【摘要】：隨著經(jīng)濟的迅速發(fā)展，房地產(chǎn)行業(yè)競爭日益激烈，行業(yè)中一些細節(jié)的因素已經(jīng)越來越多的被人們所重視及關(guān)注，小區(qū)內(nèi)的布局因素是房地產(chǎn)行業(yè)下必然的產(chǎn)物，其人性化在房地產(chǎn)行業(yè)中的表現(xiàn)也愈發(fā)明顯。近年來，我們了解到房地產(chǎn)行業(yè)快速發(fā)展越來越傾向于人性化這項指標(biāo)。從人性化的角度，弄清楚到底有哪些因素對房地產(chǎn)內(nèi)部布局有影響，，并且對其的影響程度如何，對于房地產(chǎn)后續(xù)的的發(fā)展而言是十分必要的。 本文使用文獻分析和實證研究的方法從人性化的角度分析房地產(chǎn)內(nèi)部布局的影響因素，并提出測量模型，進而為房地產(chǎn)開發(fā)企業(yè)提出建議。首先，本文在研究國內(nèi)外經(jīng)典文獻的基礎(chǔ)之上，以平遙縣具體小區(qū)為研究對象，通過介紹小區(qū)的基本概況、平面布局圖，歸納總結(jié)了房地產(chǎn)內(nèi)部布局的影響因素和評價指標(biāo)，進而提出了相關(guān)假設(shè)。其次，本文從人性化的角度，根據(jù)房地產(chǎn)內(nèi)部布局的影響因素設(shè)計了調(diào)查問卷，并進行了統(tǒng)計調(diào)查。接下來，本文使用SPSS17.00對數(shù)據(jù)進行了描述性統(tǒng)計分析、信度和效度分析，運用LISREL8.70對數(shù)據(jù)進行驗證性因子分析，構(gòu)建結(jié)構(gòu)方程模型來驗證基于人性化的角度得出內(nèi)部布局的影響因素有空間因素、景觀因素、微環(huán)境因素，并得出這三者均為影響因素，其中空間因素的影響最顯著。最后，根據(jù)研究得出的結(jié)論為大型房地產(chǎn)的后續(xù)開發(fā)提供參考建議。
[Abstract]:With the rapid development of economy, the competition of real estate industry is becoming more and more fierce, the factors of some details in the industry have been paid more and more attention to, the layout factor in the district is the inevitable product under the real estate industry. In recent years, we have learned that the rapid development of the real estate industry is increasingly inclined to humanize this indicator. It is necessary for the subsequent development of real estate to find out what factors have influence on the internal layout of real estate and how it affects it. This paper uses the methods of literature analysis and empirical research to analyze the influencing factors of the interior layout of real estate from the point of view of humanization, and puts forward the measurement model, and then puts forward some suggestions for the real estate development enterprises. On the basis of studying the classical literature at home and abroad, taking Pingyao County as the research object, this paper summarizes the influencing factors and evaluation indexes of the interior layout of real estate by introducing the basic situation of the district and the plan layout map. Then put forward the relevant hypotheses. Secondly, this paper designed a questionnaire according to the factors affecting the internal layout of real estate, and carried out a statistical survey. Then, this paper used SPSS17.00 to carry out descriptive statistical analysis of the data. Reliability and validity analysis, using LISREL8.70 to verify the data factor analysis, building a structural equation model to verify the impact of the internal layout based on the perspective of space factors, landscape factors, micro-environmental factors, It is concluded that these three factors are all influential factors, among which the spatial factor is the most significant one. Finally, according to the conclusion of the study, the paper provides some suggestions for the further development of large real estate.
