【摘要】:建筑業(yè)作為我國經(jīng)濟的支柱產(chǎn)業(yè),發(fā)展迅速,但隨著房價調(diào)控相關政策的相繼出臺,房地產(chǎn)行業(yè)已經(jīng)告別暴利時代。對于房地產(chǎn)開發(fā)企業(yè)而言,房地產(chǎn)開發(fā)項目的成本控制成了其最為關心的問題之一。盡管我國造價管理體系逐步發(fā)展完善,但是房地產(chǎn)開發(fā)項目的工程數(shù)據(jù)海量、項目建設過程中參與方眾多,使得工程信息的共享和交流困難,這造成了成本精細化管理難以實現(xiàn)。 隨著BIM技術在建筑行業(yè)的興起和發(fā)展,結合BIM技術,相關的設計、預算軟件的不斷成熟。BIM技術解決了房地產(chǎn)開發(fā)項目全生命周期中信息共享困難的問題,使各階段、各參與方能夠?qū)崿F(xiàn)工程數(shù)據(jù)的動態(tài)共享和交流。 本文在分析目前房地產(chǎn)開發(fā)項目成本控制方法及存在問題的基礎上,引入BIM技術,建立集成項目全壽命周期工程信息的BIM模型,為項目的各參與方所使用,實現(xiàn)工程信息的交流共享;贐IM技術,結合工程實例,,本文研究了房地產(chǎn)開發(fā)項目從決策階段、設計階段、招投標階段、施工階段到竣工驗收階段等各階段的成本控制。并在此基礎上,提出了BIM在企業(yè)級成本控制中的應用,通過BIM技術平臺,建立包含各部門造價信息的企業(yè)級數(shù)據(jù)庫,實現(xiàn)數(shù)據(jù)的共享,同時,BIM模型與企業(yè)ERP系統(tǒng)的結合對提高企業(yè)管理效率,降低企業(yè)運營成本有很大意義。 本文研究表明,基于BIM技術,建立包含各階段工程信息的項目BIM模型,成立包含各部門造價信息的BIM企業(yè)級數(shù)據(jù)庫,能夠有效實現(xiàn)房地產(chǎn)開發(fā)項目的成本精細化管理。
[Abstract]:The construction industry as a pillar industry, the economy of our country has developed rapidly, but with the price control policies have been introduced, the real estate industry has bid farewell to the era of huge profits. For real estate development companies, real estate development project cost control has become one of the most concerned problems. Although China's cost management system is gradually perfected engineering data, but the real estate development project, the project in the process of the construction of a number of participants, sharing information and communication makes the engineering difficulties, which resulted in difficult to achieve fine cost management.
With the rise and development of the BIM technology in the construction industry, combining with the BIM technology, the design of software, the budget continues to mature.BIM technology to solve the difficult problem of information life cycle of real estate development project in the sharing, each stage, each participant can achieve dynamic engineering data sharing and exchange.
Based on the analysis of the current real estate development project cost control methods and the existing problems, the introduction of BIM technology, BIM model of whole life cycle engineering information integration project, for use by all parties involved in the project implementation, project information exchange and sharing. Based on BIM technology, combined with the engineering example, this paper studies the real estate development from the project decision-making stage, design stage, bidding stage, construction stage to the stage of completion acceptance stage of cost control. And on this basis, puts forward the application of BIM in the enterprise cost control, through the BIM technology platform, includes the establishment of cost information of various departments of the enterprise database, realize the sharing of the data at the same time. And combining BIM model and enterprise ERP system to improve the efficiency of enterprise management, is of great significance to reduce the operating cost.
This research shows that, based on BIM technology, we establish BIM model of projects including all stages of engineering information, and establish BIM enterprise database containing all departments' cost information, which can effectively realize the cost refinement management of real estate development projects.
