【摘要】：隨著城市建設(shè)不斷推進和住房制度改革的深入,建立適合應(yīng)房產(chǎn)信息化的房地產(chǎn)數(shù)字化管理信息系統(tǒng)就成為管理部門的迫切需求�，F(xiàn)代計算機網(wǎng)絡(luò)技術(shù)、通信技術(shù)和數(shù)據(jù)庫技術(shù)為實現(xiàn)房產(chǎn)業(yè)務(wù)的規(guī)范化、現(xiàn)代化、科學化管理提供了技術(shù)保障�；诘乩硇畔⑾到y(tǒng)(GIS)平臺,以現(xiàn)代技術(shù)保障的數(shù)字房產(chǎn)管理系統(tǒng)將實現(xiàn)對迅速增加的房產(chǎn)管理業(yè)務(wù)量和頻繁的權(quán)屬變更關(guān)系準確有效管理,實現(xiàn)信息的全面共享,達到提高工作效率、方便群眾的目的。本文研究了基于GIS的房地產(chǎn)管理信息系統(tǒng)的軟件系統(tǒng)開發(fā)。該軟件系統(tǒng)是一種網(wǎng)站應(yīng)用程序,它是利用SQL Server 2005,Web Service等搭建系統(tǒng)平臺構(gòu)建的信息管理體系,將各種資料登記、備份入庫,操作、審核、資料調(diào)取、后臺備案等信息集中管理,并通過信息的某些共性進行分類,最后系統(tǒng)化、標準化發(fā)布到網(wǎng)站上。作者通過對系統(tǒng)應(yīng)用進行詳細的市場調(diào)研,進行了需求性分析,針對行業(yè)應(yīng)用進行了系統(tǒng)設(shè)計,主要由以下分支系統(tǒng)構(gòu)成:房屋登記、檔案管理、商品房網(wǎng)上備案、測繪成果管理、二手房網(wǎng)上備案、從業(yè)主體管理等。這些分系統(tǒng)需要相互協(xié)作,實現(xiàn)數(shù)據(jù)共享。該套系統(tǒng)核心是房屋登記子系統(tǒng),該系統(tǒng)實現(xiàn)了房屋登記辦法規(guī)定的所有功能,并實現(xiàn)登記薄管理。作者在測繪成果管理系統(tǒng)做了大量工作,集成了房地產(chǎn)市場信息測繪數(shù)據(jù)導入,樓盤表生成工具,樓盤表上報系統(tǒng)。規(guī)范了市場基礎(chǔ)信息數(shù)據(jù)采集標準,并把大量的工作人員從繁重的手工工作中解脫出來,保證房地產(chǎn)測繪數(shù)據(jù)的準確性、規(guī)范性,使之與住建部標準相統(tǒng)一。測試結(jié)果表明,基于GIS的房地產(chǎn)管理信息系統(tǒng)終端軟件達到了設(shè)計要求,可靠性高、靈活性強、存儲效率高,能對傳統(tǒng)房地產(chǎn)管理方案進行全面自動化技術(shù)改造,具有很強的經(jīng)濟效益和工程實踐參考價值。
[Abstract]:With the continuous promotion of urban construction and the deepening of housing system reform, it has become an urgent need for management departments to establish a digital management information system for real estate. Communication technology and database technology provide technical guarantee for realizing the standardization, modernization and scientific management of real estate business based on GIS platform. The digital real estate management system supported by modern technology will realize the accurate and effective management of the rapidly increasing real estate management business volume and frequent property rights change relationship, realize the overall sharing of information, and improve the working efficiency. This paper studies the development of real estate management information system based on GIS, which is a website application program. It is an information management system built on the platform of SQL Server 2005 Service, which registers all kinds of data, backs up the database, operates and checks. Data retrieval, background filing and other information centralized management, and through the classification of some common information, finally systematized, standardized published to the website. The author through the application of the system for detailed market research. This paper analyzes the demand and designs the system for the application of the industry. It is mainly composed of the following sub-systems: housing registration, file management, commercial housing online filing, surveying and mapping results management, second-hand housing online filing. These sub-systems need to cooperate with each other to achieve data sharing. The core of the system is the housing registration subsystem, which realizes all the functions stipulated in the housing registration method. The author has done a lot of work in the surveying and mapping achievement management system, integrated the real estate market information surveying and mapping data import, the real estate table generation tool. Real estate report system. Standardized the market basic information data collection standards and a large number of staff from the heavy manual work to ensure the accuracy and standardization of real estate surveying and mapping data. The test results show that the terminal software of real estate management information system based on GIS meets the design requirements, high reliability, strong flexibility and high storage efficiency. It is of great economic benefit and practical reference value to carry on the comprehensive automation technical transformation to the traditional real estate management scheme.
