【摘要】:作為傳統(tǒng)行業(yè)的代表,房地產(chǎn)行業(yè)因其巨大的產(chǎn)業(yè)帶動(dòng)效應(yīng)在經(jīng)濟(jì)發(fā)展中扮演著重要的作用。然而在其高速發(fā)展的同時(shí),也出現(xiàn)了泡沫嚴(yán)重、房?jī)r(jià)與購房者的收入嚴(yán)重背離等非理性現(xiàn)象,倒逼政府頻頻出臺(tái)嚴(yán)格的調(diào)控政策,房產(chǎn)行業(yè)重新洗牌。而今在穩(wěn)增長(zhǎng)、調(diào)結(jié)構(gòu)的經(jīng)濟(jì)改革主題下,政府對(duì)房地產(chǎn)行業(yè)的調(diào)控漸趨市場(chǎng)化,中小型房產(chǎn)企業(yè)面臨的形勢(shì)更為復(fù)雜,如何調(diào)整戰(zhàn)略尋求長(zhǎng)遠(yuǎn)發(fā)展成為中小型房產(chǎn)企業(yè)的難題。本研究主要從選題背景、意義入手,梳理相關(guān)文獻(xiàn)與研究現(xiàn)狀,提出本研究的創(chuàng)新點(diǎn),通過文獻(xiàn)研究、實(shí)證研究、理論分析與案例研究相結(jié)合的方法,首先對(duì)房地產(chǎn)市場(chǎng)、企業(yè)戰(zhàn)略規(guī)劃等相關(guān)理論闡述,同時(shí)介紹本研究案例——A公司,并對(duì)該公司的發(fā)展歷史、經(jīng)營(yíng)狀況等基本情況進(jìn)行介紹,為后面的論述打下理論與實(shí)證基礎(chǔ)。在論述過程中,筆者首先對(duì)A公司的外部、內(nèi)部環(huán)境進(jìn)行了分析,并采用SWOT分析法為該企業(yè)業(yè)務(wù)戰(zhàn)略的優(yōu)化提供參考。在SWOT戰(zhàn)略規(guī)劃的基礎(chǔ)上,本文提出了該業(yè)務(wù)戰(zhàn)略的優(yōu)化思路及其相應(yīng)的保障措施,最后在文章的結(jié)尾做出結(jié)論,并提出了相應(yīng)的建議,確保戰(zhàn)略規(guī)劃符合該公司的實(shí)際情況和發(fā)展需求。
[Abstract]:As the representative of the traditional industry, the real estate industry plays an important role in the economic development because of its huge industry-driven effect. However, with the rapid development of the real estate industry, there is also a serious bubble. Irrational phenomena such as the serious deviation between house prices and the income of buyers have forced the government to issue strict control policies frequently and the real estate industry has reshuffled. Now, under the theme of steady growth and structural adjustment of the economy, The government's regulation and control of the real estate industry is becoming more market-oriented, and the situation faced by the small and medium-sized real estate enterprises is more complicated. How to adjust the strategy to seek long-term development becomes a difficult problem for the small and medium-sized real estate enterprises. This study mainly starts with the background and significance of the selected topic. Through literature research, empirical research, theoretical analysis and case study, this paper first expounds the real estate market, enterprise strategic planning and other related theories. At the same time, it introduces the case of this research company A, and introduces the basic situation of the company, such as the history of development, the operating situation, etc., which lays a theoretical and empirical foundation for the following exposition. In the process of discussion, the author first introduces the external situation of company A. The internal environment is analyzed, and the SWOT analysis method is used to provide a reference for the optimization of the business strategy of the enterprise. On the basis of the SWOT strategic planning, this paper puts forward the optimization thinking of the business strategy and the corresponding safeguard measures. At the end of the paper, the conclusion is drawn and the corresponding suggestions are put forward to ensure that the strategic planning meets the actual situation and development needs of the company.
