新型城鎮(zhèn)化對重慶市房地產(chǎn)市場的影響

【摘要】:2013年全國兩會熱點“十個熱詞”中,新型城鎮(zhèn)化與房地產(chǎn)市場這兩個詞語頻繁出現(xiàn)。新型城鎮(zhèn)化是指堅持以人為本,以新型工業(yè)化為動力,以統(tǒng)籌兼顧為原則,推動城市現(xiàn)代化、城市集群化、城市生態(tài)化、農(nóng)村城鎮(zhèn)化,全面提升城鎮(zhèn)化質(zhì)量和水平,走科學發(fā)展、集約高效、功能完善、環(huán)境友好、社會和諧、個性鮮明、城鄉(xiāng)一體城鎮(zhèn)基礎(chǔ)設(shè)施建設(shè)的規(guī)模和水平、大中小城市和小城鎮(zhèn)協(xié)調(diào)發(fā)展的城鎮(zhèn)化建設(shè)路子。房地產(chǎn)市場是指從事房產(chǎn)、土地的出售、租賃、買賣、抵押等交易活動的場所或領(lǐng)域。近年來,這兩個大領(lǐng)域都呈現(xiàn)出高速發(fā)展,并在發(fā)展過程中出現(xiàn)了一些不良的“并發(fā)癥”,現(xiàn)將其發(fā)展結(jié)合起來進行研究,意圖實現(xiàn)新型城鎮(zhèn)化與房地產(chǎn)市場的互利共贏。 本文通過研究新型城鎮(zhèn)化水平與房地產(chǎn)市場的相關(guān)理論知識,立足于重慶市發(fā)展現(xiàn)狀,對二者之間產(chǎn)生的影響進行了深入探討。首先,從理論的角度介紹了新型城鎮(zhèn)化的內(nèi)涵及重慶直轄以來新型城鎮(zhèn)化的發(fā)展狀況,將新型城鎮(zhèn)化通過人口轉(zhuǎn)移、空間擴張、經(jīng)濟提升、生活方式、社會保障五大方面共十六個具體指標來量化,進行綜合評價,結(jié)果顯示重慶市新型城鎮(zhèn)化水平介于常住人口與戶籍人口城鎮(zhèn)化率之間,,較為符合重慶市現(xiàn)實的城鎮(zhèn)化進程的實際。然后從理論的角度介紹了房地產(chǎn)市場的內(nèi)涵及重慶市直轄以來房地產(chǎn)市場的發(fā)展狀況,分析了影響重慶市房地產(chǎn)市場發(fā)展的重要因素。同時通過計量經(jīng)濟學原理、Eviews6.0等軟件,從定量的角度研究了新型城鎮(zhèn)化水平與房地產(chǎn)市場三大重要因素:房地產(chǎn)銷售均價、房地產(chǎn)投資額和土地購置面積之間的關(guān)系。最后,綜合前面的研究結(jié)論,從建設(shè)規(guī)劃、土地供應(yīng)、保障性住房及養(yǎng)老地產(chǎn)等方面給出新型城鎮(zhèn)化與房地產(chǎn)市場協(xié)調(diào)發(fā)展。
[Abstract]:In the "ten hot words" of the two sessions in 2013, new urbanization and real estate market appear frequently. The new urbanization is to insist on people-oriented, take the new industrialization as the motive force, take the overall consideration as the principle, promote the city modernization, the city cluster, the city ecology, the countryside urbanization, the overall promotion urbanization quality and the level, Scientific development, intensive and efficient, perfect function, friendly environment, harmonious society, distinct personality, scale and level of urban and rural infrastructure construction, urbanization construction road of coordinated development of large, medium and small cities and towns. Real estate market refers to the place or field engaged in property, land sale, lease, sale, mortgage and other transactions. In recent years, both of these two fields have developed at a high speed, and some bad "complications" have appeared in the process of development. Now, the development of these two fields has been studied in order to realize the new type of urbanization and the mutual benefit of the real estate market. Based on the research of the new urbanization level and the theory knowledge of the real estate market, based on the present situation of Chongqing, this paper makes a deep discussion on the influence between the new urbanization level and the real estate market. First of all, it introduces the connotation of the new urbanization and the development of the new urbanization since Chongqing became directly under the jurisdiction of Chongqing, and introduces the new urbanization through population transfer, space expansion, economic upgrading and lifestyle. There are 16 specific indicators to quantify and evaluate the five major aspects of social security. The results show that the level of new urbanization in Chongqing is between the permanent resident population and the resident population urbanization rate. More in line with the reality of Chongqing's urbanization process. Then it introduces the connotation of the real estate market and the development of the real estate market in Chongqing from the perspective of theory, and analyzes the important factors that affect the development of the real estate market in Chongqing. At the same time, through econometrics principle and Eviews6.0 software, the paper studies the relationship between the new urbanization level and the real estate market from the quantitative point of view: the real estate sale average price, the real estate investment and the land purchase area. Finally, by synthesizing the previous research conclusions, this paper gives the harmonious development of the new urbanization and the real estate market from the aspects of construction planning, land supply, affordable housing and old-age real estate and so on.
