【摘要】:隨著生活水平的改善,科學(xué)技術(shù)的日新月異,人們對住宅的數(shù)量、質(zhì)量和功能要求都在不斷提高,這些都成為住宅現(xiàn)代化和工業(yè)化發(fā)展有力的助推因素。成本因素是現(xiàn)階段制約我國住宅工業(yè)化發(fā)展的瓶頸因素之一,對屬于資金密集型的房地產(chǎn)企業(yè)來說,如何解決工業(yè)化住宅所導(dǎo)致的成本增加,是其在推進(jìn)工業(yè)化住宅過程中不得不面對的問題之一。分析并化解住宅工業(yè)化發(fā)展過程中遇到的高成本問題,是實(shí)現(xiàn)住宅產(chǎn)業(yè)現(xiàn)代化必須迫切解決的重點(diǎn)和難點(diǎn)。 論文首先介紹了工業(yè)化住宅的相關(guān)概念、特點(diǎn),研究了住宅工業(yè)化的發(fā)展現(xiàn)狀,梳理了價值鏈及成本控制的相關(guān)理論。 然后對工業(yè)化住宅的內(nèi)外部價值鏈進(jìn)行分析,從價值鏈角度研究工業(yè)化住宅在決策、設(shè)計、部件生產(chǎn)、施工等各環(huán)節(jié)的主要工作內(nèi)容,結(jié)合實(shí)際得出工業(yè)化住宅的成本控制關(guān)鍵點(diǎn),并對工業(yè)化住宅的成本進(jìn)行了現(xiàn)狀分析。 為進(jìn)一步探究工業(yè)化住宅成本的內(nèi)在驅(qū)動因素,結(jié)合戰(zhàn)略成本動因理論對工業(yè)化住宅的成本驅(qū)動因素進(jìn)行探討。通過對工業(yè)化住宅結(jié)構(gòu)性成本動因和執(zhí)行性成本動因的排序來探究現(xiàn)階段影響工業(yè)化住宅成本的關(guān)鍵驅(qū)動因素。 最后,針對各結(jié)構(gòu)性成本動因和執(zhí)行性成本動因提出工業(yè)化住宅成本控制建議。結(jié)合價值鏈理論,針對工業(yè)化住宅生產(chǎn)特點(diǎn),對工業(yè)化住宅設(shè)計階段、部件生產(chǎn)階段及施工階段提出成本控制對策。并提出規(guī);潭、政策、技術(shù)及企業(yè)內(nèi)部組織及管理是現(xiàn)階段影響工業(yè)化住宅成本的核心因素。 住宅工業(yè)化是住宅產(chǎn)業(yè)化發(fā)展的必經(jīng)之路,,而成本是現(xiàn)階段制約工業(yè)化發(fā)展的重要影響因素之一。從價值鏈角度分析工業(yè)化住宅的內(nèi)外部成本價值鏈,結(jié)合實(shí)際得出工業(yè)化住宅的成本控制關(guān)鍵點(diǎn);對工業(yè)化住宅的結(jié)構(gòu)性動因和執(zhí)行性動因進(jìn)行分析,找出關(guān)鍵成本動因;在上述分析的基礎(chǔ)上,結(jié)合價值鏈理論和成本動因理論提出工業(yè)化住宅的成本控制要點(diǎn)和工業(yè)化住宅的發(fā)展建議。論文旨在探究工業(yè)化住宅推廣應(yīng)用中所面臨的成本問題的解決方法和實(shí)現(xiàn)綜合經(jīng)濟(jì)效益最大化的方式。
[Abstract]:With the improvement of living standards and the rapid development of science and technology, people's requirements for the quantity, quality and function of housing are constantly improving. These factors have become a powerful impetus to the development of housing modernization and industrialization. The cost factor is one of the bottleneck factors restricting the development of housing industrialization in our country at the present stage, for the capital-intensive real estate enterprises. How to solve the cost increase caused by industrialized housing is one of the problems it has to face in the process of promoting industrialized housing. It is the key and difficult point that must be solved urgently to realize the modernization of housing industry. Firstly, this paper introduces the related concepts and characteristics of industrialized housing, studies the present situation of housing industrialization, and combs the relevant theories of value chain and cost control. Then it analyzes the internal and external value chain of the industrialized residence, and studies the main contents of the industrial residence in the aspects of decision-making, design, component production, construction and so on from the perspective of the value chain. The key points of cost control of industrialized residence are obtained, and the present situation of cost control of industrialized residence is analyzed. In order to further explore the internal driving factors of industrial housing costs. Based on the strategic cost driver theory, this paper probes into the cost driving factors of the industrialized housing. Through the ranking of the structural cost driver and the executive cost driver of the industrialized residence, the paper probes into the factors that affect the cost of the industrialized residence at this stage. Key drivers. Finally, according to the structural cost drivers and the executive cost drivers, the paper puts forward some suggestions on the cost control of industrial housing. Combined with the theory of value chain, the design stage of industrial housing is given according to the characteristics of industrial housing production. The measures of cost control are put forward in the stage of component production and construction, and the key factors affecting the cost of industrialized housing at present are the degree of scale, policy, technology and internal organization and management of enterprises. Housing industrialization is the only way to the development of housing industrialization, and cost is one of the important factors that restrict the development of industrialization at the present stage. This paper analyzes the internal and external cost value chain of industrialized housing from the perspective of value chain. The key points of the cost control of the industrialized residence are obtained by combining the practice. This paper analyzes the structural and executive motivation of industrialized housing and finds out the key cost drivers. Based on the above analysis. Combined with the theory of value chain and cost driver, the paper puts forward the key points of cost control of industrialized residence and the development suggestion of industrialized residence. The purpose of this paper is to explore the solution to the cost problem in the popularization and application of industrialized residence. The way to maximize the comprehensive economic benefits.
