C開發(fā)區(qū)房地產(chǎn)市場發(fā)展的政府引導研究

【摘要】:房地產(chǎn)業(yè)在國民經(jīng)濟中具有重要地位,它是整個城鎮(zhèn)經(jīng)濟發(fā)展的基礎性產(chǎn)業(yè),是國民經(jīng)濟的先導性產(chǎn)業(yè),在許多地區(qū)房地產(chǎn)業(yè)已成為國民經(jīng)濟的支柱產(chǎn)業(yè)。近年房地產(chǎn)業(yè)逐漸成為國計民生關注的焦點,新建區(qū)域房地產(chǎn)市場更成為吸引投資的熱點。新建開發(fā)區(qū)、經(jīng)濟區(qū)等設立承載著發(fā)揮產(chǎn)業(yè)集聚、集約發(fā)展、推進經(jīng)濟增長方式轉變的歷史使命,房地產(chǎn)業(yè)對新建區(qū)域發(fā)展重要性不言而喻,引導促進新建區(qū)域房地產(chǎn)市場健康穩(wěn)定發(fā)展意義重大。 本文以C開發(fā)區(qū)為例,研究新建區(qū)域房地產(chǎn)市場發(fā)展過程的政府引導,總結發(fā)展引導過程中的經(jīng)驗和不足,為C開發(fā)區(qū)房地產(chǎn)市場未來發(fā)展和政府引導提供參考和借鑒。并通過對C開發(fā)區(qū)的研究抽象出,可借鑒的新建區(qū)域房地產(chǎn)市場發(fā)展和引導的理念及思路。 本文在總結分析C開發(fā)區(qū)房地產(chǎn)市場發(fā)展及政府引導過程中,使用了理論梳理、實踐梳理、比較研究法、規(guī)范研究法等研究方法。首先介紹了C開發(fā)區(qū)建區(qū)以來房地產(chǎn)市場發(fā)展情況、取得成就以及存在的問題。其次分析了C開發(fā)區(qū)房地產(chǎn)市場發(fā)展中政府引導現(xiàn)狀,評價了C開發(fā)區(qū)房地產(chǎn)市場政府引導效果及存在的問題,總結了政府引導存在的問題。接著對三個國內(nèi)典型開發(fā)區(qū)房地產(chǎn)市場發(fā)展中政府引導模式進行了分析,總結出新建開發(fā)區(qū)房地產(chǎn)市場發(fā)展引導的借鑒與警示。最后,指出了近期C開發(fā)區(qū)房地產(chǎn)市場面臨的壓力,對C開發(fā)區(qū)房地產(chǎn)市場發(fā)展及政府引導給出了認清供需失衡的主要矛盾、參照真實科學指標、引進知名開發(fā)企業(yè)、樹立標桿項目、成立房地產(chǎn)行業(yè)協(xié)會等建議,相關建議也可作為其他新建企業(yè)房地產(chǎn)市場發(fā)展和政府引導的借鑒。
[Abstract]:The real estate industry plays an important role in the national economy. It is the basic industry of the development of the whole town economy and the leading industry of the national economy. In many areas, the real estate industry has become the pillar industry of the national economy.In recent years, the real estate industry has gradually become the focus of the national economy and the people's livelihood, and the new regional real estate market has become a hot spot to attract investment.The establishment of new development zones and economic zones bears the historical mission of giving full play to industrial agglomeration, intensive development and promoting the transformation of economic growth mode. The importance of real estate to the development of new regions is self-evident.It is of great significance to guide and promote the healthy and stable development of the new regional real estate market.Taking the C Development Zone as an example, this paper studies the government guidance of the development process of the new regional real estate market, summarizes the experience and shortcomings in the development guidance process, and provides reference and reference for the future development and government guidance of the real estate market in the C development zone.Through the research of C development zone, the paper abstracts the ideas and ideas of the development and guidance of the new regional real estate market.In the process of summing up and analyzing the development of real estate market and the guidance of the government in the C development zone, this paper uses some research methods, such as theory combing, practice combing, comparative research method, standardizing research method and so on.Firstly, the paper introduces the development of real estate market, achievements and problems since the establishment of C development zone.Secondly, the paper analyzes the current situation of government guidance in the development of real estate market in development zone C, evaluates the effect and problems of government guidance in real estate market of development zone C, and summarizes the problems existing in government guidance.Then the paper analyzes the government guiding mode in the development of the real estate market in three typical domestic development zones, and sums up the reference and warning of the guidance of the development of the real estate market in the new development zone.Finally, the paper points out the pressure that the real estate market in C development zone is facing in the near future, and gives a clear understanding of the main contradiction between supply and demand imbalance for the development of real estate market and the guidance of the government in C development zone, and introduces famous development enterprises according to the true scientific indicators.The suggestion of setting up a benchmark project and establishing a real estate industry association can also be used as a reference for the development of the real estate market of other newly built enterprises and the guidance of the government.
