【摘要】：房地產(chǎn)企業(yè)集團(tuán)績效評價可以有效把握房地產(chǎn)企業(yè)績效管理的優(yōu)勢和存在的不足，為制定提升房地產(chǎn)企業(yè)集團(tuán)改善績效管理發(fā)展對策提供重要依據(jù)，促進(jìn)房地產(chǎn)企業(yè)可持續(xù)發(fā)展。 本文基于利益相關(guān)者的視角，界定了企業(yè)集團(tuán)、房地產(chǎn)企業(yè)集團(tuán)、績效評價等概念內(nèi)涵，分析利益相關(guān)者和績效評價方面的理論，確定了房地產(chǎn)企業(yè)集團(tuán)績效評價方法。根據(jù)房地產(chǎn)企業(yè)集團(tuán)績效的特點，，基于利益相關(guān)者視角，初步構(gòu)建了評價指標(biāo)體系，并基于聚類分析和主成分分析方法進(jìn)行指標(biāo)精簡，形成最終的房地產(chǎn)企業(yè)集團(tuán)績效評價指標(biāo)體系�；趯哟畏治龇ê妥儺愊禂�(shù)法構(gòu)建了指標(biāo)權(quán)重確定的方法，并求得了房地產(chǎn)企業(yè)集團(tuán)評價指標(biāo)體系的權(quán)重，提出了房地產(chǎn)企業(yè)集團(tuán)績效綜合評價的方法和流程。利用提出的方法對A房地產(chǎn)企業(yè)集團(tuán)進(jìn)行了案例分析，演示了評價方法的具體應(yīng)用，并對評價模型進(jìn)行驗證，根據(jù)評價結(jié)果，提出了A房地產(chǎn)企業(yè)集團(tuán)績效管理提升的對策。最后得出了論文的結(jié)論，指出了論文研究的不足提出了新的研究方向。
[Abstract]:Real estate enterprise group performance evaluation can effectively grasp the advantages and disadvantages of real estate enterprise performance management, and provide an important basis for the development of improving real estate enterprise group performance management.Promote the sustainable development of real estate enterprises.Based on the perspective of stakeholders, this paper defines the concept of enterprise group, real estate enterprise group, performance evaluation and so on, analyzes the theory of stakeholders and performance evaluation, and determines the real estate enterprise group performance evaluation method.According to the characteristics of real estate enterprise group performance, based on the stakeholder perspective, the evaluation index system is preliminarily constructed, and the index is streamlined based on cluster analysis and principal component analysis.Form the final real estate enterprise group performance evaluation index system.Based on Analytic hierarchy process (AHP) and coefficient of variation (CV), the method of determining index weight is constructed, and the weight of evaluation index system of real estate enterprise group is obtained, and the method and process of comprehensive evaluation of real estate enterprise group performance are put forward.This paper analyzes the case of A real estate enterprise group by using the proposed method, demonstrates the concrete application of the evaluation method, and verifies the evaluation model. According to the evaluation results, the paper puts forward the countermeasures of improving the performance management of A real estate enterprise group.Finally, the conclusion of the paper is drawn, and a new research direction is pointed out.
