南昌市住宅房地產(chǎn)價格影響因素及其合理性分析

【摘要】:在當前紛繁復(fù)雜的社會經(jīng)濟環(huán)境中,,中國房地產(chǎn)的穩(wěn)定與發(fā)展既影響國民經(jīng)濟的增長,又關(guān)乎民生。在既要促增長求發(fā)展又要控房價保民生的復(fù)雜環(huán)境下,如何引導(dǎo)中國房地產(chǎn)業(yè)的健康發(fā)展,為政府進一步調(diào)控市場提供決策支持,是一個尤為重要的課題。本文以“房地產(chǎn)價格”為主題,緊密圍繞“促進中國房地產(chǎn)行業(yè)持續(xù)健康發(fā)展”這一根本目標展開系統(tǒng)研究,并針對中國房地產(chǎn)業(yè)當前在發(fā)展中所面臨的突出問題著重進行探討,選題著眼全局且具有前瞻性,重點突出并貼切實際。同時,本文緊扣科學(xué)發(fā)展觀,以促進中國房地產(chǎn)業(yè)健康發(fā)展為主題,構(gòu)建了針對南昌市住宅房地產(chǎn)價格影響因素及其合理性分析的評估體系,為全面、準確地衡量我國城市房地產(chǎn)業(yè)發(fā)展水平提供了科學(xué)合理的測算方法,這在當前國家嚴厲實施房地產(chǎn)宏觀調(diào)控、房地產(chǎn)業(yè)發(fā)展亟待轉(zhuǎn)型升級的形勢下尤其有重要的實踐意義和參考價值。 文章在借鑒國內(nèi)外有關(guān)研究成果的基礎(chǔ)上,首先回顧了我國住宅房地產(chǎn)業(yè)的發(fā)展狀況,分別從房地產(chǎn)市場、房地產(chǎn)行業(yè)、城市人居三方面入手,并依據(jù)國家統(tǒng)計局、中房指數(shù)等權(quán)威機構(gòu)出具的數(shù)據(jù),總結(jié)、挖掘了以往我國住宅房地產(chǎn)業(yè)的基本狀況與主要特征,從房地產(chǎn)市場經(jīng)濟學(xué)的角度對南昌市住宅價格影響因素進行了理論分析,客觀評價了近幾年南昌住宅房地產(chǎn)價格變化的規(guī)律、原因及住房價格水平與社會經(jīng)濟發(fā)展的協(xié)調(diào)關(guān)系。其次,以2003-2012年南昌市房地產(chǎn)價格相關(guān)統(tǒng)計數(shù)據(jù)為依據(jù),通過灰色關(guān)聯(lián)度分析得出各影響因素與房地產(chǎn)價格之間的灰色關(guān)聯(lián)度的大小,進而找出影響房地產(chǎn)價格較大且能反映我國土地、租賃房、銀行信貸等方面的主要影響因素。
[Abstract]:In the current complicated social and economic environment, the stability and development of China's real estate not only affect the growth of the national economy, but also the people's livelihood. How to guide the healthy development of China's real estate industry and provide decision support for the government's further regulation and control of the market is a particularly important subject under the complex environment of promoting growth and seeking development as well as controlling housing prices and protecting people's livelihood. Based on the theme of "real estate price", this paper focuses on the fundamental goal of "promoting the sustainable and healthy development of China's real estate industry". In the light of the outstanding problems facing the development of the real estate industry in China, the topic is focused on the overall situation, forward-looking, emphatic and practical. At the same time, with the theme of promoting the healthy development of the real estate industry in China, this paper sets up an evaluation system to analyze the influencing factors and rationality of the real estate price in Nanchang City. Accurately measuring the level of development of urban real estate in China provides a scientific and reasonable method of calculation, which is strictly implementing macro-control of real estate in the country at present. The development of real estate industry needs to be transformed and upgraded urgently, which has important practical significance and reference value. Based on the domestic and foreign research results, the article reviews the development of the real estate industry in China, starting with the real estate market, real estate industry, urban human settlements, and according to the National Bureau of Statistics. This paper summarizes and excavates the basic status and main characteristics of housing real estate industry in China from the data issued by authorities such as Zhongfang Index, and theoretically analyzes the influencing factors of housing price in Nanchang City from the angle of real estate market economy. This paper objectively evaluates the law of housing real estate price change in Nanchang in recent years, the reasons and the harmonious relationship between housing price level and social economic development. Secondly, based on the statistical data of real estate price in Nanchang city from 2003 to 2012, the grey correlation degree between the influencing factors and the real estate price is obtained through the analysis of grey correlation degree. Then find out the main factors that affect the real estate price and can reflect the land, rental housing, bank credit and so on.
