【摘要】：14所根據(jù)集團(tuán)公司整體戰(zhàn)略部署和自身發(fā)展需要,大力推進(jìn)結(jié)構(gòu)調(diào)整和轉(zhuǎn)型升級(jí)工作。以南京市戰(zhàn)略部署和鼓樓區(qū)統(tǒng)一規(guī)劃為契機(jī),對(duì)原工廠地區(qū)進(jìn)行商業(yè)開發(fā),建設(shè)國(guó)�？萍紙@。本文以國(guó)�？萍紙@建設(shè)項(xiàng)目為研究對(duì)象,并對(duì)此項(xiàng)目的可行性問題展開研究。 本論文在對(duì)項(xiàng)目背景和研究意義進(jìn)行簡(jiǎn)要說明后,針對(duì)課題研究目標(biāo),對(duì)國(guó)內(nèi)外可性性研究現(xiàn)狀和科技園項(xiàng)目現(xiàn)狀的相關(guān)研究文獻(xiàn)進(jìn)行了綜述和總結(jié),然后對(duì)該項(xiàng)目進(jìn)行了較為詳盡的介紹。其后,結(jié)合南京房地產(chǎn)市場(chǎng)數(shù)據(jù)分析,論述了類似項(xiàng)目的市場(chǎng)需求緊迫性。在介紹了項(xiàng)目的自然條件后,本文結(jié)合項(xiàng)目管理的有關(guān)理論,采用定性和定量相結(jié)合的分析方法,從投資模式、人員架構(gòu)以及經(jīng)濟(jì)效益、社會(huì)效益和環(huán)境效益等可行性進(jìn)行了較為詳細(xì)的分析論證。研究結(jié)果表明,該建設(shè)項(xiàng)目符合我國(guó)相關(guān)政策要求,目標(biāo)明確,實(shí)施方案科學(xué)合理,預(yù)期經(jīng)濟(jì)效益良好,社會(huì)效益顯著,具有現(xiàn)實(shí)可行性,能夠?yàn)轫?xiàng)目的具體實(shí)施提供積極、有益的指導(dǎo)。
[Abstract]:According to the group company's overall strategic deployment and its own development needs, 14 companies vigorously promote structural adjustment and transformation and upgrading work, taking Nanjing's strategic deployment and the unified planning of the Drum Building District as the opportunity. This paper takes the construction project of Guolui Science and Technology Park as the research object and studies the feasibility of the project. After a brief description of the project background and research significance, this paper summarizes and summarizes the domestic and foreign research literature on the feasibility of the project and the current status of the science and technology park project. Then the project is introduced in detail. Then, combined with the Nanjing real estate market data analysis, discusses the urgency of the market demand of similar projects. After introducing the natural conditions of the project. Combined with the theory of project management, this paper adopts the qualitative and quantitative analysis method, from the investment model, personnel structure and economic benefits. The feasibility of social and environmental benefits is analyzed and demonstrated in detail. The results show that the construction project meets the requirements of relevant policies in China, with clear objectives and scientific and reasonable implementation plan. The expected economic benefit is good, the social benefit is remarkable, has the realistic feasibility, can provide the positive, beneficial instruction for the concrete implementation of the project.
