我國房地產(chǎn)泡沫問題的研究

【摘要】:近些年,國家在擴(kuò)大內(nèi)需上做了不少功夫,包括出臺政策來對國家居民的住宅消費(fèi)進(jìn)行鼓勵。當(dāng)然這一政策在很大方面使得房地產(chǎn)市場進(jìn)入了發(fā)展的高速時期,房地產(chǎn)開發(fā)和買賣進(jìn)入了較熱的狀態(tài),尤其在一些大中城市,房價居高不下,人們開始思索我國是否出現(xiàn)了房地產(chǎn)泡沫問題。 本文就是以這個問題為切入點(diǎn)進(jìn)行研究的,在本文中通過對國內(nèi)外相關(guān)問題的研究,對房地產(chǎn)泡沫的概念給予了定義,并在此基礎(chǔ)上分析了形成原因和運(yùn)行中的問題。我國的房地產(chǎn)歷史發(fā)展的比較晚,1998年我國取消了實(shí)物分房制度,商品房出現(xiàn),房地產(chǎn)市場才開始發(fā)展,與市場機(jī)制的結(jié)合不夠成熟。目前,,對于我國相關(guān)領(lǐng)域的研究多集中在股票市場上,對于房地產(chǎn)市場的投機(jī)性問題研究很少也很不完善。在國外很早就有學(xué)者對這個理論進(jìn)行了研究,而且在對研究加以驗(yàn)證后還提出了很多有效的檢測方法,可以說國外在這方面的研究是比較成熟的,取得的效果也是很好的。本文在研究國外成熟經(jīng)驗(yàn)的基礎(chǔ)上,對我國的相關(guān)問題進(jìn)行了研究,并通過這些問題和金融領(lǐng)域的結(jié)合得出了自己的結(jié)論,希望可以為我國房地產(chǎn)泡沫問題的解決,提供建議和參考方案。
[Abstract]:In recent years, the country has done a lot to boost domestic demand, including the introduction of policies to encourage residential consumption of national residents. Of course, this policy has made the real estate market enter a period of high speed of development, and the development and sale of real estate has entered a relatively hot state, especially in some large and medium-sized cities, housing prices remain high. People began to wonder whether there was a real estate bubble in China. In this paper, the concept of real estate bubble is defined through the study of related problems at home and abroad, and on the basis of this, the causes of formation and problems in operation are analyzed. The historical development of real estate in our country is relatively late. In 1998, the system of real estate division was abolished in our country, and the real estate market began to develop only after the emergence of commercial housing, and the combination with the market mechanism was not mature enough. At present, the research on the related fields of our country is mostly focused on the stock market, and the research on the speculative problem of the real estate market is rare and imperfect. A lot of effective detection methods have been put forward after the research has been verified. It can be said that the foreign research in this field is relatively mature, and the results obtained are also very good. On the basis of studying the mature experience of foreign countries, this paper has carried on the research to the related problem of our country, and has drawn its own conclusion through the combination of these problems and the financial field, hoping to solve the problem of the real estate bubble in our country. Provide suggestions and reference programs.
