【摘要】:中國自20世紀(jì)90年代以來,房地產(chǎn)市場開始進(jìn)入快速發(fā)展階段,年均增長率高達(dá)37.8%,而且由于中國居民對房屋的剛性需求,以及城市化建設(shè)進(jìn)程加快,在今后許多年仍將有很大發(fā)展空間。但是,,中國房地產(chǎn)行業(yè)的管理還存在許多深層次的問題,特別是在房地產(chǎn)開發(fā)項(xiàng)目的管理方面需要更加全面、系統(tǒng)的管理理論做支持,因此,對房地產(chǎn)項(xiàng)目開發(fā)的風(fēng)險(xiǎn)進(jìn)行研究和分析具有重要的意義。 本文以丹東市的東升-御景苑房地產(chǎn)開發(fā)項(xiàng)目作為研究對象,對房地產(chǎn)項(xiàng)目的風(fēng)險(xiǎn)管理進(jìn)行研究。在對房地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)管理的概念和理論進(jìn)行歸納和總結(jié)基礎(chǔ)上,分析了御景苑房地產(chǎn)開發(fā)項(xiàng)目風(fēng)險(xiǎn)管理的現(xiàn)狀,并針對該項(xiàng)目開發(fā)過程中風(fēng)險(xiǎn)識別、風(fēng)險(xiǎn)評估和風(fēng)險(xiǎn)應(yīng)對等幾個(gè)方面進(jìn)行實(shí)證研究。首先,對該項(xiàng)目開發(fā)過程中各個(gè)階段的風(fēng)險(xiǎn)進(jìn)行識別,確定風(fēng)險(xiǎn)的類型;然后進(jìn)行風(fēng)險(xiǎn)評估,在項(xiàng)目開發(fā)前期使用敏感性計(jì)算法,在項(xiàng)目開發(fā)中期和后期使用專家評價(jià)法,在租售階段使用及盈虧平衡法對風(fēng)險(xiǎn)進(jìn)行評價(jià);最后,運(yùn)用層次分析法對御景苑項(xiàng)目的風(fēng)險(xiǎn)應(yīng)對策略進(jìn)行了選擇,并提出風(fēng)險(xiǎn)監(jiān)控的措施。
[Abstract]:Since 1990s, China's real estate market has entered a stage of rapid development, with an average annual growth rate of 37.8%. Moreover, due to the rigid demand of Chinese residents for housing and the accelerated process of urbanization, There will still be a lot of room for development in the years to come. However, there are still many deep-seated problems in the management of China's real estate industry, especially in the management of real estate development projects, which needs more comprehensive and systematic management theory to support. Therefore, it is of great significance to study and analyze the risk of real estate project development. This paper takes Dongsheng-Yujingyuan real estate development project in Dandong as the research object, and studies the risk management of real estate project. On the basis of summarizing and summarizing the concept and theory of risk management of real estate project, This paper analyzes the present situation of risk management in Yujingyuan real estate development project, and conducts empirical research on risk identification, risk assessment and risk response in the process of development of the project. The risk in each stage of the project development is identified and the type of risk is determined, then risk assessment is carried out, sensitivity calculation method is used in the early stage of the project development, and expert evaluation method is used in the middle and late stages of the project development. The risk is evaluated by using the method of profit and loss balance in the stage of lease and sale. Finally, the risk coping strategy of Yujing Court project is selected by AHP, and the measures of risk monitoring are put forward.
