【摘要】:本文詳細(xì)闡述了房地產(chǎn)投資決策的有關(guān)理論,剖析了近幾年國(guó)內(nèi)房地產(chǎn)開發(fā)企業(yè)在投資決策中存在的風(fēng)險(xiǎn),并聯(lián)系作者從事房地產(chǎn)開發(fā)企業(yè)項(xiàng)目投資工作的實(shí)踐經(jīng)驗(yàn),從房地產(chǎn)投資分析的體系建設(shè)到拿地策略,,提出切實(shí)可行的風(fēng)險(xiǎn)防范措施,最后以實(shí)際案例進(jìn)行投資分析說(shuō)明。從項(xiàng)目概況和企業(yè)對(duì)項(xiàng)目的篩選標(biāo)準(zhǔn)入手,對(duì)項(xiàng)目展開全面論證。就影響項(xiàng)目開發(fā)的市場(chǎng)周期和區(qū)域宏觀影響因素進(jìn)行了詳細(xì)的闡述;通過(guò)對(duì)土地的屬性判斷及SWOT分析,以及詳細(xì)的市場(chǎng)競(jìng)爭(zhēng)關(guān)系論證,為項(xiàng)目定位提供了依據(jù);最后,運(yùn)用項(xiàng)目開發(fā)的財(cái)務(wù)評(píng)價(jià)體系,遵循企業(yè)的經(jīng)濟(jì)收益要求,為決策者對(duì)地塊競(jìng)拍提供可靠的決策依據(jù)。并對(duì)項(xiàng)目后期的復(fù)盤提出建議,形成一套完善的企業(yè)投資決策分析標(biāo)準(zhǔn)化體系,為房地產(chǎn)企業(yè)進(jìn)行地產(chǎn)項(xiàng)目投資決策提供一個(gè)可借鑒、可參考的分析框架。
[Abstract]:This paper expounds the theory of real estate investment decision in detail, analyzes the risks existing in the investment decision of domestic real estate development enterprises in recent years, and connects with the author's practical experience in the project investment work of real estate development enterprises. From the system construction of real estate investment analysis to the strategy of land taking, the paper puts forward the feasible risk prevention measures, and finally analyzes the investment with actual cases, starting with the project general situation and the screening criteria of the enterprise to the project, The paper expounds the market cycle and regional macro factors influencing the project development in detail, through the attribute judgment and SWOT analysis of the land, as well as the detailed demonstration of the market competition relation. Finally, using the financial evaluation system of project development, following the economic benefit requirements of the enterprise, providing a reliable decision basis for the decision makers to bid for land plots, and putting forward some suggestions for the review of the later stage of the project. A set of perfect enterprise investment decision analysis standardization system is formed, which can provide a reference and reference analysis frame for real estate enterprise to make investment decision on real estate project.
