基于價(jià)值工程的住宅項(xiàng)目投資方案決策研究

【摘要】:論文首先闡述了國(guó)內(nèi)外房地產(chǎn)投資方案決策方法的研究現(xiàn)狀,發(fā)現(xiàn)實(shí)踐中大都是通過(guò)財(cái)務(wù)評(píng)價(jià)考慮其經(jīng)濟(jì)效益進(jìn)行決策,但是現(xiàn)在消費(fèi)者更多關(guān)注的是住宅的功能,而住宅項(xiàng)目又作為房地產(chǎn)開(kāi)發(fā)的重點(diǎn),為此本文將從住宅項(xiàng)目的功能視角進(jìn)行研究分析,結(jié)合價(jià)值工程研究的功能、成本和價(jià)值,系統(tǒng)分析了住宅項(xiàng)目的功能、有效投資和價(jià)值;然后建立了住宅項(xiàng)目投資方案決策模型,在此模型中,利用行業(yè)經(jīng)驗(yàn)值估算各方案的有效投資并計(jì)算其相應(yīng)的投資系數(shù),采用層次分析法確定各影響因素的權(quán)重,結(jié)合模糊數(shù)學(xué)并運(yùn)用模糊綜合評(píng)判法將住宅項(xiàng)目的功能進(jìn)行量化,最后運(yùn)用價(jià)值工程理論選擇性?xún)r(jià)比較好的功能設(shè)計(jì)方案。文章最后,運(yùn)用某小區(qū)的實(shí)例對(duì)基于價(jià)值工程的住宅項(xiàng)目投資方案決策方法進(jìn)行了分析和應(yīng)用,為住宅良好性能的實(shí)現(xiàn)提供了技術(shù)支持和可靠保證,為房地產(chǎn)企業(yè)在市場(chǎng)競(jìng)爭(zhēng)中獲取優(yōu)勢(shì)提供一定的支持。目前實(shí)踐中常用的投資決策方法是通過(guò)財(cái)務(wù)評(píng)價(jià)來(lái)進(jìn)行方案決策。價(jià)值工程常用于制造業(yè)和建筑行業(yè)的施工建設(shè)階段,本論文將其引入運(yùn)用到住宅項(xiàng)目的前期決策階段,主要的工作有以下幾點(diǎn):(1)通過(guò)引入有效投資的新概念,將原本用于制造業(yè)的價(jià)值工程原理推廣用于住宅項(xiàng)目前期決策;(2)對(duì)住宅項(xiàng)目的功能系統(tǒng)進(jìn)行全面的表征和定義;(3)建立基于價(jià)值工程的住宅項(xiàng)目投資方案決策模型,將其添加到住宅項(xiàng)目的投資方案決策流程中,使常規(guī)的投資決策流程增加一個(gè)環(huán)節(jié),將本環(huán)節(jié)運(yùn)用在分析項(xiàng)目可行性這一步之前,在基于市場(chǎng)調(diào)查的前提下,綜合考慮功能與有效投資的權(quán)衡比例,同時(shí)兼顧到經(jīng)濟(jì)效益,為住宅功能優(yōu)化提供思路和方向,為以后的設(shè)計(jì)、施工提供標(biāo)準(zhǔn)和要求。
[Abstract]:This paper first expounds the research status of the decision-making methods of real estate investment schemes at home and abroad, and finds that most of the practice is to make decisions through financial evaluation, but now consumers pay more attention to the function of the housing, and the housing project is the key of real estate development, so this article will be from the function of the housing project. This paper analyzes the function, cost and value of the value engineering research, analyzes the function, the effective investment and the value of the housing project, and then establishes the decision model of the housing project investment scheme. In this model, the effective investment of each scheme is estimated by using the experience value of the industry and the corresponding investment coefficient is calculated and the level is adopted. The analysis method determines the weight of the influencing factors, quantifies the function of the housing project by fuzzy mathematics and uses the fuzzy comprehensive evaluation method, and finally uses the value engineering theory to choose the functional design scheme with better performance price ratio. At the end of the article, the decision method of the housing project investment scheme based on the value engineering is applied to the example of the value engineering. The analysis and application have provided technical support and reliable guarantee for the realization of the good performance of the house. It provides a certain support for the real estate enterprises to gain advantage in the market competition. The current investment decision methods commonly used in practice are through the financial evaluation. The value engineering is often used in the construction and construction industry. In the construction stage, this paper introduces it to the early decision stage of residential project. The main work is as follows: (1) by introducing the new concept of effective investment, the principle of value engineering used in the manufacturing industry is popularized for the early decision of the housing project; (2) a comprehensive characterization and definition of the functional system of the residential project is carried out; (3) The investment scheme decision model of residential project based on value engineering is set up, which is added to the investment scheme decision process of the residential project, which makes the regular investment decision process add a link, and takes this link before analyzing the feasibility of the project, and considers the function and the effective investment under the premise of the market adjustment. Weighing the proportion, taking into account the economic benefits at the same time, provide ideas and directions for the optimization of residential functions, and provide standards and requirements for future design and construction.
