【摘要】：近年來,我國人口老齡化程度不斷加深,在新常態(tài)經(jīng)濟(jì)下,越來越多的社會(huì)資本投入到養(yǎng)老地產(chǎn)行業(yè)中,但由于該行業(yè)仍停滯于啟蒙階段,發(fā)展規(guī)模的擴(kuò)充仍需進(jìn)一步探析。本文主要研究我國在老齡化背景下的二三線城市養(yǎng)老地產(chǎn)運(yùn)營管理模式。因一線城市受政策影響,房地產(chǎn)市場(chǎng)的疲態(tài)越發(fā)明顯,在這種情況下,二三線城市仍有較大的發(fā)展空間,但二三線城市存在消費(fèi)理念落后、金融市場(chǎng)不成熟、服務(wù)業(yè)落后等問題,因此需要不同的運(yùn)營管理模式。為此,本文從國內(nèi)養(yǎng)老地產(chǎn)運(yùn)營管理模式現(xiàn)狀和有待解決的問題入手,借鑒國外已成熟的養(yǎng)老地產(chǎn)運(yùn)營管理模式的寶貴經(jīng)驗(yàn),針對(duì)我國二三線城市養(yǎng)老地產(chǎn)運(yùn)營模式提出更多的補(bǔ)償措施。
[Abstract]:In recent years, the aging degree of population in our country is deepening. Under the new normal economy, more and more social capital is invested in the pension real estate industry, but because the industry is still stagnant in the enlightenment stage, the expansion of the development scale still needs to be further explored. This paper mainly studies the operation and management mode of endowment real estate in the second and third tier cities under the background of aging. Because of the influence of policies on first-tier cities, the fatigue of real estate market is becoming more and more obvious. In this case, second-and third-tier cities still have a large space for development. However, second-and third-tier cities still have backward consumption concepts and immature financial markets. The service industry lags behind and so on, therefore needs the different operation management pattern. Therefore, this paper starts with the current situation and the problems to be solved in the operation and management mode of the endowment real estate in China, and draws lessons from the valuable experience of the mature operation and management mode of the endowment real estate in foreign countries. This paper puts forward more compensation measures for the operation mode of endowment real estate in the second and third tier cities of our country.
