【摘要】:隨著國民經(jīng)濟的快速發(fā)展以及老百姓物質(zhì)生活與精神追求日益提高,對房屋質(zhì)量的要求也更上了一個臺階。住宅項目不僅要滿足人們居住要求,而且由于其總價也高,其質(zhì)量與老百姓日常生活息息相關(guān),對社會和諧與穩(wěn)定有著重大影響,同時,對房企的生存和發(fā)展也有重大關(guān)系。經(jīng)過多年的發(fā)展,對住宅質(zhì)量的研究有了很大的成果,也總結(jié)了豐富的施工管理經(jīng)驗,但隨著經(jīng)濟的快速發(fā)展以及社會環(huán)境的不斷變化,,前人所研究的成果已與當(dāng)前的形式有所脫節(jié),無法滿足質(zhì)量管理的要求,由此會引發(fā)質(zhì)量問題難控、消費者投訴日益增多的問題,使得質(zhì)量問題成為目前社會申討的熱點問題。 住房是人類生活不可或缺的必需品,當(dāng)前,國家加快了城鎮(zhèn)化進程,房地產(chǎn)行業(yè)也進入了飛速發(fā)展時期,同時,老百姓對住房的改善需求也有了很大提高,住宅質(zhì)量這個同百姓生活密切相關(guān)的問題在這種形勢下也逐漸成為國民關(guān)注的焦點,住宅工程質(zhì)量,一方面對國家經(jīng)濟的健康持續(xù)發(fā)展有著密切關(guān)系,另一方面,與老百姓的切身利益有著直接關(guān)系。對于住宅質(zhì)量管理已出臺了一系列的法律、法律、規(guī)范等,但效果不甚顯著,目前住宅質(zhì)量依然存在較多的問題,因此,為提高住宅質(zhì)量管理水平,很有必要深入研究當(dāng)前住宅質(zhì)量管控的一些問題以及研究如何去持續(xù)改進住宅質(zhì)量管理。 本文以質(zhì)量管理的基本理論為基礎(chǔ),以客戶需求及滿意度為基本原則,通過研究住宅在設(shè)計、施工等各階段質(zhì)量管理方式,結(jié)合已有案例,認為解決住宅質(zhì)量問題的重要途徑是大力推行住宅產(chǎn)業(yè)化。 通過目前商品房存在大量質(zhì)量問題的實例舉證,反映出傳統(tǒng)施工方法以及粗曠型管理所帶來質(zhì)量問題的不確定性,再通過舉例佐證住宅產(chǎn)業(yè)化技術(shù)能極大提高商品房的質(zhì)量,避免投訴,是未來房地產(chǎn)發(fā)展的趨勢。
[Abstract]:With the rapid development of national economy and the improvement of people's material life and spiritual pursuit, the requirement of housing quality has been raised to a higher level. Housing projects should not only meet people's living requirements, but also have a significant impact on the survival and development of housing enterprises because of their high total price, their quality is closely related to the daily life of the common people, and has a significant impact on social harmony and stability. After years of development, great achievements have been made in the study of housing quality, and abundant experience in construction management has also been summed up. However, with the rapid development of economy and the continuous changes of social environment, The results of previous studies have been out of step with the current form, which can not meet the requirements of quality management, which will lead to quality problems difficult to control, consumer complaints are increasing, making quality issues become a hot issue in the current society. Housing is an indispensable necessity of human life. At present, the country has accelerated the process of urbanization, the real estate industry has entered a period of rapid development, at the same time, the people's demand for housing improvement has also been greatly increased. Housing quality, which is closely related to the people's life, has gradually become the focus of national attention in this situation. On the one hand, the quality of housing projects is closely related to the healthy and sustainable development of the national economy, on the other hand, And the immediate interests of the common people have a direct relationship. For residential quality management, a series of laws, laws, norms and so on have been issued, but the effect is not very significant. At present, there are still many problems in housing quality management, therefore, in order to improve the level of housing quality management, It is necessary to study some problems of current housing quality control and how to continuously improve housing quality management. Based on the basic theory of quality management and the basic principles of customer demand and satisfaction, this paper studies the ways of quality management in the design and construction of residential buildings, and combines the existing cases. It is believed that the important way to solve the problem of housing quality is to vigorously promote housing industrialization. Through a large number of examples of commercial housing quality problems, it reflects the uncertainty of the quality problems caused by the traditional construction methods and rough open management, and can greatly improve the quality of commercial housing through examples to prove the housing industrialization technology. To avoid complaints is the trend of real estate development in the future.
