基于SCP范式下哈爾濱市房地產(chǎn)業(yè)市場(chǎng)績(jī)效研究

【摘要】:近年來(lái),全國(guó)各地區(qū)房地產(chǎn)市場(chǎng)逐漸升溫,哈爾濱市的房地產(chǎn)開發(fā)總額由2008年的1578323萬(wàn)元增長(zhǎng)至2013年的5823164萬(wàn)元,五年時(shí)間里增長(zhǎng)近4041134萬(wàn)元,2013年的房地產(chǎn)開發(fā)總額將近占全年GDP總額的13%,由此可見,房地產(chǎn)業(yè)已經(jīng)成為哈爾濱市經(jīng)濟(jì)產(chǎn)業(yè)中一個(gè)重要的發(fā)展部門。隨著哈爾濱市城鎮(zhèn)化和工化的逐步發(fā)展,高房?jī)r(jià)也逐漸成為哈爾濱市居民的心頭之痛。房地產(chǎn)業(yè)作為哈爾濱市重要的經(jīng)濟(jì)支柱,在對(duì)經(jīng)濟(jì)發(fā)展有著巨大的貢獻(xiàn)之余也存在著一些問(wèn)題,比如高房?jī)r(jià)的持續(xù)不下、高住房空置率與高房?jī)r(jià)的并存、房地產(chǎn)泡沫等。為此,本研究試圖運(yùn)用SCP分析框架分析哈爾濱市房地產(chǎn)業(yè)的市場(chǎng)績(jī)效,目的在于找到導(dǎo)致哈爾濱市房地產(chǎn)業(yè)市場(chǎng)績(jī)效運(yùn)行效率低下的原因,為提高哈爾濱市房地產(chǎn)業(yè)市場(chǎng)績(jī)效提供理論依據(jù)。 本文運(yùn)用定量分析與定性分析相結(jié)合的方法、實(shí)證分析與規(guī)范分析相結(jié)合的方法、文獻(xiàn)查閱法以及靜態(tài)分析和動(dòng)態(tài)分析相結(jié)合的方法進(jìn)行研究。首先,通過(guò)文獻(xiàn)查閱與資料整理,界定房地產(chǎn)和房地產(chǎn)業(yè)的內(nèi)涵和特點(diǎn),介紹SCP分析框架的基本分析辦法和內(nèi)涵與特征,為全文提供堅(jiān)實(shí)的理論基礎(chǔ)。其次,根據(jù)SCP分析框架從市場(chǎng)結(jié)構(gòu)和市場(chǎng)行為角度分析哈爾濱市房地產(chǎn)業(yè),哈市房地產(chǎn)業(yè)的市場(chǎng)結(jié)構(gòu)主要從市場(chǎng)集中度、產(chǎn)品差異化和進(jìn)入壁壘分析,而市場(chǎng)行為主要從企業(yè)的價(jià)格行為和非價(jià)格行為進(jìn)行研究。再次利用層次-灰色關(guān)聯(lián)分析法測(cè)算哈爾濱市房地產(chǎn)業(yè)的市場(chǎng)績(jī)效水平,研究得出哈市的房地產(chǎn)業(yè)整體的運(yùn)行效率處于弱勢(shì)水平。再次,本文運(yùn)用VAR模型進(jìn)行市場(chǎng)績(jī)效影響因素的實(shí)證分析,研究得出規(guī)模經(jīng)濟(jì)對(duì)產(chǎn)業(yè)績(jī)效的影響最小,其次是市場(chǎng)集中度對(duì)產(chǎn)業(yè)績(jī)效的影響較小,企業(yè)行為對(duì)產(chǎn)業(yè)績(jī)效的影響最大。因此在著重關(guān)乎企業(yè)行為影響的同時(shí),也不能忽視規(guī)模經(jīng)濟(jì)和市場(chǎng)集中度的影響力量。通過(guò)研究,證實(shí)了哈爾濱市房地產(chǎn)業(yè)的市場(chǎng)結(jié)構(gòu)和市場(chǎng)行為對(duì)市場(chǎng)績(jī)效有一定的影響。最后根據(jù)全文的分析結(jié)論,結(jié)合哈爾濱市房地產(chǎn)業(yè)的發(fā)展特點(diǎn),從優(yōu)化市場(chǎng)結(jié)構(gòu)、規(guī)范市場(chǎng)行為、提高企業(yè)自身競(jìng)爭(zhēng)力三個(gè)方面提出相關(guān)建議以提高哈爾濱市房地產(chǎn)業(yè)市場(chǎng)績(jī)效。
[Abstract]:In recent years, the real estate market in various regions of the country has gradually heated up. The total amount of real estate development in Harbin has increased from 15.78323 billion yuan in 2008 to 58.23164 billion yuan in 2013. The total amount of real estate development in 2013 accounted for nearly 13% of the total GDP in the whole year. It can be seen that the real estate industry has become an important development department in the economic industry of Harbin. With the gradual development of urbanization and industrialization in Harbin, high house prices have gradually become the pain of Harbin residents. As an important economic pillar of Harbin, real estate also has some problems, such as the persistence of high house price, the coexistence of high housing vacancy rate and high housing price, real estate bubble and so on. Therefore, this study attempts to use SCP analysis framework to analyze the market performance of real estate industry in Harbin, in order to find out the reasons for the inefficient performance of real estate market in Harbin. In order to improve the real estate market performance in Harbin to provide theoretical basis. In this paper, the methods of quantitative analysis and qualitative analysis, empirical analysis and normative analysis, literature reference and static analysis and dynamic analysis are used to study. First of all, it defines the connotation and characteristics of real estate and real estate industry through literature review and data collation, and introduces the basic analysis method, connotation and characteristics of SCP analysis framework, which provides a solid theoretical basis for the full text. Secondly, according to the SCP analysis framework, this paper analyzes the real estate industry in Harbin from the perspective of market structure and market behavior. The market structure of Harbin real estate industry is mainly analyzed from market concentration, product differentiation and barriers to entry. The market behavior is mainly studied from the price behavior and non-price behavior of enterprises. Thirdly, the paper calculates the market performance level of real estate industry in Harbin by using the gradation-grey correlation analysis method, and concludes that the overall operating efficiency of the real estate industry in Harbin is at a weak level. Thirdly, this paper uses VAR model to analyze the influencing factors of market performance. The results show that scale economy has the least impact on industrial performance, followed by market concentration on industrial performance. Corporate behavior has the greatest impact on industrial performance. Therefore, the influence of scale economy and market concentration should not be ignored while focusing on the influence of enterprise behavior. Through the research, it is proved that the market structure and market behavior of real estate industry in Harbin have certain influence on market performance. Finally, according to the conclusion of the analysis, combining with the development characteristics of Harbin real estate industry, from optimizing the market structure, standardizing the market behavior, In order to improve the market performance of real estate industry in Harbin, three aspects of improving the competitiveness of enterprises are put forward.
