【摘要】：房地產(chǎn)信托可以追溯到二十世紀(jì)六十年代,最早出現(xiàn)于美國(guó),也是在美國(guó)發(fā)展得最領(lǐng)先,規(guī)模最大,理念最先進(jìn)。歐洲和亞洲各國(guó)引進(jìn)房地產(chǎn)信托的思路在我國(guó)探索房地產(chǎn)信托的道路上起到了很好的參考作用。由于我國(guó)人民的傳統(tǒng)觀念,房地產(chǎn)在我國(guó)是支柱型產(chǎn)業(yè),有著特殊的地位,對(duì)于我國(guó)經(jīng)濟(jì)發(fā)展和房地產(chǎn)企業(yè)來(lái)說(shuō),研究房地產(chǎn)信托有著非同一般的意義。 本文從我國(guó)房地產(chǎn)信托的基本概念為出發(fā)點(diǎn),比較國(guó)內(nèi)外房地產(chǎn)信托的異同,隨后運(yùn)用最新的數(shù)據(jù)對(duì)我國(guó)房地產(chǎn)信托的近況進(jìn)行研究,接著對(duì)房地產(chǎn)信托的基本原理、融資方式、運(yùn)作模式和主要特點(diǎn)進(jìn)行歸納和總結(jié),舉例說(shuō)明我國(guó)房地產(chǎn)信托的一般運(yùn)作模式,指出問(wèn)題并提出建議,最后對(duì)我國(guó)房地產(chǎn)信托業(yè)的發(fā)展、未來(lái)改革和創(chuàng)新方向進(jìn)行預(yù)測(cè),希望對(duì)我國(guó)房地產(chǎn)信托的未來(lái)有參考作用。
[Abstract]:Real estate trusts can be traced back to 1960s, first appeared in the United States, but also in the United States to develop the most advanced, the largest scale. The concept of the most advanced. The European and Asian countries to introduce real estate trust in our country to explore the road of real estate trust played a good reference role. Because of the traditional concept of our people. Real estate is a pillar industry in our country and has a special position. It is of great significance to study real estate trust for our country's economic development and real estate enterprises. From the basic concept of real estate trust in China, this paper compares the similarities and differences of real estate trust at home and abroad, and then uses the latest data to study the recent situation of real estate trust in China. Then the basic principle of real estate trust, financing mode, operation mode and main characteristics of real estate trust are summarized and summarized, illustrating the general operation mode of real estate trust in China, pointing out the problems and putting forward suggestions. Finally, the author forecasts the development, future reform and innovation direction of the real estate trust industry in China, hoping to be a reference for the future of the real estate trust in our country.
