【摘要】:在我國政治、經(jīng)濟、社會等各項事業(yè)高速發(fā)展的今天,和我國人民生活息息相關(guān)的房地產(chǎn)行業(yè)進入穩(wěn)步發(fā)展、快速提升階段。房地產(chǎn)業(yè)具有前期投入多、建設(shè)時間長、受國家經(jīng)濟環(huán)境影響大等特點,尤其是居民住宅小區(qū)項目,更是關(guān)系到國民切身利益,所以對居民住宅小區(qū)建設(shè)進行研究,能為建設(shè)項目管理決策起著至關(guān)重要的作用,同時,也是控制項目投資風險,確保合理、順利開發(fā)的前提。因此,可以通過建設(shè)項目投資分析、風險評估、效益研究等方面的分析,提高項目建設(shè)決策的準確性,降低項目投資風險性,提升項目建設(shè)的綜合效益。 除緒論外,本文由四部分組成。 第二部分是相關(guān)理論部分,主要論述了房地產(chǎn)建設(shè)項目研究的理論。這些理論包括項目經(jīng)濟效益估算基本理論、項目財務(wù)評價基本理論、項目敏感性及綜合評價理論、住宅小區(qū)建設(shè)項目技術(shù)標準進行理論等。 第三部分重點對A住宅小區(qū)建設(shè)項目現(xiàn)狀進行了分析。從建設(shè)項目介紹、項目規(guī)劃方案、建筑工程方案、配套設(shè)施方案、節(jié)能方案、組織機構(gòu)及物業(yè)管理方案等方面進行了論述。指出該項目名稱為BZ市A住宅小區(qū)建設(shè)項目,優(yōu)厚的地理位置和適宜的商業(yè)、文化環(huán)境,是建設(shè)商住區(qū)的理想位置,有極大的開發(fā)價值和廣闊的市場前景;項目規(guī)劃符合當今國際人居工程發(fā)展方向,符合國家有關(guān)政策,符合BZ城市發(fā)展規(guī)劃要求,符合BZ市住宅由社會福利分房和單位集資建房向商品化住房轉(zhuǎn)變階段的需求。本項目的建設(shè)有利于帶動BZ市其他行業(yè)的發(fā)展。 第四部分對A住宅小區(qū)建設(shè)項目進行了客觀評價,并提出應(yīng)該重視的問題。從住宅小區(qū)投資估算和資金籌措、綜合效益評價進行項目建設(shè)的具體評價。通過分析得出結(jié)論:項目經(jīng)濟可行性評價結(jié)果較好,項目有極強的抗風險能力,,項目的銷售率、增值稅變化對項目影響較大;研究同時提出了項目建設(shè)過程中可能遇到的一些風險問題、環(huán)境保護問題、項目建設(shè)綜合效益問題。 第五部分提出了A住宅小區(qū)建設(shè)項目管理綜合效益提升的策略建議。根據(jù)前期發(fā)現(xiàn)的問題,結(jié)合本項目實際情況,認為可以從合理規(guī)避項目投資風險、加強項目管理過程控制、維護項目建設(shè)生態(tài)環(huán)境、構(gòu)建小區(qū)配套建設(shè)系統(tǒng)最終實現(xiàn)項目建設(shè)可持續(xù)發(fā)展的目標。 本項目的研究,充分說明了房地產(chǎn)項目管理的重要作用,同時,也為企業(yè)房地產(chǎn)項目決策提供更加準確和切實可行的依據(jù)。通過市場調(diào)查分析,掌握了BZ市房地產(chǎn)業(yè)第一手資料,對于整個房地產(chǎn)行業(yè),特別是BZ市區(qū)開發(fā)有極大的利好影響。 本論文可能的創(chuàng)新之處在于選擇了房地產(chǎn)項目這一角度來研究項目建設(shè)管理的問題,視角新穎;本論文的不足之處在于數(shù)據(jù)有限,由于房地產(chǎn)開發(fā)項目中的某些數(shù)據(jù)資料具有保密性,論文中收集到的數(shù)據(jù)資料無法達到非常精確,可能會影響到數(shù)據(jù)分析結(jié)果的準確性;論文最后提出住宅小區(qū)項目綜合效益的提升策略,這些策略可能無法達到全面和具體,執(zhí)行后的效果不能準確衡量。
[Abstract]:With the rapid development of political, economic and social undertakings in our country, the real estate industry, which is closely related to our people's life, has entered a steady development and rapid promotion stage. The real estate industry has many special points, such as the early investment, the long construction time, the great influence of the national economic environment, especially the residential residential district project, which is also related to the country. Therefore, the research on residential district construction of residents can play a vital role in building project management and decision-making, at the same time, it is also the premise to control project investment risk, ensure reasonable and smooth development. Therefore, it can improve project construction through construction project investment analysis, risk assessment, benefit research and so on. The accuracy of decision-making can reduce the risk of project investment and enhance the comprehensive benefits of project construction.
In addition to the introduction, this article is composed of four parts.
The second part is the relevant theoretical part, mainly discussing the theory of the real estate construction project research, which include the basic theory of project economic benefit estimation, the basic theory of project financial evaluation, the project sensitivity and the comprehensive evaluation theory, and the theory of the technical standards for residential construction projects.
The third part focuses on the analysis of the status of the A residential district construction project. From the construction project introduction, the project planning, the construction project, the supporting facilities, the energy saving scheme, the organization and the property management plan, the project name is the construction project of the A residential district in the city of BZ. The suitable commercial and cultural environment is the ideal position of building the commercial and residential area, has great development value and broad market prospect; the project plan conforms to the development direction of the international human settlement project, conforms to the national relevant policies, meets the requirements of the BZ urban development planning, and conforms to the commercialization of the residential houses in the BZ city from the social welfare housing and the unit raising and building housing. The construction of this project is conducive to the development of other industries in BZ city.
The fourth part makes an objective evaluation of the construction project of A residential district, and puts forward the problems that should be paid attention to. From the investment estimation and fund raising and the comprehensive benefit evaluation, the concrete evaluation of the project construction is carried out. The conclusion is drawn that the result of the project economic feasibility evaluation is better, the project has a very strong anti risk ability and the project is very strong. Sales rate and VAT changes have a great impact on the project. At the same time, the research put forward some risk problems that may be encountered in the process of project construction, environmental protection problems, and the comprehensive benefit of project construction.
The fifth part puts forward the strategy suggestions for improving the comprehensive benefit of the construction project management of the A residential district. According to the problems found in the earlier period and the actual situation of this project, it is believed that the project investment risk can be avoided, the control of the project management process is strengthened, the ecological environment of the project construction is maintained, and the final realization project of the community construction system is constructed. Building the goal of sustainable development.
The research of this project fully illustrates the important role of the real estate project management, and also provides more accurate and practical basis for the decision making of the real estate project of the enterprise. Through the market investigation and analysis, the first hand information of the real estate industry of BZ city has been mastered, and it has a great benefit to the whole real estate industry, especially the development of the BZ urban area.
The possible innovation of this paper is to choose the real estate project to study the problem of project construction management, and the point of view is novel. The deficiency of this paper is that the data is limited because of the confidentiality of some data in the real estate development project, and the data collected in this paper can not be achieved very accurately. It will affect the accuracy of the results of the data analysis. At the end of this paper, the strategy of improving the comprehensive benefits of residential district projects is proposed. These strategies may not be comprehensive and specific, and the effect after the implementation can not be accurately measured.
