農(nóng)業(yè)銀行湖南省分行房地產(chǎn)開發(fā)貸款風(fēng)險(xiǎn)管理研究

【摘要】:房地產(chǎn)行業(yè)已經(jīng)成為我國(guó)經(jīng)濟(jì)的支柱型產(chǎn)業(yè)。因?yàn)檎麄(gè)產(chǎn)業(yè)鏈條所需資金巨大,在我國(guó)目前的房地產(chǎn)金融格局下,房地產(chǎn)行業(yè)的資金來源主要是商業(yè)銀行。但我國(guó)房地產(chǎn)經(jīng)過近年的高速發(fā)展,已經(jīng)出現(xiàn)了較大程度的泡沫,在當(dāng)前國(guó)家房地產(chǎn)政策趨緊的大背景下,銀行的房地產(chǎn)信貸風(fēng)險(xiǎn)開始顯現(xiàn)。因此,結(jié)合農(nóng)業(yè)銀行湖南省分行的實(shí)際,深入研究其房地產(chǎn)開發(fā)貸款的風(fēng)險(xiǎn)管理問題意義重大。 本文首先回顧了國(guó)內(nèi)外關(guān)于房地產(chǎn)貸款風(fēng)險(xiǎn)研究的相關(guān)文獻(xiàn),概述了商業(yè)銀行房地產(chǎn)信貸風(fēng)險(xiǎn)相關(guān)理論,對(duì)湖南省房地產(chǎn)市場(chǎng)情況和農(nóng)業(yè)銀行湖南省分行房地產(chǎn)開發(fā)貸款業(yè)務(wù)發(fā)展?fàn)顩r進(jìn)行了總體分析,重點(diǎn)探討了農(nóng)業(yè)銀行湖南省分行的房地產(chǎn)開發(fā)貸款風(fēng)險(xiǎn)的成因,最后針對(duì)商業(yè)銀行信貸風(fēng)險(xiǎn)管理,從把握宏觀風(fēng)險(xiǎn)、控制集團(tuán)客戶風(fēng)險(xiǎn)和強(qiáng)化信貸流程控制三方面提出了針對(duì)性的管理建議。
[Abstract]:The real estate industry has become the pillar industry of our country's economy. Because of the huge capital needed by the whole industrial chain, under the current real estate finance pattern of our country, Commercial banks are the main sources of funds for the real estate industry. However, after rapid development in recent years, there has been a relatively large degree of bubble in China's real estate industry. Under the background of the tightening of national real estate policies, Therefore, it is of great significance to study the risk management of real estate development loans in Hunan Branch of Agricultural Bank of China. This paper first reviews the domestic and foreign literature on the risk of real estate loans, summarizes the commercial bank real estate credit risk related theory, This paper makes a general analysis on the real estate market situation of Hunan Province and the development of real estate development loan business in Hunan Branch of Agricultural Bank of China, and probes into the causes of the risk of real estate development loan in Hunan Branch of Agricultural Bank of China. Finally, aiming at the credit risk management of commercial banks, this paper puts forward some pertinent management suggestions from three aspects: grasping macro risk, controlling group customer risk and strengthening credit flow control.
