【摘要】:近年來,房地產(chǎn)行業(yè)的發(fā)展已經(jīng)成為影響國民經(jīng)濟和民生的重要支柱產(chǎn)業(yè),而中國房地產(chǎn)行業(yè)的發(fā)展并不成熟,也沒有能夠很好的持續(xù)健康發(fā)展。由此,國家根據(jù)房地產(chǎn)的發(fā)展以及其對國民經(jīng)濟、生活影響的實際情況,對房地產(chǎn)行業(yè)的發(fā)展進行了多輪宏觀調(diào)控。 然而,房地產(chǎn)市場是動態(tài)發(fā)展的,國家的宏觀調(diào)控不可能完全消除房地產(chǎn)市場出現(xiàn)的各種問題,并且國家的宏觀調(diào)控本身也存在一些問題。本文在對國內(nèi)外房地產(chǎn)發(fā)展梳理的基礎上,進一步研究分析了我國地產(chǎn)業(yè)的發(fā)展情況。在制度變遷理論及對我國房地產(chǎn)宏觀調(diào)控理解的基礎上,采用調(diào)查研究法、案例研究法等方法,結合筆者在X房產(chǎn)企業(yè)的工作實踐,利用SWOT矩陣分析,提出了國有X房地產(chǎn)公司在宏觀調(diào)控的環(huán)境下,堅持以人才戰(zhàn)略為基本保證。在業(yè)務發(fā)展策略層面,要以整合房地產(chǎn)資源為手段構建一體化產(chǎn)業(yè)鏈;通過優(yōu)化房地產(chǎn)產(chǎn)業(yè)鏈降低房地產(chǎn)開發(fā)成本;要利用國有企業(yè)的資源優(yōu)勢打造高端地產(chǎn);要利用國有企業(yè)的品牌效應打造企業(yè)的房地產(chǎn)品牌形象等。在業(yè)務層策略實施的保障措施方面,要通過深化體制改革,創(chuàng)新管理方式方法;要挖掘地域傳統(tǒng)文化資源,塑造企業(yè)房地產(chǎn)的風土特征;要利用國有房地產(chǎn)品牌形象,創(chuàng)建多元化營銷策略;要建立房地產(chǎn)政策研究平臺,保證企業(yè)持續(xù)健康發(fā)展的路向等。同時,結合X房地產(chǎn)公司的實際情況構建了策略實施的評價與控制措施。 在對X房地產(chǎn)公司微觀分析的基礎上,結合對各階段宏觀調(diào)控政策對房產(chǎn)業(yè)發(fā)展影響的分析,對我國房地產(chǎn)行業(yè)的發(fā)展以及宏觀調(diào)控政策提出了若干建議與展望。
[Abstract]:In recent years, the development of the real estate industry has become an important pillar industry of the national economy and people's livelihood, and the development of China real estate industry is not mature, there is no good sustained and healthy development. Therefore, according to the national real estate development and its influence on the national economy, the actual situation of life, development of real estate the industry conducted several rounds of macro-control.
However, the real estate market is a dynamic development, the national macro-control is not possible to completely eliminate all kinds of problems of real estate market, and also some problems exist in the national macro-control itself. Based on the domestic and foreign real estate development review, further research and analysis of the development of China's industry in theory. The institutional change and based on China's real estate macro-control on the understanding, the research method, case study method, combining the working practice of X real estate enterprise, uses the SWOT matrix analysis, put forward the state-owned X Real Estate Company in the macro environment, adhere to the talent strategy as the basic guarantee in the level of development. Business strategy, to the integration of real estate resources as a means to build integrated industry chain; reduce the cost of real estate development through the optimization of the real estate industry chain; to use the resources of state-owned enterprises The advantage of high-end real estate; real estate enterprises to build brand image using the brand of state-owned enterprises. The security measures implemented in the business layer strategy, through deepening reform and innovation management methods; to explore regional traditional culture resources, local shape enterprises of real estate; to the use of state-owned real estate brand image, create a diversified marketing strategy; to establish the real estate policy research platform, to ensure sustained and healthy development of enterprises direction. At the same time, the implementation of the strategy to construct the evaluation and control measures according to the actual situation of X Real Estate Company.
Based on the micro analysis of X Real Estate Company, combined with the analysis of the influence of macro-control policies on the development of real estate industry at various stages, we put forward some suggestions and prospects for the development of China's real estate industry and macro-control policies.
