蘇州YJG房地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)管理研究

【摘要】:房地產(chǎn)業(yè)作為國(guó)民經(jīng)濟(jì)發(fā)展的支柱產(chǎn)業(yè)之一,是一個(gè)高風(fēng)險(xiǎn)行業(yè)。房地產(chǎn)項(xiàng)目往往伴隨著大量風(fēng)險(xiǎn)。和國(guó)外相比,我國(guó)房地產(chǎn)業(yè)風(fēng)險(xiǎn)管理還存在諸多不足,開發(fā)商、分包方、承建方等方面存在風(fēng)險(xiǎn)管理意識(shí)的淡薄、管理機(jī)制的嚴(yán)重缺失、缺乏專業(yè)和系統(tǒng)的風(fēng)險(xiǎn)管理理論和方法來對(duì)項(xiàng)目進(jìn)行有效管理等問題。如何規(guī)范房地產(chǎn)項(xiàng)目管理,避免或減少房地產(chǎn)項(xiàng)目的風(fēng)險(xiǎn)顯得極其重要。本文以蘇州YJG房地產(chǎn)項(xiàng)目為背景,對(duì)其風(fēng)險(xiǎn)管理問題進(jìn)行了研究。 在介紹了研究背景后,本文首先對(duì)房地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)管理的國(guó)內(nèi)外相關(guān)文獻(xiàn)進(jìn)行了歸納、綜述,對(duì)房地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)管理的相關(guān)概念進(jìn)行了說明。然后,運(yùn)用頭腦風(fēng)暴法對(duì)YJG房地產(chǎn)項(xiàng)目進(jìn)行了風(fēng)險(xiǎn)識(shí)別,運(yùn)用專家打分法等方法對(duì)各階段的風(fēng)險(xiǎn)進(jìn)行了估計(jì)和評(píng)價(jià)。最后就YJG項(xiàng)目的前期準(zhǔn)備階段、建設(shè)階段和銷售階段分別提出了風(fēng)險(xiǎn)應(yīng)對(duì)策略。本文的研究對(duì)房地產(chǎn)開發(fā)商管理YJG項(xiàng)目及其他類似項(xiàng)目有一定的參考意義。
[Abstract]:As one of the pillar industries of national economic development, real estate industry is a high-risk industry. Real estate projects are often accompanied by a large number of risks. Compared with foreign countries, China's real estate industry risk management still has many shortcomings, developers, subcontractors, There are some problems such as weak awareness of risk management, serious lack of management mechanism, lack of professional and systematic risk management theory and method to effectively manage the project, etc. How to standardize the management of real estate project, etc. It is very important to avoid or reduce the risk of real estate projects. This paper studies the risk management of YJG real estate projects in Suzhou. After introducing the research background, this paper first summarizes and summarizes the domestic and foreign literatures on the risk management of real estate projects, and explains the related concepts of the risk management of real estate projects. This paper uses brainstorming method to identify the risk of YJG real estate projects, estimates and evaluates the risks of each stage by means of expert scoring method. Finally, the preliminary preparation stage of the YJG project is discussed. The research of this paper has some reference significance for real estate developers to manage YJG projects and other similar projects.
