【摘要】：2013年我國的房地產(chǎn)市場依舊十分火爆，房價和交易量依然是進(jìn)一步走高。這與中央政府調(diào)控房價的目標(biāo)背道而馳，所以中共中央為了將房價控制在合理水平，也將會進(jìn)一步的出臺新的政策，這會讓房地產(chǎn)企業(yè)感到諸多不適。因此，房地產(chǎn)企業(yè)也在積極的向房地產(chǎn)行業(yè)的邊沿拓展市場，尋找新的利潤增長空間，于是有很多的房企盯上了養(yǎng)老地產(chǎn)這個行業(yè)。 另外，由于我國人口的老齡化日益嚴(yán)重，消費(fèi)者們對養(yǎng)老產(chǎn)業(yè)的要求也越來越高，這樣使得我國養(yǎng)老地產(chǎn)行業(yè)面臨著巨大的機(jī)遇和挑戰(zhàn)。 本文采用了文獻(xiàn)研究法、案例研究法和探索性研究法，借鑒國外發(fā)達(dá)國家在養(yǎng)老地產(chǎn)領(lǐng)域的先進(jìn)經(jīng)驗(yàn)，，比較分析了我國與國外養(yǎng)老地產(chǎn)行業(yè)的發(fā)展情況。最后，筆者通過對廣東省深圳市JM養(yǎng)老地產(chǎn)做了詳細(xì)的分析,發(fā)現(xiàn)了我國現(xiàn)在養(yǎng)老地產(chǎn)行業(yè)主要存在的一些問題。 本文對政府和開發(fā)商提出若干條建議，希望能對以后政府制定政策和開發(fā)商開發(fā)養(yǎng)老地產(chǎn)項(xiàng)目有所幫助。
[Abstract]:China's real estate market in 2013 is still very hot, house prices and trading volume is still further higher. This runs counter to the central government's goal of controlling house prices, so the Communist Party of China will further introduce new policies to keep prices at a reasonable level, which will make real estate companies feel uncomfortable. As a result, real estate companies are also actively expanding the market to the edge of the real estate industry, looking for new profit growth space, so a lot of housing companies are targeting the pension property industry. In addition, due to the aging of the population in China, consumers are demanding higher and higher requirements for the pension industry, which makes the pension real estate industry in China face enormous opportunities and challenges. This paper adopts the methods of literature research, case study and exploratory research, and draws lessons from the advanced experience of developed countries in the field of pension real estate, and compares and analyzes the development of pension real estate industry in China and abroad. Finally, the author makes a detailed analysis of JM pension real estate in Shenzhen City, Guangdong Province, and finds out some main problems existing in the pension real estate industry in China. This paper puts forward some suggestions to the government and developers, hoping to help the government to make policies and developers to develop pension real estate projects in the future.
