國企背景下中小房地產(chǎn)企業(yè)融資問題研究

【摘要】:本文以國企集團背景下的中小房地產(chǎn)企業(yè)為研究對象,探討當前國家嚴苛的宏觀調(diào)控政策下中小房產(chǎn)企業(yè)的融資困境及其解決方案。首先,根據(jù)國企背景中小房產(chǎn)企業(yè)的特殊性,以及在融資過程中的優(yōu)劣勢表現(xiàn),深入分析國企背景下的中小房地產(chǎn)企業(yè)面臨的融資困境。其次,結(jié)合當前宏觀經(jīng)濟形勢和微觀主體限制,為該類企業(yè)融資模式選擇提供建議。最后,以CF地產(chǎn)XX項目為例,依照前文提及的融資解決辦法進行實際分析和論證,最終得出具有一般意義的研究結(jié)論,以此作為未來中小房產(chǎn)企業(yè)融資決策參考。主要內(nèi)容包括以下五個方面:第一章引言。主要通過當前房地產(chǎn)市場融資難現(xiàn)狀引出本文的研究背景、研究意義、研究內(nèi)容和可能的創(chuàng)新點,是整篇文章的發(fā)現(xiàn)問題、提出問題的部分。第二章相關(guān)概念界定及基礎(chǔ)理論介紹。該部分主要對融資、中小房地產(chǎn)企業(yè)、國企等核心概念進行界定;系統(tǒng)闡述了支撐本文權(quán)衡理論、優(yōu)序融資理論和MM理論等基礎(chǔ)理論。第三章國企背景下中小房地產(chǎn)企業(yè)融資分析。首先追溯了改革開放以來房地產(chǎn)業(yè)發(fā)展的政策背景,理清房地產(chǎn)企業(yè)宏觀政策背景發(fā)展脈絡(luò),為分析中小房產(chǎn)企業(yè)融資難提供一個歷史基礎(chǔ);緊接著討論了國企集團背景下中小房產(chǎn)企業(yè)的特殊性,認為國企集團背景下對中小房產(chǎn)企業(yè)有控制力,二者牽連,相互影響力較大;最后分析了具有該類企業(yè)在當代融資過程中的現(xiàn)狀、問題及成因。第四章集團背景下融資困境的破解和新融資體系的構(gòu)架。在第三章分析的基礎(chǔ)上提出化解融資難的建議,并從優(yōu)化現(xiàn)有方案、新增融資渠道的角度重新構(gòu)建了適合國企背景下中小房產(chǎn)企業(yè)的融資框架。從戰(zhàn)略選擇、融資模式選擇、流程優(yōu)化和融資效果評價等四方面設(shè)計了新的融資方案。第五章CF地產(chǎn)XX項目開發(fā)貸款案例分析。該部分主要以前四章論述內(nèi)容為依據(jù)、針對CF地產(chǎn)實際案例,分析融資方案設(shè)計的緣由和局限,提出項目融資解決方案。第六章提煉出國企集團背景下中小房產(chǎn)企業(yè)融資方案確定的特殊性和一般性作為最終結(jié)論。
[Abstract]:This paper takes the small and medium-sized real estate enterprises under the background of the state-owned enterprise group as the research object, discusses the financing predicament of the small and medium-sized real estate enterprises under the strict macro-control policy of the state and their solutions. According to the particularity of small and medium-sized real estate enterprises in the background of state-owned enterprises and their advantages and disadvantages in the process of financing, the paper deeply analyzes the financing difficulties faced by small and medium-sized real estate enterprises under the background of state-owned enterprises. Secondly, Combined with the current macroeconomic situation and microcosmic main body restriction, this paper provides suggestions for the choice of financing mode of this kind of enterprise. Finally, taking the XX project of CF real estate as an example, according to the financing solution mentioned above, the paper makes practical analysis and demonstration. Finally, a conclusion of general significance is drawn. The main contents include the following five aspects: the first chapter introduces the research background and significance of this paper mainly through the current financing difficulties in the real estate market. In order to provide a historical basis for the analysis of the financing difficulties of small and medium-sized real estate enterprises, the author discusses the particularity of small and medium-sized real estate enterprises under the background of state-owned enterprise group. Under the background of state-owned enterprise group, it is considered that there is control over small and medium-sized real estate enterprises, and the two have great influence on each other. Finally, the paper analyzes the current situation of these enterprises in the process of financing. The problems and their causes. The solution to the financing dilemma and the framework of the new financing system under the background of Chapter 4th Group. Based on the analysis of the third chapter, the paper puts forward some suggestions to resolve the financing difficulties, and optimizes the existing schemes. From the perspective of new financing channels, the paper reconstructs a financing framework suitable for small and medium-sized real estate enterprises under the background of state-owned enterprises. The paper designs a new financing scheme in four aspects, such as process optimization and financing effect evaluation. 5th chapter CF real estate XX project development loan case analysis. This part mainly discusses the content of the first four chapters as the basis, aiming at the CF real estate actual case, Chapter 6th abstracts the particularity and generality of the financing scheme of small and medium-sized real estate enterprises under the background of state-owned enterprise group as the final conclusion.
