壽光市“專(zhuān)家公寓”房地產(chǎn)項(xiàng)目質(zhì)量管理與控制研究

【摘要】:隨著市場(chǎng)經(jīng)濟(jì)的發(fā)展,以質(zhì)量為核心的競(jìng)爭(zhēng)機(jī)制越來(lái)越占有重要地位。建筑工程項(xiàng)目的質(zhì)量差異是人類(lèi)文明程度的標(biāo)志之一,建筑工程質(zhì)量的好壞關(guān)系著國(guó)家和民族的形象還維系著人民財(cái)產(chǎn)和生命的安全。質(zhì)量管理與控制理論在實(shí)踐中不斷豐富和完善并在不同的領(lǐng)域取得了非凡的成就。隨著社會(huì)經(jīng)濟(jì)的迅速發(fā)展,生活水平的不斷提高,人們對(duì)居住環(huán)境的要求也越來(lái)越高,對(duì)住宅建筑的工程質(zhì)量要求也越來(lái)越嚴(yán)。工程的質(zhì)量好壞直接關(guān)系到居民的生活質(zhì)量,對(duì)居民的日常生活有很大影響。近年來(lái),建筑工程中出現(xiàn)了一些工程質(zhì)量問(wèn)題,建設(shè)過(guò)程中質(zhì)量的好壞對(duì)建筑工程總體質(zhì)量有長(zhǎng)期的影響作用,直接影響人們的生活,甚至造成事故,危害人身健康,因此,對(duì)住宅建筑的工程項(xiàng)目的質(zhì)量管理進(jìn)行研究是十分必要的。本論文以工程質(zhì)量管理理論和組織理論、動(dòng)態(tài)控制理論以及全面質(zhì)量管理理論和方法為基礎(chǔ),建立以質(zhì)量管理和控制為導(dǎo)向,以適應(yīng)居民住宅建筑工程項(xiàng)目質(zhì)量管理與控制為目的的質(zhì)量管理與控制體系。本論文的主要內(nèi)容是:首先介紹管理與控制的相關(guān)理論基礎(chǔ),為以后的研究作理論鋪墊。再此詳細(xì)介紹工程項(xiàng)目質(zhì)量管理的特點(diǎn)及主要內(nèi)容,在此基礎(chǔ)上進(jìn)行更深入的研究,系統(tǒng)總結(jié)出居民住宅建筑工程項(xiàng)目實(shí)施的特點(diǎn)及內(nèi)容,并進(jìn)一步介紹居民住宅建筑工程項(xiàng)目進(jìn)行質(zhì)量管理與控制的基本過(guò)程,為實(shí)例研究做好鋪墊。第四部分結(jié)合壽光市“專(zhuān)家公寓”房地產(chǎn)建設(shè)項(xiàng)目,運(yùn)用質(zhì)量管理的理論和方法,詳細(xì)敘述了在居民住宅房地產(chǎn)建筑項(xiàng)目施工過(guò)程中各階段(設(shè)計(jì)、招標(biāo)、施工和驗(yàn)收階段)是怎樣采取何種具體方法和具體手段來(lái)進(jìn)行質(zhì)量管理與控制的,尤其在設(shè)計(jì)階段和招標(biāo)階段運(yùn)用數(shù)學(xué)模型,進(jìn)行定量與定性相結(jié)合的分析方法,進(jìn)行設(shè)計(jì)單位和施工單位的優(yōu)選。文章最后,在結(jié)合前人成果和對(duì)實(shí)際工程的實(shí)踐中總結(jié)得出幾點(diǎn)結(jié)論,并對(duì)該理論的發(fā)展提出幾點(diǎn)希望,具有十分重要的理論價(jià)值與現(xiàn)實(shí)意義。
[Abstract]:With the development of market economy, the competition mechanism with quality as the core occupies more and more important position. The quality difference of the construction project is one of the symbols of human civilization. The quality of the construction project is related to the image of the country and the nation, and it also maintains the safety of the people's property and life. The theory of quality management and control has been enriched and perfected in practice and has made remarkable achievements in different fields. With the rapid development of social economy and the continuous improvement of living standards, people's requirements for living environment are becoming higher and higher, and the engineering quality requirements for residential buildings are becoming more and more strict. The quality of the project is directly related to the quality of life of the residents, and has a great impact on the daily life of the residents. In recent years, some engineering quality problems have appeared in the construction engineering. The quality in the construction process has a long-term effect on the overall quality of the construction project, which directly affects people's lives, even causes accidents, and endangers the health of the person. Therefore, the quality of the construction process has a long-term impact on the overall quality of the construction project. It is necessary to study the project quality management of residential buildings. On the basis of engineering quality management theory and organization theory, dynamic control theory and total quality management theory and method, this paper is based on quality management and control. The quality management and control system is designed to adapt to the quality management and control of residential construction projects. The main contents of this thesis are as follows: firstly, the related theories of management and control are introduced. Then, the characteristics and main contents of project quality management are introduced in detail. On this basis, the characteristics and contents of residential residential construction project implementation are summarized systematically. Furthermore, it introduces the basic process of quality management and control of residential building project, and lays the groundwork for the case study. The fourth part of Shouguang "expert apartment" real estate construction project, using the theory and method of quality management, described in detail in the residential real estate construction project construction stages (design, bidding, How to adopt the concrete method and the concrete means to carry on the quality management and the control, especially in the design stage and the bidding stage uses the mathematics model, carries on the quantitative and qualitative analysis method, Select the design unit and the construction unit. In the end, some conclusions are drawn in combination with the previous achievements and the practice of practical engineering, and some hopes are put forward for the development of the theory, which has very important theoretical value and practical significance.
