【摘要】：隨著我國經(jīng)濟的發(fā)展,人民生活水平的提高,人們對旅游的需求逐漸增加,尤其是海洋旅游成為人們新的旅游消費傾向。開發(fā)海洋旅游項目成為許多有配套旅游業(yè)務(wù)酒店的新的收入增長點。旅游酒店是旅游業(yè)發(fā)展的主要基礎(chǔ)設(shè)施,其數(shù)量和服務(wù)質(zhì)量的發(fā)展,是旅游業(yè)發(fā)展水平的重要標志。三亞作為中國最著名的濱海旅游城市,其酒店的發(fā)展速度高于其他城市。本文以項目的風險管理理論和方法為基礎(chǔ),對海棠灣酒店房地產(chǎn)開發(fā)項目風險管理進行了研究。首先,文章闡述了選題的背景和意義,研究國內(nèi)外相關(guān)文獻,并對論文的主要內(nèi)容、技術(shù)路線和相關(guān)理論作了介紹。接著,針對海棠灣酒店房地產(chǎn)開發(fā)項目概況進行分析,介紹該項目的基本情況、實施進度、建設(shè)內(nèi)容以及項目市場環(huán)境分析等。然后對海棠灣酒店房地產(chǎn)開發(fā)項目進行風險的識別。通過定性分析指出海棠灣酒店房地產(chǎn)開發(fā)項目的風險可以分為財務(wù)風險、人力風險、技術(shù)風險、工期風險和項目質(zhì)量風險。接下來進行海棠灣酒店房地產(chǎn)開發(fā)項目風險評價。利用層次分析法和模糊評價法對海棠灣酒店房地產(chǎn)開發(fā)項目風險進行了評價。評價結(jié)果表明項目整體風險在較低等級,項目風險在可接受的范圍內(nèi)。按風險大小排序為該項目風險因素風險等級水平從高到低的排序為：財務(wù)風險、質(zhì)量風險、工期風險、技術(shù)風險、人力風險。最后,提出海棠灣酒店房地產(chǎn)開發(fā)項目風險應(yīng)對措施。根據(jù)對風險的識別和評價,論文對海棠灣酒店房地產(chǎn)開發(fā)項目的風險應(yīng)對進行了分析和設(shè)計。
[Abstract]:With the development of China's economy and the improvement of people's living standards, people's demand for tourism has gradually increased. In particular, marine tourism has become a new trend of tourism consumption. The development of marine tourism projects has become a new revenue growth point for many hotels with supporting tourism business. Tourist hotels are the main infrastructure for the development of tourism. The development of its quantity and service quality is an important symbol of the level of tourism development. As the most famous coastal tourism city in China, the hotel development speed of Sanya is higher than that of other cities. This paper studies the risk management of the hotel real estate development project in Haitangwan. Firstly, the paper expounds the background and significance of the topic, studies the relevant literature at home and abroad, and introduces the main content, technical route and related theory of the paper. This paper analyzes the general situation of the real estate development project of Haitangwan Hotel, introduces the basic situation of the project and the progress of its implementation. Construction content and project market environment analysis, etc. Then the risk identification of the real estate development project of Haitang Bay Hotel is carried out. Through qualitative analysis, it is pointed out that the risk of the hotel real estate development project can be divided into financial risk and human risk. Technical risks, The risk evaluation of the real estate development project of Haitang Bay Hotel is carried out. The risk of the real estate development project of the hotel is evaluated by using the analytic hierarchy process (AHP) and the fuzzy evaluation method. The results show that the overall risk of the project is at a lower level, Project risk is within acceptable range. Ranking the risk factors of the project from high to low by risk level is: financial risk, quality risk, duration risk, technical risk, manpower risk. According to the identification and evaluation of the risk, the paper analyzes and designs the risk response of the real estate development project of the Haitang Bay Hotel.
