【摘要】:隨著房地產(chǎn)行業(yè)集中度的不斷增加和行業(yè)內(nèi)產(chǎn)品不斷的分化,房地產(chǎn)企業(yè)的設(shè)計(jì)管理復(fù)雜程度和難度正急劇地增加。設(shè)計(jì)過程是一個(gè)資源整合過程,對于位于房企價(jià)值鏈前端的設(shè)計(jì)階段,其整合資源的效率和質(zhì)量直接關(guān)系到房企的發(fā)展和戰(zhàn)略執(zhí)行,也關(guān)系到房企競爭優(yōu)勢的形成。對于房地產(chǎn)開發(fā)企業(yè)而言,其設(shè)計(jì)工作可看成一個(gè)包含著諸多子系統(tǒng)的大系統(tǒng),為了完成設(shè)計(jì)任務(wù)各子系統(tǒng)之間必然會(huì)進(jìn)行信息、技術(shù)、知識和資金等的交互這就產(chǎn)生了設(shè)計(jì)界面。設(shè)計(jì)管理的主要對象就是設(shè)計(jì)中的各子系統(tǒng)以及系統(tǒng)間的設(shè)計(jì)界面,相對來說,設(shè)計(jì)界面是更加容易產(chǎn)生權(quán)力爭奪和責(zé)任推諉的位置。因此,對設(shè)計(jì)界面的有效管理能夠增強(qiáng)房企設(shè)計(jì)階段的資源整合能力,促成房企在設(shè)計(jì)階段集成管理的實(shí)現(xiàn),,提升房企設(shè)計(jì)管理能力,成就房企核心競爭力。 通過對界面管理基本理論的研究,論文對房地產(chǎn)開發(fā)企業(yè)設(shè)計(jì)界面管理的理論和方法進(jìn)行了探索,對目前存在設(shè)計(jì)界面的類型、性質(zhì)和主要設(shè)計(jì)界面進(jìn)行了闡述和分析,并從設(shè)計(jì)界面的客觀性、影響和設(shè)計(jì)界面管理的意義等方面指出了房地產(chǎn)開發(fā)企業(yè)設(shè)計(jì)界面管理的必要性。在這一基礎(chǔ)上,論文以界面管理的視角通過廣泛的文獻(xiàn)分析和調(diào)查,梳理和總結(jié)了房地產(chǎn)開發(fā)企業(yè)設(shè)計(jì)管理和設(shè)計(jì)界面管理的現(xiàn)狀,發(fā)現(xiàn)許多設(shè)計(jì)管理問題產(chǎn)生的根源在于設(shè)計(jì)界面管理的不當(dāng)和忽視。接著論文通過文獻(xiàn)分析和調(diào)查方式總結(jié)了現(xiàn)行房地產(chǎn)開發(fā)企業(yè)中導(dǎo)致設(shè)計(jì)界面管理問題形成的因素,依據(jù)各因素設(shè)計(jì)調(diào)查問卷對其影響程度和重要性進(jìn)行調(diào)查,通過因子分析法識別出造成房地產(chǎn)開發(fā)企業(yè)設(shè)計(jì)界面管理問題的典型因素。最后,論文結(jié)合界面管理理論和模型分析結(jié)果,構(gòu)建了房地產(chǎn)開發(fā)企業(yè)設(shè)計(jì)界面管理的框架,并在此框架下針對造成設(shè)計(jì)界面管理問題的典型因素提出了針對性管理措施。 本文將設(shè)計(jì)界面作為一個(gè)獨(dú)立的管理對象進(jìn)行分析和探索,以期對設(shè)計(jì)工作中這一薄弱和關(guān)鍵的環(huán)節(jié)進(jìn)行有效的管理,以期提高房地產(chǎn)開發(fā)企業(yè)對設(shè)計(jì)界面管理的重視度,對我國房地產(chǎn)行業(yè)設(shè)計(jì)管理水平的提高發(fā)揮一定的作用。
[Abstract]:With the increasing concentration of the real estate industry and the continuous differentiation of the products in the real estate industry, the complexity and difficulty of the design management of the real estate enterprises are increasing dramatically. The design process is a process of resource integration. For the design stage at the front end of the value chain, the efficiency and quality of the integrated resources are directly related to the development of the housing enterprise and the implementation of the strategy, and also to the formation of the competitive advantage of the housing enterprise. The design work can be regarded as a large system which contains many subsystems. In order to complete the design task, the information and technology among the subsystems must be carried out. The interaction of knowledge and funds has resulted in the design interface. The main object of design management is the design interface between subsystems and systems. Therefore, the effective management of the design interface can enhance the ability of resource integration in the design phase of the building enterprise, and promote the realization of the integrated management of the house enterprise in the design phase. Improve the design and management of housing enterprises, achieve the core competitiveness of housing enterprises. Through the research on the basic theory of interface management, this paper explores the theory and method of design interface management in real estate development enterprises, and expounds and analyzes the types, properties and main design interfaces of the existing design interfaces. It also points out the necessity of design interface management in real estate development enterprises from the aspects of objectivity, influence and significance of design interface management. On this basis, the paper analyzes and investigates the interface management through extensive literature from the perspective of interface management. Combing and summarizing the current situation of design management and design interface management in real estate development enterprises, It is found that the root of many design management problems lies in the improper and neglect of design interface management. Then, through literature analysis and investigation, the paper summarizes the factors leading to the design interface management problems in the current real estate development enterprises. According to each factor design questionnaire, the influence degree and importance are investigated, and the typical factors that cause the design interface management problems of real estate development enterprises are identified by factor analysis. Finally, Based on the theory of interface management and the results of model analysis, this paper constructs a framework of design interface management for real estate development enterprises, and puts forward targeted management measures in view of the typical factors that cause the problems of design interface management. This paper analyzes and explores the design interface as an independent management object, in order to effectively manage this weak and key link in the design work, so as to improve the attention of the real estate development enterprises to the design interface management. To our real estate industry design management level to play a certain role.
