in Hubei region, points out the existing problems, and puts forward the selection and evaluation scheme of suppliers. Establish WK real estate supplier management system. Based on the theory of supplier management and the relation theory of supply, this paper analyzes the current situation of supplier management of WK real estate company in Hubei province by combining theory with practice. By analyzing the problems existing in the supply chain management of WK Hubei company, the causes of the problems are found out, and the scientific solution design is put forward to ensure the implementation of the scheme will fall to the ground. Through the analysis of the article, we summarize the following conclusions: there are some problems in the supplier management of WK real estate company in Hubei: there are hidden troubles in the supplier cooperation relationship, and the evaluation system of supplier selection is not perfect. Supplier quality management system is incomplete, not standard, supervision is not in place. Through the analysis of the problems and the summary of the reasons, this paper puts forward the following solutions: establishing a perfect supplier database, prequalification of suppliers, supplier performance evaluation, classification and management of suppliers, etc. Finally, this study puts forward the implementation strategy of the optimization scheme of WK real estate company's Hubei region supplier management system: clear responsibility and strengthen supervision, strengthen process control to realize lean management and establish diversified supplier relationship.
