【摘要】:在我國(guó)政治、經(jīng)濟(jì)、社會(huì)等各項(xiàng)事業(yè)高速發(fā)展的今天,和我國(guó)人民生活息息相關(guān)的房地產(chǎn)行業(yè)進(jìn)入穩(wěn)步發(fā)展、快速提升階段。房地產(chǎn)業(yè)具有前期投入多、建設(shè)時(shí)間長(zhǎng)、受?chē)?guó)家經(jīng)濟(jì)環(huán)境影響大等特點(diǎn),尤其是居民住宅小區(qū)項(xiàng)目,更是關(guān)系到國(guó)民切身利益,所以對(duì)居民住宅小區(qū)建設(shè)進(jìn)行研究,能為建設(shè)項(xiàng)目管理決策起著至關(guān)重要的作用,同時(shí),也是控制項(xiàng)目投資風(fēng)險(xiǎn),確保合理、順利開(kāi)發(fā)的前提。因此,可以通過(guò)建設(shè)項(xiàng)目投資分析、風(fēng)險(xiǎn)評(píng)估、效益研究等方面的分析,提高項(xiàng)目建設(shè)決策的準(zhǔn)確性,降低項(xiàng)目投資風(fēng)險(xiǎn)性,提升項(xiàng)目建設(shè)的綜合效益。 除緒論外,本文由四部分組成。 第二部分是相關(guān)理論部分,,主要論述了房地產(chǎn)建設(shè)項(xiàng)目研究的理論。這些理論包括項(xiàng)目經(jīng)濟(jì)效益估算基本理論、項(xiàng)目財(cái)務(wù)評(píng)價(jià)基本理論、項(xiàng)目敏感性及綜合評(píng)價(jià)理論、住宅小區(qū)建設(shè)項(xiàng)目技術(shù)標(biāo)準(zhǔn)進(jìn)行理論等。 第三部分重點(diǎn)對(duì)A住宅小區(qū)建設(shè)項(xiàng)目現(xiàn)狀進(jìn)行了分析。從建設(shè)項(xiàng)目介紹、項(xiàng)目規(guī)劃方案、建筑工程方案、配套設(shè)施方案、節(jié)能方案、組織機(jī)構(gòu)及物業(yè)管理方案等方面進(jìn)行了論述。指出該項(xiàng)目名稱(chēng)為BZ市A住宅小區(qū)建設(shè)項(xiàng)目,優(yōu)厚的地理位置和適宜的商業(yè)、文化環(huán)境,是建設(shè)商住區(qū)的理想位置,有極大的開(kāi)發(fā)價(jià)值和廣闊的市場(chǎng)前景;項(xiàng)目規(guī)劃符合當(dāng)今國(guó)際人居工程發(fā)展方向,符合國(guó)家有關(guān)政策,符合BZ城市發(fā)展規(guī)劃要求,符合BZ市住宅由社會(huì)福利分房和單位集資建房向商品化住房轉(zhuǎn)變階段的需求。本項(xiàng)目的建設(shè)有利于帶動(dòng)BZ市其他行業(yè)的發(fā)展。 第四部分對(duì)A住宅小區(qū)建設(shè)項(xiàng)目進(jìn)行了客觀(guān)評(píng)價(jià),并提出應(yīng)該重視的問(wèn)題。從住宅小區(qū)投資估算和資金籌措、綜合效益評(píng)價(jià)進(jìn)行項(xiàng)目建設(shè)的具體評(píng)價(jià)。通過(guò)分析得出結(jié)論:項(xiàng)目經(jīng)濟(jì)可行性評(píng)價(jià)結(jié)果較好,項(xiàng)目有極強(qiáng)的抗風(fēng)險(xiǎn)能力,項(xiàng)目的銷(xiāo)售率、增值稅變化對(duì)項(xiàng)目影響較大;研究同時(shí)提出了項(xiàng)目建設(shè)過(guò)程中可能遇到的一些風(fēng)險(xiǎn)問(wèn)題、環(huán)境保護(hù)問(wèn)題、項(xiàng)目建設(shè)綜合效益問(wèn)題。 第五部分提出了A住宅小區(qū)建設(shè)項(xiàng)目管理綜合效益提升的策略建議。根據(jù)前期發(fā)現(xiàn)的問(wèn)題,結(jié)合本項(xiàng)目實(shí)際情況,認(rèn)為可以從合理規(guī)避項(xiàng)目投資風(fēng)險(xiǎn)、加強(qiáng)項(xiàng)目管理過(guò)程控制、維護(hù)項(xiàng)目建設(shè)生態(tài)環(huán)境、構(gòu)建小區(qū)配套建設(shè)系統(tǒng)最終實(shí)現(xiàn)項(xiàng)目建設(shè)可持續(xù)發(fā)展的目標(biāo)。 本項(xiàng)目的研究,充分說(shuō)明了房地產(chǎn)項(xiàng)目管理的重要作用,同時(shí),也為企業(yè)房地產(chǎn)項(xiàng)目決策提供更加準(zhǔn)確和切實(shí)可行的依據(jù)。通過(guò)市場(chǎng)調(diào)查分析,掌握了BZ市房地產(chǎn)業(yè)第一手資料,對(duì)于整個(gè)房地產(chǎn)行業(yè),特別是BZ市區(qū)開(kāi)發(fā)有極大的利好影響。 本論文可能的創(chuàng)新之處在于選擇了房地產(chǎn)項(xiàng)目這一角度來(lái)研究項(xiàng)目建設(shè)管理的問(wèn)題,視角新穎;本論文的不足之處在于數(shù)據(jù)有限,由于房地產(chǎn)開(kāi)發(fā)項(xiàng)目中的某些數(shù)據(jù)資料具有保密性,論文中收集到的數(shù)據(jù)資料無(wú)法達(dá)到非常精確,可能會(huì)影響到數(shù)據(jù)分析結(jié)果的準(zhǔn)確性;論文最后提出住宅小區(qū)項(xiàng)目綜合效益的提升策略,這些策略可能無(wú)法達(dá)到全面和具體,執(zhí)行后的效果不能準(zhǔn)確衡量。
[Abstract]:With the rapid development of political, economic and social undertakings in our country, the real estate industry, which is closely related to our people's life, has entered a steady development and rapid promotion stage. The real estate industry has many special points, such as the early investment, the long construction time, the great influence of the national economic environment, especially the residential residential district project, which is also related to the country. Therefore, the research on residential district construction of residents can play a vital role in building project management and decision-making, at the same time, it is also the premise to control project investment risk, ensure reasonable and smooth development. Therefore, it can improve project construction through construction project investment analysis, risk assessment, benefit research and so on. The accuracy of decision-making can reduce the risk of project investment and enhance the comprehensive benefits of project construction.
In addition to the introduction, this article is composed of four parts.
The second part is the relevant theoretical part, mainly discussing the theory of the real estate construction project research, which include the basic theory of project economic benefit estimation, the basic theory of project financial evaluation, the project sensitivity and the comprehensive evaluation theory, and the theory of the technical standards for residential construction projects.
The third part focuses on the analysis of the status of the A residential district construction project. From the construction project introduction, the project planning, the construction project, the supporting facilities, the energy saving scheme, the organization and the property management plan, the project name is the construction project of the A residential district in the city of BZ. The suitable commercial and cultural environment is the ideal position of building the commercial and residential area, has great development value and broad market prospect; the project plan conforms to the development direction of the international human settlement project, conforms to the national relevant policies, meets the requirements of the BZ urban development planning, and conforms to the commercialization of the residential houses in the BZ city from the social welfare housing and the unit raising and building housing. The construction of this project is conducive to the development of other industries in BZ city.
The fourth part makes an objective evaluation of the construction project of A residential district, and puts forward the problems that should be paid attention to. From the investment estimation and fund raising and the comprehensive benefit evaluation, the concrete evaluation of the project construction is carried out. The conclusion is drawn that the result of the project economic feasibility evaluation is better, the project has a very strong anti risk ability and the project is very strong. Sales rate and VAT changes have a great impact on the project. At the same time, the research put forward some risk problems that may be encountered in the process of project construction, environmental protection problems, and the comprehensive benefit of project construction.
The fifth part puts forward the strategy suggestions for improving the comprehensive benefit of the construction project management of the A residential district. According to the problems found in the earlier period and the actual situation of this project, it is believed that the project investment risk can be avoided, the control of the project management process is strengthened, the ecological environment of the project construction is maintained, and the final realization project of the community construction system is constructed. Building the goal of sustainable development.
The research of this project fully illustrates the important role of the real estate project management, and also provides more accurate and practical basis for the decision making of the real estate project of the enterprise. Through the market investigation and analysis, the first hand information of the real estate industry of BZ city has been mastered, and it has a great benefit to the whole real estate industry, especially the development of the BZ urban area.
The possible innovation of this paper is to choose the real estate project to study the problem of project construction management, and the point of view is novel. The deficiency of this paper is that the data is limited because of the confidentiality of some data in the real estate development project, and the data collected in this paper can not be achieved very accurately. It will affect the accuracy of the results of the data analysis. At the end of this paper, the strategy of improving the comprehensive benefits of residential district projects is proposed. These strategies may not be comprehensive and specific, and the effect after the implementation can not be accurately measured.
