【摘要】：住宅性能認(rèn)定是推進(jìn)住宅產(chǎn)業(yè)現(xiàn)代化的重要內(nèi)容,它對全面提升住宅綜合質(zhì)量具有十分重要的意義。從房地產(chǎn)企業(yè)的視角出發(fā),通過文獻(xiàn)研究,找出企業(yè)是否推行住宅性能認(rèn)定工作的影響因素,并采用DEMATEL模型分析這些影響因素之間的關(guān)系,結(jié)果發(fā)現(xiàn):規(guī)模經(jīng)濟(jì)效應(yīng)不明顯、缺乏綜合型人才、對住宅性能評定指標(biāo)體系認(rèn)識不全面、市場動力不足及缺乏有效的激勵措施是影響住宅性能認(rèn)定在企業(yè)內(nèi)全面推行的關(guān)鍵因素,其中,對住宅性能評定指標(biāo)體系認(rèn)識不全面、市場動力不足是影響住宅性能評定在企業(yè)內(nèi)推行的最根本的因素。在此基礎(chǔ)上,根據(jù)研究結(jié)果發(fā)現(xiàn)的問題提出相應(yīng)的解決對策。
[Abstract]:Housing performance identification is an important content to promote the modernization of housing industry, it is very important to improve the comprehensive quality of housing. From the perspective of real estate enterprises, through literature research. Find out whether the enterprises carry out the housing performance identification factors, and use the DEMATEL model to analyze the relationship between these factors. The results show that the scale economy effect is not obvious. Lack of comprehensive talents, lack of comprehensive understanding of residential performance evaluation index system, lack of market motivation and lack of effective incentives are the key factors affecting the overall implementation of residential performance identification in enterprises. The evaluation index system of housing performance is not fully understood, and the lack of market power is the most fundamental factor affecting the implementation of residential performance evaluation in enterprises. On this basis. According to the results of the study, the corresponding solutions are put forward.
