【摘要】:可行性分析是商業(yè)房地產(chǎn)開發(fā)決策分析的重要步驟,它通過(guò)多開發(fā)項(xiàng)目市場(chǎng)、經(jīng)濟(jì)、財(cái)務(wù)、技術(shù)、風(fēng)險(xiǎn)等方面的綜合評(píng)價(jià)和論證,能有效降低投資風(fēng)險(xiǎn),保障投資效益。我國(guó)居民可支配收入快速的增加,社會(huì)消費(fèi)觀念的轉(zhuǎn)變和消費(fèi)能力的提高,以及商務(wù)交流活動(dòng)的逐漸頻繁等,共同促進(jìn)了商業(yè)房地產(chǎn)的活躍和繁榮發(fā)展,其高收益性的特征吸引越來(lái)越多地開發(fā)商投資該領(lǐng)域。然而,商業(yè)房地產(chǎn)項(xiàng)目涉及的利益相關(guān)者多、產(chǎn)業(yè)鏈條長(zhǎng),且項(xiàng)目收益主要來(lái)自后期招商管理、商業(yè)租售和物業(yè)升值等,造成項(xiàng)目風(fēng)險(xiǎn)性大。這在客觀上需要采用科學(xué)、系統(tǒng)和有效的方法進(jìn)行商業(yè)房地產(chǎn)項(xiàng)目投資的可行性分析和論證。遂寧商業(yè)房地產(chǎn)開發(fā)項(xiàng)目是遂寧市推動(dòng)城鎮(zhèn)化開發(fā)、改善城市面貌和提升商業(yè)品質(zhì)的重要建設(shè)項(xiàng)目,本文在學(xué)習(xí)和掌握項(xiàng)目管理系統(tǒng)知識(shí)的基礎(chǔ)上,研究遂寧商業(yè)房地產(chǎn)開發(fā)項(xiàng)目決策分析階段的項(xiàng)目管理問(wèn)題,主要包括7大部分的內(nèi)容:項(xiàng)目可行性決策分析管理理論基礎(chǔ);商業(yè)房地產(chǎn)可行性分析的主要內(nèi)容和方法;遂寧置信仁湖花園項(xiàng)目概述;遂寧置信仁湖花園項(xiàng)目市場(chǎng)經(jīng)營(yíng)環(huán)境分析和SWOT分析;遂寧置信仁湖花園項(xiàng)目市場(chǎng)定位及推廣;遂寧置信仁湖花園項(xiàng)目經(jīng)濟(jì)可行性分析;遂寧置信仁湖花園項(xiàng)目風(fēng)險(xiǎn)及應(yīng)對(duì)措施等。本文嘗試建立有關(guān)商業(yè)房地產(chǎn)項(xiàng)目可行性分析的基本研究框架,既有利于為遂寧置信仁湖花園投資和經(jīng)營(yíng)管理決策提供全面客觀的參考,又可以為其他商業(yè)房地產(chǎn)項(xiàng)目的開發(fā)提供有價(jià)值的借鑒。
[Abstract]:Feasibility analysis is an important step in the decision analysis of commercial real estate development. It can effectively reduce investment risk through comprehensive evaluation and demonstration of multi-development project market, economy, finance, technology, risk, etc. The rapid increase in the disposable income of Chinese residents, the transformation of social consumption concept and the improvement of consumption ability, as well as the gradual frequent business exchanges have jointly promoted the active and prosperous development of commercial real estate. Its high profitability features attract more and more developers to invest in this field. However, commercial real estate projects involve a large number of stakeholders, and the industry chain is long, and the project proceeds mainly come from late investment management, commercial leasing and sale, and property appreciation, etc. It is necessary to adopt scientific, systematic and effective methods to analyze and prove the feasibility of commercial real estate project investment. The Suining commercial real estate development project is to promote urbanization development in Suining City. On the basis of studying and mastering the knowledge of project management system, this paper studies the project management in the decision analysis stage of Suining commercial real estate development project. It mainly includes seven parts: the theoretical basis of project feasibility decision analysis and management, the main content and method of commercial real estate feasibility analysis, the outline of Suining confidence Renhu Garden project; Suining confidence Renhu Garden project market environment analysis and SWOT analysis, Suining confidence Renhu Garden project market positioning and promotion, Suining confidence Renhu Garden project economic feasibility analysis; Suining believes in the risks and countermeasures of the Renhu Garden Project. This paper attempts to establish a basic research framework for the feasibility analysis of commercial real estate projects. It can not only provide a comprehensive and objective reference for investment and management decision of Suining confidence Renhu Garden, but also provide valuable reference for the development of other commercial real estate projects.
