鄭州都市圈商品住宅價(jià)格波動的溢出效應(yīng)研究

【摘要】:作為中原城市群發(fā)展的核心都市圈,鄭州都市圈的商品住宅市場越來越受到專家學(xué)者的關(guān)注。對鄭州都市圈商品住宅市場的監(jiān)測發(fā)現(xiàn):雖然各自的房地產(chǎn)市場對于宏觀經(jīng)濟(jì)條件變化的反應(yīng)從長期來看變動趨勢相同,但在時(shí)間上卻體現(xiàn)出一定的領(lǐng)先/滯后關(guān)系,這種領(lǐng)先/滯后關(guān)系即是商品住宅價(jià)格波動的溢出效應(yīng)。目前學(xué)術(shù)界關(guān)于鄭州都市圈商品住宅價(jià)格波動的溢出效應(yīng)研究尚屬空白。 本文選取鄭州都市圈為研究樣本,通過構(gòu)建VAR模型,在線性誤差修正模型的基礎(chǔ)上研究樣本城市間商品住宅市場價(jià)格波動的溢出效應(yīng)及其影響程度,最后結(jié)合廣義脈沖響應(yīng)函數(shù)和方差分解綜合分析各樣本城市的領(lǐng)先/滯后程度及隨時(shí)間變化的趨勢,探討樣本城市間商品住宅價(jià)格波動溢出效應(yīng)的路徑。研究結(jié)果發(fā)現(xiàn),鄭州和洛陽不僅是鄭州都市圈經(jīng)濟(jì)發(fā)展的核心,也是鄭州都市圈商品住宅價(jià)格波動的領(lǐng)先城市,其自身的波動主要靠自身的累積效應(yīng),尤其是鄭州,并對其余城市產(chǎn)生明顯的溢出效應(yīng),并且這種溢出效應(yīng)有強(qiáng)弱之分,在一定程度上隨著時(shí)間的延長逐漸減弱。 通過本文研究,希望能夠?qū)︵嵵荻际腥ι唐纷≌袌鰞r(jià)格波動的溢出效應(yīng)關(guān)系作出定量化描述,為相關(guān)房地產(chǎn)部門制定政策時(shí)提供理論依據(jù),并為投資者理性投資提供參考,,能在一定程度上豐富商品住宅價(jià)格理論研究的內(nèi)容。
[Abstract]:As the core metropolitan area of the development of urban agglomeration in Central Plains, the commodity housing market of Zhengzhou Metropolitan area is paid more and more attention by experts and scholars. The monitoring of the commodity housing market in Zhengzhou Metropolitan area shows that although the response of their real estate markets to the change of macroeconomic conditions is the same in the long run, it shows a certain lead / lag relationship in time. This kind of lead / lag relation is the spillover effect of commodity housing price fluctuation. At present, the academic research on the spillover effect of commodity housing price fluctuation in Zhengzhou Metropolitan area is still blank. Based on the linear error correction model, this paper selects Zhengzhou Metropolitan area as the research sample and constructs the VAR model to study the spillover effect and the influence degree of the price fluctuation in the commodity housing market between the sample cities. Finally, based on the generalized impulse response function and variance decomposition, the paper analyzes the leading / lagging degree of each sample city and the trend with time, and probes into the path of the volatility spillover effect of commodity housing price between sample cities. The results show that Zhengzhou and Luoyang are not only the core of economic development in Zhengzhou metropolitan area, but also the leading city of commodity housing price fluctuation in Zhengzhou metropolitan area. The spillover effect on other cities is obvious, and the spillover effect is weak or strong, which weakens to some extent with the prolongation of time. Through the research of this paper, I hope to be able to quantitatively describe the spillover effect of commodity housing market price fluctuation in Zhengzhou Metropolitan area, provide the theoretical basis for the relevant real estate sector to formulate policies, and provide a reference for investors' rational investment. To some extent, it can enrich the content of commodity housing price theory research.
