我國房地產(chǎn)開發(fā)企業(yè)標(biāo)準(zhǔn)化運營模式研究

【摘要】:十幾年來,我國房地產(chǎn)市場的高速發(fā)展,帶動房價持續(xù)飆升,但是過高的房價引起廣大市民的抱怨,政府對樓市的調(diào)控政策不斷加碼,房地產(chǎn)市場由此轉(zhuǎn)入了深度調(diào)整期!皬娀瘍(nèi)功”成為眾多房地產(chǎn)企業(yè)的首要任務(wù)。為擴充開發(fā)規(guī)模,增強盈利能力,提高企業(yè)管理水平,很多企業(yè)提出標(biāo)準(zhǔn)化的經(jīng)營戰(zhàn)略,但是在實踐中卻存在很多誤區(qū),致使許多成果難以有效落實。因此,必須提升到運營模式的角度進行系統(tǒng)設(shè)計。運營模式包含著企業(yè)的內(nèi)部管控體系、產(chǎn)品開發(fā)策略、流程制度設(shè)計、市場營銷方式等諸多內(nèi)容,是企業(yè)盈利方式的內(nèi)部反映。因此運營模式的研究對企業(yè)發(fā)展至關(guān)重要。 論文對房地產(chǎn)開發(fā)企業(yè)的標(biāo)準(zhǔn)化運營模式進行了研究,主要的研究工作包括以下幾點: ①對當(dāng)前我國房地產(chǎn)開發(fā)企業(yè)采用的運營模式的現(xiàn)狀進行了分析,指出亟需改變的突出問題。 ②構(gòu)建起房地產(chǎn)開發(fā)企業(yè)的標(biāo)準(zhǔn)化運營模式,闡述標(biāo)準(zhǔn)化運營的內(nèi)涵,,并詳細(xì)論述了各要素的內(nèi)容。 ③從信息建設(shè)、組織制度、企業(yè)文化、監(jiān)管體系、激勵機制提出保障標(biāo)準(zhǔn)化運營模式順利實施的措施。 論文提供了一套比較系統(tǒng)的標(biāo)準(zhǔn)化運營模式的構(gòu)建理論和方法,克服了當(dāng)前標(biāo)準(zhǔn)化產(chǎn)品戰(zhàn)略上的缺陷,使之與組織管控、流程管理、市場營銷、客戶服務(wù)構(gòu)成企業(yè)運營的完整系統(tǒng)。這將有助于房地產(chǎn)開發(fā)企業(yè)實現(xiàn)產(chǎn)品的快速連鎖開發(fā),規(guī)避項目開發(fā)風(fēng)險,節(jié)省投資,提高企業(yè)管理水平和組織效率。
[Abstract]:Over the past decade or so, the rapid development of the real estate market in our country has led to a continuous surge in housing prices. However, the excessive housing prices have caused complaints among the general public, and the government has constantly increased its policy of regulating and controlling the property market. As a result, the real estate market has turned into a period of deep adjustment. "strengthening internal work" has become the primary task of many real estate enterprises. In order to expand the scale of development, enhance profitability, and improve the management level of enterprises, many enterprises have put forward standardized management strategies. However, there are many misunderstandings in practice, which make it difficult to carry out many achievements effectively. Therefore, the system design must be promoted to the angle of operation mode, which includes the internal control system and product development strategy of the enterprise. Process system design, marketing method and so on, are the internal reflection of enterprise profit mode, so the study of operation mode is very important to the development of enterprise. The paper has carried on the research to the real estate development enterprise standardization operation pattern, the main research work includes the following:. This paper analyzes the present situation of the operation mode adopted by the real estate development enterprises in our country, and points out the outstanding problems that need to be changed. (2) construct the standardized operation mode of the real estate development enterprise, expound the connotation of the standardization operation, and discuss the contents of each element in detail. From the information construction, the organization system, the enterprise culture, the supervision system, the incentive mechanism puts forward the guarantee standard operation pattern smooth implementation measure. This paper provides a set of systematic construction theory and method of standardized operation mode, which overcomes the shortcomings of the current standardized product strategy, and makes it work with organization control, process management, marketing, etc. Customer service constitutes a complete system of enterprise operation, which will help real estate development enterprises to realize rapid chain development of products, avoid project development risks, save investment, and improve the management level and organizational efficiency of enterprises.
