城市綜合體的功能組合與配比研究

【摘要】:近年來,我國的城市綜合體建設(shè)處在一個高速發(fā)展的時期。在這個建設(shè)過程中,城市綜合體所面臨的形勢是:一方面,城市綜合體在房地產(chǎn)開發(fā)和城市化進程中有著極為重要的作用,另一方面,因起步相對較晚,缺乏開發(fā)經(jīng)驗,一些已經(jīng)運營的綜合體沒有產(chǎn)生最佳效益,一些計劃建設(shè)的項目沒有合適的參照經(jīng)驗和理論指導(dǎo)。因此,迫切需要關(guān)于城市綜合體開發(fā)的經(jīng)驗總結(jié)和理論研究。 第一章:緒論部分闡述了研究的背景以及研究的目的與意義、國內(nèi)外研究綜述、論文的研究內(nèi)容與研究方法及論文的總體框架。 第二章:解析城市綜合體。辨析了城市綜合體的相關(guān)概念,闡述了城市綜合體的演化與發(fā)展,在此基礎(chǔ)上,歸納了城市綜合體的分類,總結(jié)了城市綜合體的基本特征,并指出目前我國城市綜合在開發(fā)建設(shè)中存在的相關(guān)問題,最后梳理了國內(nèi)外相關(guān)學(xué)科關(guān)于城市綜合體發(fā)展的研究理論。 以上兩章為論文基礎(chǔ)理論研究,為后續(xù)的研究提供方法與依據(jù)。 第三章:研究城市綜合體的功能組合。分析了商業(yè)、辦公、酒店、居住、文化娛樂等功能在城市綜合體中的作用,并對各種功能之間的相互關(guān)系進行分析,歸納總結(jié)了城市綜合體的功能組合原則與組合形式,從而加強對城市綜合體功能體系的認識,為后續(xù)的城市綜合體功能配比的策略設(shè)計提供基礎(chǔ)。 第四章:提出了城市綜合體功能的配比程序和配比方法,對影響城市綜合體功能業(yè)態(tài)配比的社會、經(jīng)濟、區(qū)位與交通、市場和政治等因素進行分析,研究其作用的機理和結(jié)果。利用市場分析方法和量化模型,獲得基于市場環(huán)境和需求特征角度的城市綜合體中商業(yè)、辦公、酒店、居住四大功能的市場需求規(guī)模預(yù)測值。 第五章:本章選取一些成功案例進行其功能組合與配比的分析,,對前面的論述進行佐證和補充。主要包括兩個部分:首先,以深圳華潤中心為研究對象進行功能組合的案例分析;然后,對我國一、二線主要城市已經(jīng)成功運營的城市綜合體進行功能配比研究。 本文通過以上研究,在城市綜合體各功能子系統(tǒng)之間構(gòu)建清晰的邏輯關(guān)系,為綜合體建筑設(shè)計中存在的功能配比不當(dāng)?shù)葐栴}提供解決策略,以期為城市綜合體的規(guī)劃建設(shè)提供一些參考,減少城市綜合體開發(fā)過程中的非理性,發(fā)揮多功能協(xié)同優(yōu)勢,實現(xiàn)項目開發(fā)價值最大化。
[Abstract]:In recent years, the construction of urban complex in China is in a period of rapid development. In the process of construction, the situation of urban complex is: on the one hand. Urban complex plays an extremely important role in the process of real estate development and urbanization. On the other hand, due to the relatively late start and lack of development experience, some of the operational complexes have not produced the best benefits. Some planned construction projects do not have proper reference experience and theoretical guidance. Therefore, there is an urgent need for empirical summary and theoretical research on urban complex development. Chapter one: the introduction part expounds the background, the purpose and significance of the research, the domestic and foreign research summary, the research content and the research method and the overall frame of the thesis. The second chapter: analysis of urban complex. The related concepts of urban complex are analyzed, and the evolution and development of urban complex are expounded. On this basis, the classification of urban complex is summarized. This paper summarizes the basic characteristics of urban complex, points out the problems existing in the development and construction of urban synthesis in China, and finally combs the research theories of related disciplines at home and abroad on the development of urban complex. The above two chapters are the basic theory research of the thesis, and provide the method and the basis for the follow-up research. Chapter three: study the function combination of the city complex. Analyze the function of business, office, hotel, residence, culture and entertainment in the city complex, and analyze the relationship between the various functions. The principle and form of function combination of urban complex are summarized, so as to strengthen the understanding of the function system of urban complex, and provide the basis for the strategy design of function matching of urban complex. Chapter 4th: put forward the matching program and matching method of the function of urban complex, and analyze the social, economic, location and traffic, market and political factors that affect the matching of function of urban complex. Using market analysis method and quantitative model, we can obtain commercial, office and hotel in urban complex based on market environment and demand characteristics. Residential four major functions of the market demand size forecast value. Chapter 5th: this chapter selects some successful cases to analyze its function combination and matching ratio, and proves and complements the previous discussion. It mainly includes two parts: first of all. Take Shenzhen China Resources Center as the research object to carry on the case analysis of the function combination; Then, the function matching of the urban complex which has been successfully operated by the first and second line cities in our country is studied. Through the above research, this paper constructs the clear logical relationship between the functional subsystems of the urban complex, and provides the solution strategy for the improper matching of the functions in the design of the complex architecture. It is expected to provide some references for the planning and construction of urban complex, reduce irrationality in the process of urban complex development, bring into play the multi-functional cooperative advantage, and realize the maximum value of project development.
