基于關(guān)鍵鏈法的某住宅項(xiàng)目施工進(jìn)度管理研究

【摘要】:隨著社會(huì)與經(jīng)濟(jì)的不斷發(fā)展,各類項(xiàng)目復(fù)雜程度增加,資源配置不平衡現(xiàn)象愈發(fā)普遍。因此在項(xiàng)目管理進(jìn)程中對進(jìn)度、時(shí)間的管理提出更高的要求。進(jìn)度管理是項(xiàng)目管理非常重要組成部分和水平指標(biāo),傳統(tǒng)的項(xiàng)目進(jìn)度管理方法中受帕金森定理、學(xué)生綜合證的影響,同時(shí)在方法理念上對資源約束的重視程度不足,所以實(shí)踐中時(shí)常出現(xiàn)項(xiàng)目工期預(yù)計(jì)過長及延誤可能性大的問題。關(guān)鍵鏈作為一種新興的項(xiàng)目管理技術(shù),能在一定程度上彌補(bǔ)傳統(tǒng)進(jìn)度管理技術(shù)的不足,以適應(yīng)不斷提高的項(xiàng)目進(jìn)度管理需求,達(dá)到優(yōu)化資源配置,減少時(shí)間損耗的目的從而提升項(xiàng)目實(shí)施效果。本文綜合采用比較分析、定性研究、定量研究與實(shí)證分析相結(jié)合的研究方法,在分析項(xiàng)目進(jìn)度需求及傳統(tǒng)項(xiàng)目進(jìn)度管理方法優(yōu)缺點(diǎn)的基礎(chǔ)上,對關(guān)鍵鏈項(xiàng)目管理的理論、方法進(jìn)行深入分析,并將其與傳統(tǒng)進(jìn)度管理方法進(jìn)行對比,得出基于關(guān)鍵鏈法的項(xiàng)目進(jìn)度管理具有相對穩(wěn)定性,可操作性的結(jié)論。進(jìn)而結(jié)合實(shí)際需求,構(gòu)建基于關(guān)鍵鏈法的項(xiàng)目施工進(jìn)度管理應(yīng)用模型,并配合使用緩沖機(jī)制,以期獲得更加符合項(xiàng)目進(jìn)度管理需求的合理可行優(yōu)化措施和方法。另外結(jié)合作者從事的房地產(chǎn)行業(yè)實(shí)際情況,以某住宅項(xiàng)目工程建設(shè)為例,將本文提出的關(guān)鍵鏈方法應(yīng)用在住宅工程施工進(jìn)度管理中。對案例項(xiàng)目運(yùn)用情況進(jìn)行分析,應(yīng)證采用基于關(guān)鍵鏈法的進(jìn)度管理措施能有效地縮短項(xiàng)目工期、優(yōu)化資源配置和利于項(xiàng)目控制的優(yōu)勢。通過課題研究,探討提出基于關(guān)鍵鏈的進(jìn)度管理方法,對項(xiàng)目進(jìn)度管理水平提升具有一定的促進(jìn)作用,希望該方法能有更多的結(jié)合工程實(shí)際的研究、延展及運(yùn)用,提升房地產(chǎn)業(yè)的項(xiàng)目進(jìn)度管理水平,獲得更好的綜合效益。
[Abstract]:With the development of society and economy, the complexity of various projects increases, and the imbalance of resource allocation becomes more and more common. Schedule management is a very important part and level index of project management. The traditional method of project schedule management is influenced by Parkinson's theorem and student's comprehensive proof. At the same time, insufficient attention is paid to the resource constraint in the concept of method, so in practice, the problems of long project duration prediction and high possibility of delay often occur. As a new project management technology, the key chain is a new kind of project management technology. To some extent, it can make up for the deficiency of the traditional schedule management technology, adapt to the increasing demand of project schedule management, and optimize the allocation of resources. The purpose of reducing time loss is to improve the effect of project implementation. This paper combines comparative analysis, qualitative research, quantitative research and empirical analysis. Based on the analysis of project schedule requirements and the advantages and disadvantages of traditional project schedule management methods, the theory and methods of key chain project management are deeply analyzed, and compared with the traditional schedule management methods. The conclusion that the project schedule management based on the key chain method has relative stability and maneuverability is concluded. Furthermore, combining with the actual demand, the application model of project construction schedule management based on the key chain method is constructed, and the buffer mechanism is used together. In order to obtain more reasonable and feasible optimization measures and methods that meet the needs of project schedule management. In addition, according to the actual situation of the real estate industry engaged in by the author, taking the construction of a residential project as an example, The key chain method proposed in this paper is applied to the construction schedule management of residential engineering. By analyzing the application of the case project, it is proved that the schedule management measures based on the key chain method can effectively shorten the project duration. The advantages of optimizing the allocation of resources and facilitating the project control. Through the research of the project, the paper discusses the method of schedule management based on the key chain, which can promote the improvement of the project schedule management level to a certain extent. It is hoped that this method can be more combined with the actual research, extension and application of the project, improve the project schedule management level of the real estate industry, and obtain better comprehensive benefits.
