【摘要】：正近期,多個(gè)城市陸續(xù)出臺(tái)房地產(chǎn)調(diào)控政策,房價(jià)拐點(diǎn)隱現(xiàn)。在此之前,受政策和信貸驅(qū)動(dòng),一線和熱點(diǎn)二線城市房價(jià)經(jīng)歷了一輪快速上漲,導(dǎo)致泡沫積聚。在過去幾年里,有關(guān)中國房地產(chǎn)市場即將崩盤的預(yù)言不絕于耳,但它們始終未能應(yīng)驗(yàn)。然而,這一輪房地產(chǎn)價(jià)格暴漲所蘊(yùn)含的風(fēng)險(xiǎn)似乎比以往更大。大量民間資金涌入,使得房地產(chǎn)表現(xiàn)出更為明顯的金融屬性,金融風(fēng)險(xiǎn)加大,到了警惕資產(chǎn)價(jià)格波動(dòng)的時(shí)候了。
[Abstract]:In the near future, many cities have introduced real estate control policies, housing price inflection point looming. This follows a rapid rise in housing prices in first-tier and second-tier cities driven by policy and credit, leading to a build-up of bubbles. Predictions that China's property market is about to collapse have been heard in the past few years, but they have failed to materialize. However, the risks of this surge in property prices seem greater than ever. The influx of a large number of private funds makes the real estate show more obvious financial attributes, the financial risk increases, and it is time to watch out for the fluctuation of asset prices.
