【摘要】：隨著我國經(jīng)濟(jì)的發(fā)展,人民生活水平的提高,人們對(duì)旅游的需求逐漸增加,尤其是海洋旅游成為人們新的旅游消費(fèi)傾向。開發(fā)海洋旅游項(xiàng)目成為許多有配套旅游業(yè)務(wù)酒店的新的收入增長(zhǎng)點(diǎn)。旅游酒店是旅游業(yè)發(fā)展的主要基礎(chǔ)設(shè)施,其數(shù)量和服務(wù)質(zhì)量的發(fā)展,是旅游業(yè)發(fā)展水平的重要標(biāo)志。三亞作為中國最著名的濱海旅游城市,其酒店的發(fā)展速度高于其他城市。本文以項(xiàng)目的風(fēng)險(xiǎn)管理理論和方法為基礎(chǔ),對(duì)海棠灣酒店房地產(chǎn)開發(fā)項(xiàng)目風(fēng)險(xiǎn)管理進(jìn)行了研究。首先,文章闡述了選題的背景和意義,研究國內(nèi)外相關(guān)文獻(xiàn),并對(duì)論文的主要內(nèi)容、技術(shù)路線和相關(guān)理論作了介紹。接著,針對(duì)海棠灣酒店房地產(chǎn)開發(fā)項(xiàng)目概況進(jìn)行分析,介紹該項(xiàng)目的基本情況、實(shí)施進(jìn)度、建設(shè)內(nèi)容以及項(xiàng)目市場(chǎng)環(huán)境分析等。然后對(duì)海棠灣酒店房地產(chǎn)開發(fā)項(xiàng)目進(jìn)行風(fēng)險(xiǎn)的識(shí)別。通過定性分析指出海棠灣酒店房地產(chǎn)開發(fā)項(xiàng)目的風(fēng)險(xiǎn)可以分為財(cái)務(wù)風(fēng)險(xiǎn)、人力風(fēng)險(xiǎn)、技術(shù)風(fēng)險(xiǎn)、工期風(fēng)險(xiǎn)和項(xiàng)目質(zhì)量風(fēng)險(xiǎn)。接下來進(jìn)行海棠灣酒店房地產(chǎn)開發(fā)項(xiàng)目風(fēng)險(xiǎn)評(píng)價(jià)。利用層次分析法和模糊評(píng)價(jià)法對(duì)海棠灣酒店房地產(chǎn)開發(fā)項(xiàng)目風(fēng)險(xiǎn)進(jìn)行了評(píng)價(jià)。評(píng)價(jià)結(jié)果表明項(xiàng)目整體風(fēng)險(xiǎn)在較低等級(jí),項(xiàng)目風(fēng)險(xiǎn)在可接受的范圍內(nèi)。按風(fēng)險(xiǎn)大小排序?yàn)樵擁?xiàng)目風(fēng)險(xiǎn)因素風(fēng)險(xiǎn)等級(jí)水平從高到低的排序?yàn)椋贺?cái)務(wù)風(fēng)險(xiǎn)、質(zhì)量風(fēng)險(xiǎn)、工期風(fēng)險(xiǎn)、技術(shù)風(fēng)險(xiǎn)、人力風(fēng)險(xiǎn)。最后,提出海棠灣酒店房地產(chǎn)開發(fā)項(xiàng)目風(fēng)險(xiǎn)應(yīng)對(duì)措施。根據(jù)對(duì)風(fēng)險(xiǎn)的識(shí)別和評(píng)價(jià),論文對(duì)海棠灣酒店房地產(chǎn)開發(fā)項(xiàng)目的風(fēng)險(xiǎn)應(yīng)對(duì)進(jìn)行了分析和設(shè)計(jì)。
[Abstract]:With the development of China's economy and the improvement of people's living standards, people's demand for tourism has gradually increased. In particular, marine tourism has become a new trend of tourism consumption. The development of marine tourism projects has become a new revenue growth point for many hotels with supporting tourism business. Tourist hotels are the main infrastructure for the development of tourism. The development of its quantity and service quality is an important symbol of the level of tourism development. As the most famous coastal tourism city in China, the hotel development speed of Sanya is higher than that of other cities. This paper studies the risk management of the hotel real estate development project in Haitangwan. Firstly, the paper expounds the background and significance of the topic, studies the relevant literature at home and abroad, and introduces the main content, technical route and related theory of the paper. This paper analyzes the general situation of the real estate development project of Haitangwan Hotel, introduces the basic situation of the project and the progress of its implementation. Construction content and project market environment analysis, etc. Then the risk identification of the real estate development project of Haitang Bay Hotel is carried out. Through qualitative analysis, it is pointed out that the risk of the hotel real estate development project can be divided into financial risk and human risk. Technical risks, The risk evaluation of the real estate development project of Haitang Bay Hotel is carried out. The risk of the real estate development project of the hotel is evaluated by using the analytic hierarchy process (AHP) and the fuzzy evaluation method. The results show that the overall risk of the project is at a lower level, Project risk is within acceptable range. Ranking the risk factors of the project from high to low by risk level is: financial risk, quality risk, duration risk, technical risk, manpower risk. According to the identification and evaluation of the risk, the paper analyzes and designs the risk response of the real estate development project of the Haitang Bay Hotel.
