【摘要】：房地產(chǎn)作為國民經(jīng)濟(jì)重要支柱產(chǎn)業(yè),從近10年的房地產(chǎn)增加值占GDP比重和房地產(chǎn)當(dāng)年投資完成額占GDP比重更是可以直觀看出房地產(chǎn)對(duì)國民經(jīng)濟(jì)的重大影響。但作為消費(fèi)品的商品房平均銷售價(jià)格卻在5年間呈現(xiàn)快速上升的趨勢,且增速和波動(dòng)性明顯高于同期的居民價(jià)格消費(fèi)指數(shù),這對(duì)普通居民的消費(fèi)能力構(gòu)成了巨大壓力。造成商品房價(jià)格快速上漲的原因眾多,本文試從土地市場和房地產(chǎn)融資市場的利益輸送角度進(jìn)行分析,并結(jié)合監(jiān)管中實(shí)際案例,最后針對(duì)如何減少利益輸送等違法行為,使國家宏觀政策調(diào)控落到實(shí)處,提出合理化建議。
[Abstract]:Real estate is an important pillar industry of national economy. From the proportion of real estate value added to GDP and the proportion of real estate investment in GDP in the past 10 years, we can see directly the great influence of real estate on the national economy. However, the average selling price of commercial housing as a consumer goods has a rapid rising trend in five years, and the growth rate and volatility are obviously higher than the consumption index of residents in the same period, which is a great pressure on the consumption ability of ordinary residents. There are many reasons for the rapid rise of commodity housing prices. This paper tries to analyze the interests of the land market and the real estate financing market, and combine with the actual cases of supervision, and finally focus on how to reduce the illegal behavior such as the transfer of benefits. Make national macroscopical policy adjust and control to put into practice, put forward rationalization proposal.
