【摘要】:房地產(chǎn)業(yè)在整個(gè)國(guó)民經(jīng)濟(jì)體系中屬于基礎(chǔ)性、先導(dǎo)性產(chǎn)業(yè)。 投機(jī)群體在房產(chǎn)體系中對(duì)房?jī)r(jià)快速上漲起到了推波助瀾的作用,因此,非理性預(yù)期的投機(jī)行為對(duì)房?jī)r(jià)上漲影響頗大,,而在房產(chǎn)體系中最后一層是老百姓,也成了高房?jī)r(jià)的最后買單者。 本論文正是針對(duì)上述問(wèn)題,以房地產(chǎn)交易過(guò)程為主要的研究對(duì)象,在深入分析房地產(chǎn)成本因素的基礎(chǔ)上,提出構(gòu)建區(qū)域一體化的區(qū)域房地產(chǎn)資源交易管理系統(tǒng),從源頭土地到最終的房屋產(chǎn)權(quán)進(jìn)行全過(guò)程管理,從而實(shí)現(xiàn)可分析的房地產(chǎn)資源成本管理體系。主要內(nèi)容為: 1.結(jié)合各房地產(chǎn)開(kāi)發(fā)商發(fā)布的成本因素,結(jié)合實(shí)際房地產(chǎn)建設(shè)過(guò)程提出房地產(chǎn)資源成本模型; 2.研究并組織開(kāi)發(fā)房地產(chǎn)資源交易管理系統(tǒng),通過(guò)引入項(xiàng)目卡的機(jī)制,實(shí)現(xiàn)房地產(chǎn)資源從無(wú)到有的全過(guò)程信息化管理; 3.配套建設(shè)交易電子監(jiān)察系統(tǒng),實(shí)現(xiàn)對(duì)交易過(guò)程的行為分析與異常監(jiān)控,避免違規(guī)或異常情況的出現(xiàn),成為抑制房?jī)r(jià)的監(jiān)管工具 4.通過(guò)實(shí)際數(shù)據(jù),展示平臺(tái)研究成果,并對(duì)未來(lái)的發(fā)展和趨勢(shì)進(jìn)行展望。 區(qū)域房地產(chǎn)資源交易管理系統(tǒng)以推行規(guī)范區(qū)域房地產(chǎn)資源交易統(tǒng)一管理、實(shí)現(xiàn)政府引導(dǎo)、市場(chǎng)交易、規(guī)范運(yùn)作、有效監(jiān)管為目標(biāo),以現(xiàn)代信息網(wǎng)絡(luò)技術(shù)為手段,突出信息共享和資源整合,按照“公開(kāi)透明、公平競(jìng)爭(zhēng)、公正合理、誠(chéng)實(shí)信用、統(tǒng)一管理”的原則,構(gòu)建一體化區(qū)域房地產(chǎn)資源交易網(wǎng)上運(yùn)行機(jī)制。構(gòu)建地區(qū)統(tǒng)一、規(guī)范、便捷、高效、公開(kāi)的區(qū)域房地產(chǎn)資源交易平臺(tái),逐步形成規(guī)范完善的區(qū)域房地產(chǎn)資源交易體系,實(shí)現(xiàn)地區(qū)區(qū)域房地產(chǎn)資源交易效率的最大化,推進(jìn)房地產(chǎn)交易健康建設(shè)。
[Abstract]:Real estate industry belongs to basic, leading industry in the whole national economy system. Speculative groups have contributed to the rapid rise in house prices in the real estate system, so irrational speculation has had a significant impact on the rise in house prices, and on the last floor of the real estate system is the common people. Also became the final buyer of high house prices. This paper is aimed at the above problems, taking the real estate transaction process as the main research object, on the basis of in-depth analysis of the real estate cost factors, the paper puts forward the construction of regional integration of regional real estate resource transaction management system. From the source land to the final housing property right to carry on the whole process management, thus realizes the real estate resources cost management system which can be analyzed. The main contents are as follows:. 1. According to the cost factors issued by real estate developers and the process of real estate construction, a real estate resource cost model is put forward. 2. Research and develop real estate resource transaction management system, through introducing the mechanism of project card, realize the whole process information management of real estate resources from nothing to existence; 3.Construction of electronic monitoring system of transaction, to realize the behavior analysis and abnormal monitoring of transaction process, to avoid the occurrence of irregularities or abnormal situations, and to become a regulatory tool to restrain house prices. 4. Through the actual data, the research results of the platform are displayed, and the future development and trend are prospected. The management system of regional real estate resource transaction aims at standardizing the unified management of regional real estate resource transaction, realizing government guidance, market transaction, standardizing operation and effective supervision, and taking modern information network technology as the means. Emphasizing information sharing and resource integration, according to the principle of "open and transparent, fair competition, fair and reasonable, honesty and credit, unified management", constructing the integrated regional real estate resources trading online operation mechanism, constructing regional unification and standardization, Convenient, efficient, open regional real estate resource trading platform, gradually formed a standardized regional real estate resources trading system, to achieve the maximum of regional real estate resources transaction efficiency, to promote the healthy construction of real estate transactions.
