【摘要】：望海樓是鼓浪嶼某療養(yǎng)院的一棟4層觀�？头�,多年閑置后,2013年擬投資1500萬(wàn)元進(jìn)行裝修改造。 本文以望海樓改造項(xiàng)目為投資可行性研究為對(duì)象,調(diào)查廈門現(xiàn)今同類型酒店和健康管理中心的經(jīng)營(yíng)現(xiàn)狀,結(jié)合詳實(shí)的數(shù)據(jù),運(yùn)用項(xiàng)目可行性研究、財(cái)務(wù)評(píng)估、風(fēng)險(xiǎn)管理等各種相關(guān)理論,對(duì)投資項(xiàng)目的開發(fā)方案進(jìn)行評(píng)估和研究。 通過參考可行性研究的相關(guān)教材和文獻(xiàn),首先,在對(duì)項(xiàng)目的基本情況簡(jiǎn)單介紹后,通過對(duì)廈門的經(jīng)濟(jì)、旅游發(fā)展前景的研究,以及對(duì)投資方案所在行業(yè)包括酒店和體檢行業(yè)的各種數(shù)據(jù)的分析,對(duì)項(xiàng)目的市場(chǎng)前景做了評(píng)估。繼而,通過對(duì)投資額及經(jīng)營(yíng)收入預(yù)測(cè),對(duì)項(xiàng)目做出財(cái)務(wù)可行性評(píng)估,并作出不確定性分析。最后結(jié)合各方面的分析結(jié)果,確定投資開發(fā)方案,提出了對(duì)本項(xiàng)目改造的整體經(jīng)濟(jì)評(píng)估和建議。通過對(duì)本項(xiàng)目的投資可行性研究,可以對(duì)其他類似項(xiàng)目的投資決策起到參考借鑒作用。
[Abstract]:Wang Hai Lou is a 4-storey guestroom in a nursing home on Gulangyu. After years of idling, it plans to invest 15 million yuan to renovate in 2013. Taking Wanghai building renovation project as the object of investment feasibility study, this paper investigates the current management situation of the same type of hotel and health management center in Xiamen, and combines with detailed data, using project feasibility study, financial evaluation, Risk management and other related theories, investment project development program evaluation and research. By referring to the relevant textbooks and documents of the feasibility study, first of all, after a brief introduction to the basic situation of the project, through the study of Xiamen's economic and tourism development prospects, And the analysis of all kinds of data in the investment plan industry, including hotel and physical examination industry, and the evaluation of the market prospect of the project. Then, the financial feasibility evaluation of the project is made through the forecast of the investment amount and the operating income. Finally, according to the analysis results of various aspects, the investment and development plan is determined, and the overall economic evaluation and suggestions for the project transformation are put forward. It can be used for reference to the investment decision of other similar projects.
