保險(xiǎn)公司參與“以房養(yǎng)老”的兩種模式研究

【摘要】:在我國(guó)人口老齡化趨勢(shì)逐漸加重、養(yǎng)老問(wèn)題日益凸顯的背景下,國(guó)家提倡多方參與養(yǎng)老保障建設(shè),并且保監(jiān)會(huì)鼓勵(lì)保險(xiǎn)機(jī)構(gòu)開(kāi)展“以房養(yǎng)老”保險(xiǎn)試點(diǎn)。因此,研究保險(xiǎn)公司參與“以房養(yǎng)老”這一問(wèn)題貼合實(shí)際,具有重要的實(shí)際意義。另外,本文著重研究保險(xiǎn)公司開(kāi)展“以房養(yǎng)老”的業(yè)務(wù)模式,可以為保險(xiǎn)公司開(kāi)展“以房養(yǎng)老”業(yè)務(wù)提供理論借鑒,具有重要的理論意義。 文章首先介紹了國(guó)內(nèi)外相關(guān)的研究?jī)?nèi)容,在此基礎(chǔ)上,從保險(xiǎn)公司角度出發(fā),具體研究保險(xiǎn)公司在“以房養(yǎng)老”業(yè)務(wù)中的可能作為,這是比較創(chuàng)新的提法。其次,系統(tǒng)論述了國(guó)內(nèi)外開(kāi)展“以房養(yǎng)老”的業(yè)務(wù)經(jīng)驗(yàn),并進(jìn)行對(duì)比分析。再次,從國(guó)家政策的宏觀角度以及需求方和房地產(chǎn)市場(chǎng)的微觀角度就國(guó)內(nèi)開(kāi)展“以房養(yǎng)老”的環(huán)境進(jìn)行具體的分析。接著,提出了保險(xiǎn)公司參與“以房養(yǎng)老”的兩種模式,并在對(duì)定價(jià)模型進(jìn)行改進(jìn)的基礎(chǔ)上,以實(shí)際案例演示了不同模式下產(chǎn)品的定價(jià)思路,比較了兩種模式的異同。最后,對(duì)當(dāng)前開(kāi)展“以房養(yǎng)老”的障礙和應(yīng)對(duì)策略做了介紹,創(chuàng)新性的提出了兩個(gè)保險(xiǎn)險(xiǎn)種。簡(jiǎn)而言之,“以房養(yǎng)老”具有前景,但是也具有很大的操作難度。保險(xiǎn)公司若要順利開(kāi)展并推廣,既要增強(qiáng)自身的業(yè)務(wù)水平,也需要多方配合。
[Abstract]:Under the background that the aging trend of our country's population is getting worse and the pension problem is becoming more and more prominent, the state advocates participating in the construction of old-age security, and the Insurance Regulatory Commission encourages insurance institutions to carry out the pilot project of "providing for the aged by Housing". It is of great practical significance to study the participation of insurance companies in the issue of "providing for the aged by Housing", which is of great practical significance. In addition, this paper focuses on the study of the business model of "providing for the aged by Housing" by insurance companies. It can provide theoretical reference for insurance companies to carry out the business of "providing for the aged by housing", which has important theoretical significance. The article first introduces the domestic and foreign related research content, on this basis, from the insurance company angle, the concrete research insurance company in "the housing endowment" business possible behavior, this is the quite innovative formulation. This paper systematically discusses the domestic and foreign business experience of "providing for the aged by Housing", and makes a comparative analysis. From the macroscopic angle of national policy and the microcosmic angle of demand side and real estate market, this paper makes a concrete analysis on the environment of "providing for the aged with housing" in China. Then, it puts forward two modes of insurance company participating in "providing for the aged with housing". On the basis of the improvement of the pricing model, this paper demonstrates the pricing ideas of different models with practical cases, and compares the similarities and differences between the two models. Finally, the author introduces the obstacles and coping strategies for the current development of "providing for the aged by Housing". Two kinds of insurance are put forward innovatively. In short, "providing for the aged by house" has the prospect, but also has the very big operation difficulty. If the insurance company wants to carry out and popularizes smoothly, must strengthen own business level, also needs the multi-party cooperation.
