【摘要】:隨著我國經(jīng)濟(jì)快速發(fā)展,房地產(chǎn)業(yè)已成為影響國民經(jīng)濟(jì)和人民生活的一個(gè)重要產(chǎn)業(yè),房地產(chǎn)業(yè)的健康發(fā)展直接關(guān)系到國民經(jīng)濟(jì)能否持續(xù)快速健康發(fā)展。特別是自2008年以來,房地產(chǎn)市場(chǎng)宏觀調(diào)控力度逐年加強(qiáng),房地產(chǎn)市場(chǎng)理性決策愈顯重要,而理性決策投資的基礎(chǔ)是要對(duì)所投資項(xiàng)目的投資環(huán)境有一個(gè)基本的判斷。針對(duì)不同城市、不同區(qū)域進(jìn)行投資環(huán)境研究,政府和企業(yè)可以運(yùn)用分析結(jié)果有針對(duì)性地改善區(qū)位條件和選擇區(qū)位進(jìn)行投資,以避免投資的盲目性。因此,房地產(chǎn)投資環(huán)境的理性評(píng)價(jià)不論對(duì)政府、還是對(duì)房地產(chǎn)企業(yè)和整個(gè)房地產(chǎn)行業(yè),都具有重要的意義。 本文研究的研究重點(diǎn)是對(duì)于投資者在選擇城市和具體地塊時(shí)對(duì)于城市和地塊的投資環(huán)境進(jìn)行分析和評(píng)價(jià),通過建立一套實(shí)操性和針對(duì)性較強(qiáng)的房地產(chǎn)市場(chǎng)投資環(huán)境評(píng)價(jià)方法,彌補(bǔ)目前大多數(shù)房地產(chǎn)企業(yè)無系統(tǒng)評(píng)價(jià)方法的不足。本文以北京市和作者公司的具體項(xiàng)目著手,對(duì)北京市投資環(huán)境從投資人角度進(jìn)行了系統(tǒng)地分析與評(píng)價(jià)。作者完成的工作主要如下:(1)梳理了房地產(chǎn)投資環(huán)境評(píng)價(jià)理論的相關(guān)概念,并介紹了與投資環(huán)境相關(guān)理論;(2)對(duì)房地產(chǎn)投資環(huán)境評(píng)價(jià)進(jìn)行定性分析,分析了北京市房地產(chǎn)投資環(huán)境影響因素;然后建立針對(duì)北京市場(chǎng)的宏觀(?)并將此方法應(yīng)用到本文中;(4)本文以我公司在北京市各個(gè)區(qū)縣項(xiàng)目為研究對(duì)象,選取了三個(gè)具體地塊進(jìn)行房地產(chǎn)開發(fā)項(xiàng)目投資環(huán)境微觀指標(biāo)體系分析,并對(duì)分析運(yùn)用的評(píng)價(jià)方法進(jìn)行反向驗(yàn)證。 本文對(duì)房地產(chǎn)環(huán)境評(píng)價(jià)分為了宏觀、中觀、微觀影響因素,并以北京市和作者公司在北京的項(xiàng)目為例建立評(píng)價(jià)指標(biāo)體系,最后對(duì)評(píng)價(jià)方法進(jìn)行驗(yàn)證。希望本文的研究結(jié)果能為有關(guān)部門評(píng)價(jià)房地產(chǎn)投資環(huán)境提供可借鑒的方法與思路,為企業(yè)在選取城市和具體地塊時(shí)提供幫助。
[Abstract]:With the rapid development of China's economy, the real estate industry has become an important industry of the national economy and people's life, the healthy development of real estate industry is directly related to the national economy sustainable development. Especially since 2008, the real estate market macro-control efforts each year to strengthen the real estate market more rational decision important and rational investment decision is the basis to have a basic judgment on the investment environment. According to the different city, study the investment environment of different areas, the government and enterprises can use the results of investment to improve the location and location choice, in order to avoid the blindness of investment. Therefore, the rational evaluation of the real estate investment environment for the government, or the real estate enterprise and the real estate industry, has important significance.
The research focus of this paper is for investors in the choice of city and specific plots for the city and the land investment environment analysis and evaluation, through establishing a set of practical and targeted investment in the real estate market environment evaluation method, there is no system to make up for lack of assessment of most real estate enterprises based on the project method. Beijing City, the author and company to the investment environment of Beijing city were analyzed and evaluated systematically from the perspective of investors. The main works are as follows: (1) reviews the relevant concepts of real estate investment environment evaluation theory, and introduced the related theory of investment environment; (2) for evaluation of the investment environment real estate qualitative analysis, analysis of the impact of the Beijing real estate investment environment; then set up for the Beijing market macro (?) and the application of this method in this paper; (4) Taking our county and county projects in Beijing as the research object, this paper selects three specific plots to analyze the microcosmic index system of investment environment of real estate development projects, and makes a reverse verification of the evaluation methods.
The evaluation of the real estate environment is divided into macro, meso and micro factors, and to the city of Beijing and the author of the project company in Beijing as an example to establish the evaluation index system, finally verify the evaluation method. I hope this study can provide reference method and idea for the relevant departments of the evaluation of real estate investment environment, help for the enterprise to provide the city and in the selection of specific plots.
