【摘要】：中國經(jīng)濟快速發(fā)展，帶來房地產(chǎn)行業(yè)的蓬勃興旺，加之國家政策的調(diào)控，使得大量中小套型住宅產(chǎn)品推入市場。青年人群是中小套型住宅的主要消費群體，而市面上建設(shè)的住宅產(chǎn)品忽略了青年人的自身特性，套型空間缺乏細致研究與精細化的設(shè)計，居住空間適用性及舒適性較差，，且不具備適應(yīng)青年人幾十年生活變化的可能性。 本文通過問卷調(diào)查、入戶調(diào)研、現(xiàn)場調(diào)研的方法深入研究城市青年人群居住行為、居住需求、居住現(xiàn)狀以及中小套型住宅設(shè)計現(xiàn)狀，歸納了城市青年居住空間現(xiàn)狀存在的問題。從這些問題出發(fā)，以國家規(guī)范與標準為基礎(chǔ)，以調(diào)研數(shù)據(jù)為依據(jù)，結(jié)合青年人居住需求及居住行為，總結(jié)歸納出適合于青年住宅居住空間的精細化設(shè)計原則和設(shè)計方法。并用運用精細化設(shè)計原則和方法，對已有青年住宅實際案例進行改造，探索精細化設(shè)計方法在實踐中的應(yīng)用，并驗證研究成果的適用性。 通過運用精細化設(shè)計原則和設(shè)計方法，對青年中小套型住宅的套型空間進行精細化的設(shè)計，以滿足青年人的居住需求，提高青年住宅的適用性與舒適性。以此為城市青年住宅提供科學(xué)合理的建設(shè)方法，并為今后城市青年住宅精細化設(shè)計提供一定的設(shè)計參考。
[Abstract]:With the rapid development of Chinese economy, the booming real estate industry, and the regulation of national policies, a large number of small and medium type housing products have been pushed into the market. Young people are the main consumer groups of small and medium-sized houses. But the residential products on the market ignore the young people's own characteristics, the lack of detailed research and detailed design of the suite space, the applicability and comfort of living space is poor. And does not have the possibility that adapts the young person's life change for several decades. Through questionnaire survey, household survey, field research methods, in-depth study of the urban youth living behavior, housing needs, living status and small and medium-sized housing design situation. This paper summarizes the existing problems of urban youth living space. From these problems, based on the national norms and standards, based on the survey data, combined with the housing needs of young people and housing behavior. Summing up the fine design principles and design methods suitable for the housing space of young people, and using the fine design principles and methods, the actual cases of the existing youth housing were reformed. The application of refined design method in practice is explored, and the applicability of the research results is verified. Through the use of fine design principles and design methods, the youth small and medium style housing space design, in order to meet the housing needs of young people. In order to provide a scientific and reasonable method for the construction of urban youth residence, and to provide a certain reference for the fine design of urban youth residence in the future, the applicability and comfort of the youth residence are improved.
