【摘要】：隨著房地產(chǎn)業(yè)步入商業(yè)地產(chǎn)年代,城市綜合體逐漸成為房地產(chǎn)行業(yè)的新熱點(diǎn)。從當(dāng)前的開(kāi)發(fā)實(shí)踐來(lái)看,城市綜合體作為開(kāi)發(fā)周期長(zhǎng)、投資龐大,業(yè)態(tài)復(fù)雜的典型,它的開(kāi)發(fā)是一個(gè)復(fù)雜的系統(tǒng)工程,復(fù)雜性遠(yuǎn)遠(yuǎn)高于單純住宅開(kāi)發(fā),因此,城市綜合體開(kāi)發(fā)必然承受巨大風(fēng)險(xiǎn)。 由于需把握各種業(yè)態(tài)所包含的復(fù)雜元素的組合和平衡,有效放大各業(yè)態(tài)的協(xié)同效應(yīng),削弱其排斥作用,使得業(yè)態(tài)組合成為城市綜合體前期研究的重要環(huán)節(jié),是項(xiàng)目開(kāi)發(fā)成敗的關(guān)鍵因素之一。 對(duì)于深圳市港城集團(tuán)有限公司來(lái)說(shuō),目前正在開(kāi)發(fā)的港城城市綜合體項(xiàng)目的業(yè)態(tài)組合是一項(xiàng)艱辛的工作。本文將以其業(yè)態(tài)組合為研究重點(diǎn),運(yùn)用城市綜合體功能組合的相關(guān)理論和房地產(chǎn)開(kāi)發(fā)的相關(guān)工具及方法,詳細(xì)從企業(yè)自身的開(kāi)發(fā)能力及資源匹配程度、項(xiàng)目本身的優(yōu)勢(shì)和不足、宏觀(guān)環(huán)境和市場(chǎng)狀況、以及未來(lái)競(jìng)爭(zhēng)狀況等四個(gè)維度進(jìn)行分析,并通過(guò)SWOT分析對(duì)項(xiàng)目進(jìn)行總體定位,最后結(jié)合業(yè)態(tài)組合的主要因素與策略,提出了本項(xiàng)目的業(yè)態(tài)組合方案為“以居住公寓為核心驅(qū)動(dòng),輔之于商務(wù)辦公、星級(jí)酒店、配套商業(yè)、文化展示等業(yè)態(tài)”。 本文通過(guò)對(duì)港城城市綜合體項(xiàng)目業(yè)態(tài)組合的實(shí)踐探討,希望能為開(kāi)發(fā)商及相關(guān)工作人員提供城市綜合體的科學(xué)的、系統(tǒng)的研究方法作為參考和借鑒,更為近郊區(qū)域和港口區(qū)域城市綜合體的業(yè)態(tài)組合進(jìn)行先驅(qū)探索。
[Abstract]:With the real estate industry into commercial real estate in the city complex, gradually become a new focus of the real estate industry. From the view of the current development practice, city complex as long development cycle, huge investment, the typical retail complex, its development is a complicated system engineering, is far more complex than purely residential development, therefore, the city complex the development will endure huge risks.
As we need to grasp the combination and balance of complex elements contained in various formats, we can effectively enlarge the synergy effect of various formats and weaken their repulsive effect, making the combination of formats become an important part of the early stage research of urban complex, and it is also a key factor for the success of project development.
For the city of Shenzhen city group limited company, is currently developing the port city complex format portfolio is a hard work. This paper will take the format portfolio as the research focus, related theories and real estate development by the combination of city complex function of the tools and methods in detail, from the enterprise's own development ability and resource matching degree, the advantages and disadvantages of the project itself, the macroeconomic environment and market conditions, the four dimensions and the future competition situation were analyzed, and the overall positioning of the project through the SWOT analysis, finally combining the main factors and format portfolio strategy, put forward the format combination scheme of the project "to residential apartments as the core driver, assisted by the business office, hotel, commercial facilities, cultural exhibition and other formats.
This paper discusses the practice of the port city complex format portfolio, hoping to provide the Science City complex for developers and related staff, the study methods of the system as a reference, more business group suburban area and port area of the city complex of pioneers.
