天津ST物業(yè)公司發(fā)展戰(zhàn)略研究

【摘要】:目前,在經(jīng)濟(jì)發(fā)展飛速提升的影響下,城市生活中出現(xiàn)了一種新的形式——物業(yè)管理。物業(yè)管理是在市場(chǎng)經(jīng)濟(jì)條件下興起的一種服務(wù)產(chǎn)業(yè),自誕生之日起就表現(xiàn)出良好的發(fā)展趨勢(shì),受到更多人的認(rèn)可和歡迎,也創(chuàng)造出良好的經(jīng)濟(jì)效益和社會(huì)效益。物業(yè)管理,是一種新型的服務(wù)型行業(yè),它是房地產(chǎn)市場(chǎng)繁榮發(fā)展而興起,是依據(jù)物業(yè)服務(wù)合同約定,對(duì)物業(yè)及其環(huán)境、秩序進(jìn)行專業(yè)養(yǎng)護(hù)、維修和管理的活動(dòng),特別是近幾年其發(fā)展勢(shì)頭并不亞于國內(nèi)房產(chǎn)行業(yè)。當(dāng)然,在這種蓬勃發(fā)展的市場(chǎng)環(huán)境下,對(duì)物業(yè)管理公司而言,同樣也面臨激烈的市場(chǎng)競(jìng)爭(zhēng),有其行業(yè)內(nèi)部的市場(chǎng)競(jìng)爭(zhēng),也有來自外部宏觀的環(huán)境影響。因此,在當(dāng)前激烈的房產(chǎn)市場(chǎng)競(jìng)爭(zhēng)壓力下,如何推動(dòng)物業(yè)管理公司的市場(chǎng)發(fā)展、提升其市場(chǎng)的核心競(jìng)爭(zhēng)力,其所涉及的關(guān)鍵問題就是要構(gòu)建物業(yè)管理公司發(fā)展戰(zhàn)略體系,樹立起行業(yè)品牌戰(zhàn)略。 本文在對(duì)ST物業(yè)管理公司的研究上,立足于企業(yè)發(fā)展實(shí)際,并運(yùn)用戰(zhàn)略管理等相關(guān)知識(shí)對(duì)其進(jìn)行了分析,首先,本文運(yùn)用了PEST和波特五力模型分析法對(duì)ST物業(yè)管理公司外部環(huán)境進(jìn)行了分析,其目的是了解公司外部環(huán)境影響因素,為制定公司戰(zhàn)略規(guī)劃提供依據(jù);其次,本文通過SWOT分析法等研究方法對(duì)ST物業(yè)管理公司內(nèi)部管理機(jī)制也進(jìn)行了梳理,歸納其在戰(zhàn)略發(fā)展中的優(yōu)勢(shì)和不足,本層面的研究則為規(guī)范ST物業(yè)管理公司內(nèi)部管控機(jī)制、完善公司人力資源管理體系、財(cái)務(wù)管理體系及企業(yè)文化建設(shè)體系等方面提供了充分的依據(jù)。最后通過如上層面的分析論述,本文就如何制定ST物業(yè)管理公司戰(zhàn)略體系、落實(shí)戰(zhàn)略規(guī)劃的實(shí)施等等,本文給出了具體的解決方案和對(duì)策。
[Abstract]:At present, under the influence of rapid economic development, a new form of real estate management has emerged in urban life. Property management is a kind of service industry rising under the condition of market economy. Since its birth, it has shown a good trend of development, has been recognized and welcomed by more people, and has also created good economic and social benefits. Property management is a new type of service industry. It is the real estate market prosperity and rise, is according to the property service contract agreement, the property and its environment, order professional maintenance, maintenance and management activities. Especially in recent years, its development momentum is no less than the domestic real estate industry. Of course, in this booming market environment, property management companies also face fierce market competition. There is market competition within the industry, but also from the external macro environmental impact. Therefore, in the current fierce real estate market competition pressure, how to promote the market development of property management companies. To improve the core competitiveness of the market, the key problem involved is to construct the development strategy system of the property management company and to set up the brand strategy of the industry. In this paper, based on the research of St property management company, based on the actual enterprise development, and the use of strategic management and other related knowledge to analyze the first. This paper analyzes the external environment of St property management company by using PEST and Porter five-force model analysis method. The purpose of this analysis is to understand the influence factors of the company's external environment and to provide the basis for the formulation of the company's strategic planning. Secondly, this article through the SWOT analysis and other research methods to St property management company internal management mechanism is also combed, summed up its advantages and disadvantages in the strategic development. This level of research is to standardize the St property management company internal control mechanism, improve the company's human resources management system. Financial management system and corporate culture construction system provide sufficient basis. Finally, through the above level of analysis, this article on how to formulate St property management company strategic system. The implementation of strategic planning and so on, this paper gives specific solutions and countermeasures.
