【摘要】：近幾年來,我國的經(jīng)濟形勢發(fā)展良好,人們的生活水平顯著提高,隨著居民收入的不斷提高,旅游成為了居民日常生活的重要組成部分,這給我國的旅游業(yè)發(fā)展帶來了新的機遇和挑戰(zhàn)。我國旅游房地產(chǎn)興起比較晚,相關(guān)的理論和實踐經(jīng)驗不多,研究旅游房地產(chǎn)的開發(fā)模式,分析目前的開發(fā)模式存在的不足,提出相應(yīng)的改善措施,具有重要的理論和現(xiàn)實意義。 本文通過文獻法、比較研究法、定性分析法、結(jié)合實踐調(diào)查研究等方法分析了旅游房地產(chǎn)的現(xiàn)狀、旅游房地產(chǎn)開發(fā)模式和現(xiàn)代旅游房地產(chǎn)開發(fā)存在的問題。從利用區(qū)域資源和依據(jù)開發(fā)布局為主體的兩種現(xiàn)代發(fā)開模式出發(fā),以華僑城為例,研究分析各重點城市華僑城的開發(fā)模式——以旅游主題地產(chǎn)為特色的成片綜合開發(fā)和運營的模式,認為在開發(fā)旅游地產(chǎn)同時要注重旅游與文化相結(jié)合�！叭A僑城模式”已經(jīng)成為旅游業(yè)和房地產(chǎn)業(yè)良性互動的經(jīng)典范例。 成功開發(fā)旅游房地產(chǎn)項目需要注意幾個關(guān)鍵性要素：豐富旅游房地產(chǎn)的功能、合理的土地利用、合理的建筑容積率和解決旅游房地產(chǎn)的約束因素。同時,對于旅游房地產(chǎn)開發(fā)模式提出對策,以及我國未來旅游地產(chǎn)朝著主題公園和商業(yè)旅游地產(chǎn)項目、產(chǎn)權(quán)式酒店、時權(quán)酒店度假公寓、風(fēng)景區(qū)住宅休閑房地產(chǎn)項目方向發(fā)展。在此基礎(chǔ)上,旅游房地產(chǎn)要實現(xiàn)環(huán)境的保護和資源的長期和諧發(fā)展,實現(xiàn)經(jīng)濟效益、社會效益、生態(tài)效益的可持續(xù)發(fā)展。
[Abstract]:In recent years, the economic situation of our country has developed well, and people's living standards have improved significantly. With the continuous improvement of residents' income, tourism has become an important part of the residents' daily life. This brings new opportunities and challenges to the development of tourism in China. The tourism real estate of our country rises relatively late, the related theory and practice experience is not much. It is of great theoretical and practical significance to study the development mode of tourism real estate, to analyze the deficiency of the present development mode and to put forward the corresponding improvement measures. This paper analyzes the present situation of tourism real estate, the mode of tourism real estate development and the problems existing in modern tourism real estate development through the methods of literature, comparative study, qualitative analysis and practical investigation. Starting from the two modern development modes of using regional resources and according to the development layout, taking overseas Chinese cities as an example, This paper studies and analyzes the development mode of overseas Chinese towns in key cities, which is characterized by tourism theme real estate, and points out that we should pay attention to the combination of tourism and culture in the development of tourism real estate at the same time. Overseas Chinese Town Model has become a classic example of benign interaction between tourism and real estate. The successful development of tourism real estate projects needs to pay attention to several key factors: enriching the function of tourism real estate, rational land use, reasonable building volume ratio and solving the constraints of tourism real estate. At the same time, the paper puts forward the countermeasures for the development of tourism real estate, and the future development of tourism real estate in our country towards theme park and commercial tourism real estate project, property right hotel, vacation apartment, scenic spot residential and leisure real estate project. On this basis, the tourism real estate should realize the environmental protection and the long-term harmonious development of resources, and realize the sustainable development of economic, social and ecological benefits.
