【摘要】：隨著計(jì)算機(jī)技術(shù)、網(wǎng)絡(luò)技術(shù)、信息技術(shù)的快速發(fā)展，給房地產(chǎn)信息化管理帶來(lái)機(jī)遇，通過(guò)現(xiàn)代化管理手段實(shí)現(xiàn)房地產(chǎn)日常辦公網(wǎng)絡(luò)化、房地產(chǎn)數(shù)據(jù)互聯(lián)化、共享化已經(jīng)成為未來(lái)發(fā)展趨勢(shì)，同時(shí)房地產(chǎn)數(shù)據(jù)信息化也是國(guó)家住建部要求發(fā)展方向。本論文就是基于這樣的背景進(jìn)行基于J2EE技術(shù)的房地產(chǎn)信息管理系統(tǒng)設(shè)計(jì)與實(shí)現(xiàn)，以推動(dòng)房地產(chǎn)信息化建設(shè)。 本文以一家房地產(chǎn)企業(yè)為背景進(jìn)行房地產(chǎn)信息管理系統(tǒng)設(shè)計(jì)，在進(jìn)行論文研究背景和國(guó)內(nèi)外研究現(xiàn)狀評(píng)述的基礎(chǔ)上，對(duì)系統(tǒng)設(shè)計(jì)相關(guān)技術(shù)與理論進(jìn)行了評(píng)述。分析了房地產(chǎn)集團(tuán)公司的組織架構(gòu)以及背景，此基礎(chǔ)上對(duì)房地產(chǎn)集團(tuán)公司業(yè)務(wù)流程進(jìn)行了詳細(xì)地分析，本論文主要的工作內(nèi)容有： （1）在進(jìn)行企業(yè)需求調(diào)研分析時(shí)，論文利用統(tǒng)一建模語(yǔ)言（UML）和面向?qū)ο蟮姆治龇椒▽?duì)企業(yè)認(rèn)購(gòu)、訂購(gòu)、認(rèn)租、退租流程進(jìn)行了詳細(xì)的分析，以及從多個(gè)角度分析了企業(yè)業(yè)務(wù)需求與系統(tǒng)體系結(jié)構(gòu)，包括系統(tǒng)銷(xiāo)售管理、工程管理、財(cái)務(wù)管理、系統(tǒng)管理功能和系統(tǒng)非功能性需求。 （2）系統(tǒng)在框架設(shè)計(jì)上采用了MVC架構(gòu)，論文對(duì)MVC架構(gòu)設(shè)計(jì)過(guò)程進(jìn)行了詳細(xì)說(shuō)明，分別對(duì)用戶表示層、業(yè)務(wù)邏輯層、數(shù)據(jù)持久層實(shí)現(xiàn)過(guò)程進(jìn)行了詳細(xì)的分析說(shuō)明，，并完成系統(tǒng)銷(xiāo)售管理、工程管理、財(cái)務(wù)管理、系統(tǒng)管理功能設(shè)計(jì)與系統(tǒng)數(shù)據(jù)庫(kù)設(shè)計(jì)，充分利用J2EE的可跨平臺(tái)性和Hibernate數(shù)據(jù)訪問(wèn)對(duì)象在數(shù)據(jù)層的透明訪問(wèn)來(lái)集成和兼容不同平臺(tái)下的不同數(shù)據(jù)庫(kù)，以此架構(gòu)為基礎(chǔ)支撐起整個(gè)系統(tǒng)的業(yè)務(wù)邏輯實(shí)現(xiàn)，同時(shí)對(duì)系統(tǒng)數(shù)據(jù)系統(tǒng)優(yōu)化做了詳細(xì)分析。 （3）在論文的最后對(duì)系統(tǒng)MVC架構(gòu)、數(shù)據(jù)庫(kù)、系統(tǒng)功能實(shí)現(xiàn)效果進(jìn)行展示，并以房屋銷(xiāo)售管理、認(rèn)租管理、房屋資源管理為重點(diǎn)介紹了其實(shí)現(xiàn)過(guò)程，以及完成了系統(tǒng)業(yè)務(wù)與性能測(cè)試，并對(duì)系統(tǒng)設(shè)計(jì)進(jìn)行了總結(jié)與展望。
[Abstract]:With the rapid development of computer technology, network technology and information technology, it brings opportunities to real estate information management. Sharing has become a trend in the future. At the same time, the development direction of real estate information is also required by the Ministry of Housing and Construction. This paper is based on this background to design and implement the real estate information management system based on J2EE technology. In order to promote real estate information construction. In this paper, a real estate information management system is designed in the background of a real estate enterprise. The related technology and theory of the system design are reviewed. The organizational structure and background of the real estate group company are analyzed. On this basis, the business process of the real estate group company is analyzed in detail. The main contents of this paper are as follows:. 1) in the process of enterprise demand investigation and analysis, this paper makes use of unified modeling language (UML) and object-oriented analysis method to analyze the process of enterprise subscription, subscription, rental recognition and rent-refund in detail. It also analyzes the business requirements and system architecture from several angles, including system sales management, engineering management, financial management, system management functions and system non-functional requirements. In this paper, the design process of MVC architecture is described in detail, and the realization process of user presentation layer, business logic layer and data persistence layer are analyzed in detail. And complete the system sales management, engineering management, financial management, system management function design and system database design, Taking full advantage of the cross-platform nature of J2EE and the transparent access of Hibernate data access objects in the data layer to integrate and compatible with different databases under different platforms, this framework supports the implementation of the business logic of the whole system. At the same time, the system data system optimization is analyzed in detail. At the end of the thesis, the realization effect of system MVC structure, database and system function is demonstrated, and the realization process of the system is introduced with emphasis on housing sales management, rent recognition management and housing resource management. The test of system business and performance is completed, and the design of the system is summarized and prospected.
