【摘要】：房地產(chǎn)行業(yè)在我國發(fā)展迅速,不斷成長壯大,因此帶來的市場效應(yīng)及相關(guān)行業(yè)也不斷的專業(yè)化,標(biāo)準(zhǔn)化,整個(gè)管理過程的多樣化、自動(dòng)化以及信息化的要求也越來越高。以往的管理模式在如此發(fā)展迅速的大背景下顯得捉襟見肘,越來越無法滿足信息化、自動(dòng)化級(jí)別越來越高的市場經(jīng)濟(jì),并在一定程度上阻礙了發(fā)展,對(duì)企業(yè)管理層面對(duì)市場的決策也提供不了及時(shí)有效的支撐。 現(xiàn)在很多房地產(chǎn)企業(yè)還在使用傳統(tǒng)的手工記帳方式,通過紙、筆、人工記錄,在信息化高速發(fā)展的現(xiàn)在,很明顯無法滿足需求。如何把售樓人員從繁瑣的手工記錄中解放出來,從手工維護(hù)一大堆紙制文件到信息化、流程化、無紙化顯得尤為重要。除此之外,房屋企業(yè)發(fā)展迅猛,分工越來越明細(xì),工作越來越專業(yè),協(xié)同工作成為企業(yè)發(fā)展的必然趨勢。如何減少溝通成本,用最短的時(shí)間,集合最多的力量,發(fā)揮最大的作用,成為房屋企業(yè)研究的重點(diǎn)。 本文從分析房銷售的流程出發(fā),總結(jié)出現(xiàn)在銷售管理過程中涉及到的部門、人員,對(duì)銷售管理過程中的業(yè)務(wù)流程進(jìn)入了深入研究,按照現(xiàn)代銷售管理思想,通過優(yōu)化和整合現(xiàn)有的工作業(yè)務(wù)流程,將工作流引入房屋銷售管理系統(tǒng),實(shí)現(xiàn)各個(gè)部門的協(xié)同工作和,實(shí)現(xiàn)客戶與銷售代表的協(xié)同工作,實(shí)現(xiàn)管理人員與工作人員的協(xié)同工作。 在使用技術(shù)上,房屋銷售管理系統(tǒng)開發(fā)運(yùn)用了時(shí)下最流行的WEB三層體系結(jié)構(gòu),采用C#語言進(jìn)行開發(fā),采用開源工作流JWFD工作引擎進(jìn)行二次開發(fā),將其應(yīng)用于房屋銷售管理系統(tǒng),實(shí)現(xiàn)了協(xié)同工作,高效流轉(zhuǎn)。本文主要對(duì)房屋銷售管理系統(tǒng)進(jìn)行了詳細(xì)分析,并對(duì)基礎(chǔ)數(shù)據(jù)、業(yè)務(wù)流程進(jìn)行詳細(xì)分析,最終實(shí)現(xiàn)房屋銷售管理系統(tǒng)平臺(tái),理論上可供所有的開發(fā)商、銷售商以及客戶使用。文章最后對(duì)房屋銷售管理系統(tǒng)導(dǎo)入正式數(shù)據(jù)進(jìn)行實(shí)驗(yàn),實(shí)驗(yàn)證明該系統(tǒng)可處理大量的業(yè)務(wù)信息,方便協(xié)同工作,大大增強(qiáng)了業(yè)務(wù)的可操作性、實(shí)用性和可追蹤性,降低企業(yè)的運(yùn)營成本,為企業(yè)管理者可提供有效支撐。
[Abstract]:The real estate industry develops rapidly in our country and grows stronger and stronger. Therefore, the market effect and related industries are becoming more and more specialized, standardized, the whole management process is diversified, the requirement of automation and informatization is higher and higher.In the background of such a rapid development, the previous management mode has become more and more difficult to meet the needs of informatization, the market economy with higher automation level, and to a certain extent has hindered the development of the market.To the enterprise management face the market decision also can not provide the prompt and effective support.Now many real estate enterprises are still using the traditional manual accounting, through paper, pen, manual records, in the rapid development of information now, it is obviously unable to meet the demand.How to liberate the sales staff from tedious manual records, from manual maintenance of a large number of paper documents to information, flow, paperless is particularly important.In addition, the rapid development of housing enterprises, more and more detailed division of labor, more and more professional work, collaborative work has become an inevitable trend of enterprise development.How to reduce the cost of communication, use the shortest time, gather the most strength, play the greatest role, become the focus of the research of housing enterprises.Based on the analysis of the process of sales, this paper summarizes the departments and personnel involved in the process of sales management, and deeply studies the business process in the process of sales management, according to the modern sales management ideas.By optimizing and integrating the existing work flow, the workflow is introduced into the house sales management system to realize the cooperative work of each department, the cooperative work between the customer and the sales representative, and the cooperative work between the manager and the staff.In terms of using technology, the development of housing sales management system uses the most popular WEB three-tier architecture, using C # language to develop, using the open source workflow JWFD work engine for secondary development, and applies it to the housing sales management system.Cooperative work is realized and efficient circulation is realized.In this paper, the house sales management system is analyzed in detail, and the basic data and business process are analyzed in detail. Finally, the housing sales management system platform is realized, which can be used by all developers, vendors and customers in theory.In the end, the paper carries on the experiment to the house sale management system to import the official data. The experiment proves that the system can deal with a lot of business information, and it is convenient to work together, and greatly enhances the operation, practicability and traceability of the business.Reduce the operating cost of the enterprise, for enterprise managers can provide effective support.
